Family run. Very friendly team, you might say you become part of the "family". Breakfast was abundant, especially with a large assortment of local cakes and confectionaries. One cannot miss the "Buon Giorno" from Liliana, her husband Giancarlo and Nonna Rosalba. Location is very close to St Francis Basilica. Ample free parking included. Room has all the essentials, including a small but nice bathroom. If you end up in the evening inside due to incline weather there is a good assortment of TV channels (sorry but most are in italian language).

Two drawbacks of which one of them is beyond the control of the management. First the WIFI is a bit on the low side but this is compensated as usually nowadays with 5G you still have connection if you need it. The second one is beyond the control of the management as the hotel is situated just below the Basilica but the 850m distance is quite a steep incline. On the bright side, all of Assisi is uphill.

The room was comfortable and met our expectations. Breakfast was delicious, with a good variety of breads, pastries, and cookies, though no fresh fruit. The hotel is within walking distance of the Basilica of San Francis Assisi, but those with limited mobility may need a car or taxi to reach it.

Not a major issue, but I wasn’t expecting the uphill walk to reach Assisi proper — something to keep in mind when planning your visit.

Everything. The hotel has a great location. You can walk up the hill to the Cathedral. It’s quite a steep walk so it for everyone, and take a flashlight if you’re doing it in the dark. The hotel has parking and there’s a very good restaurant behind it. The breakfast is delicious and varied with lots of home-made cakes and cookies. The owners live on site and are very friendly and helpful.

Accommodating family and beautiful hotel. Plenty of room for rental car parking which is great since I can't imagine finding a spot within the city walls. The walk to the town entry is up a steep hill so I recommend walking up with empty water bottles and then filling up at one of the potable water fountains in town. We had an amazing time here!

every time we come to Assisi, we stay here in this hotel, because the hotel is amazing. the location is amazing, safe parking, hotel owners are friendly, helpful people, spacious and clean rooms. amazing breakfast, there is a great restaurant in the courtyard of the hotel. everything is great!!!

Very nice and clean hotel with very nice staff and exceptional breakfast! It's located just under the hill where franciscan basilica is situated, so you can simply let your car on a hotel parking and go by a walk. We liked also option to buy some local products, especially olive oil (we didn't buy this time).

Entrance door needs some oil to stop make strange noises :)

Very clean room, free car park, very close to the main attractions (700 m up the hill), fantastic view from the room, very friendly staff. Very testy breakfast and coffee. I wish I could stay here again.

Everything was perfect

The hotel was ideal for our trip to Assisi. The location was just outside the main town area so better for us. The breakfast was very good with a vast range of different foods and as much to eat as we wished.

The hotel was ideal for us but may be difficult for one with mobility issues due to being at the bottom of the hill leading to Assisi. Nothing we did not like.

The location was very good - just at the hotel a road (15 minute walking distance) guided us directly to the city gate and old centre of Assisi was at our hand. Free parking, good restaurant practically just by the hotel. Nice and clean bathroom. Breakfast was abundant, coffee very tasty :-)

unfortunately the Wi-Fi was not working in our room (#201) and there was no WiFi access in the breakfast area

The posted photos don’t do justice to this lovely place. Our room was so comfortable and modern. The hosts were all very hospitable. The restaurant on premise was perfect and the road outback that takes you directly atop Assisi felt private and safe; hardly any cars drove by. The included breakfast and secure-free parking are a huge bonus. You’ll love this property.
