Having 2 washrooms was nice. Overall was clean and room was decent size for 3 people. Relatively quiet area. Coin lockers available to use in the lobby despite it not being staffed. Everything was automated including check-in on the tablet so there was not much need for any interaction with staff although they were quick to reply if needed.

Unlike a proper hotel did not provide water bottles/tea for guests to use in the room as far as I know. A little far from Shinuku station if walking is actually closer to Shin-okubo. In the room we got in particular, above the sink there was not a lot of clearance with a ?vent so it was easy to hit your head.

Good, timely communication with the host and nice having two separate bedrooms and bathrooms. We were transporting some temperature-sensitive medications, and the host was very helpful in letting us know about the fridge available and accommodating our request for assistance when our flight got delayed. Having storage lockers onsite is another big plus.

A bit far from the closest JR line stop, but a few minutes from a local subway line. I had completed pre-check-in steps in the provided link, but was asked for additional information when I actually checked in on the iPad.

Location was great, bed was ok in one room but really bad in the other. Bathroom was nice and the place was clean when we got there - the staff were also good, friendly and helpful. We really liked it overall.

It was definitely too small though. Not enough room to just sit down and eat on the hot summer days we were visiting, but it was otherwise fine.

The location was within easy access of lots of places to eat and convenience stores. Check-in was easy and the room was easy to find and enter. Everything we needed for our short stay was provided.

The room was smaller than expected, and only had two beds. This is a pretty minor problem for us since we don't mind doubling up in beds. We just expected things to be a little different based on the pictures.

The location is not far from the Oedo line local train in a walking distance 5 mins. The hotel is near to the square enix shop. The room is comfy. There is no staff. The check-in is self check-in.

The check-in process with a tablet at the hotel is redundant. We already provided the passport and face photos during the booking process. However, the system still asked for the passport and face photos again. The check-in time is too late at 3 PM, and checkout is too early at 10AM. We don't need to do the checkout, but the hotel should provide this information in the message sent to us when providing the check-in code since there is no staff.

Great location, while also off the main thoroughfare so it was quiet too. Super clean and well-organized. Also, the staff was super responsive. We used email because it was easiest for me, and they always emailed back within minutes. Also, the outdoor space with tables and plants was very nice - I sat there each morning!

We happened to get the smallest room, but it was still nice. We were three people, so it was tight. Once we figured out to keep the suitcases under the beds, that really helped. The cost was great though - so for the price I cannot complain about the size!

Too expensive for a bad Location. It’s not along the main road. It’s deep inside a narrow street where vans who pick us up don’t want to go inside.

Great location, easy checkin process and very clean rooms.

Booked a room for three but the double bed was too small and the duvet provided for it was just single bed size. Also stayed for 4 nights but didn't have any cleaning for those 4 days, would have preferred if they had a clean the room option.

Shinjuku Warm House is in a great location. A short walk to the JR Yamanote line @Shin-Okobu station (helpful if you're a traveler with a JR pass) and also near the Higashi-Shinjuku subway station. We enjoyed the proximity to restaurants and shopping. The hotel itself was super clean and quiet (especially given the location) which was a welcomed surprise. The on-site coin lockers for luggage storage came in really handy as we were able to easily keep luggage on-site (rather than at a train station) which was really convenient. We used the laundry machines on several occasions (traveling only with carry-ons in winter required it!) and the building provides detergent! The dryers worked fabulously and didn't require a ton of time - again, really helpful as when on vacation, no one wants to spend time doing laundry. We enjoyed having a room with two bedrooms (and two full!) baths --- as the parents and kids could have separate sleeping spaces and it was more comfortable this way. For the price, it would be hard to beat these amenities in this neighborhood. The heating units also worked beautifully.

The beds are small and very very firm. The comforter on the bed was only the width of the bed with no overhang - it was a little challenging to maneuver as two average sized adults. This is not at all a dealbreaker, but the only drawback we felt during our stay. We would gladly stay here again!

The location is excellent, amenities like patio, lil kitchen, and laundry are all super appreciated in Tokyo

Only criticism is that the comforter needs to be bigger to properly cover 2x people sleeping together in a bed
