We were impressed by the fully automatic blackout curtains, an absolute game-changer if you're visiting Italy in the summer. The hotel and surrounding area were also peaceful and quiet. On top of that, the hotel offers a free sparkling water fountain and complimentary luggage storage!

Every morning, when we arrived for breakfast, the staff would ask (shouting behind the counter) for our room number, just to check our names off their list. It felt like they thought we weren't supposed to be there. I’d suggest the hotel consider a more discreet and welcoming approach to make the experience more comfortable for guests. On top of that, breakfast menu featured a wide variety of sweet options, though there were fewer savory dishes and limited fruit choices. We also found it a bit unusual that guests couldn’t serve themselves, as most items were handled by the staff.

The property was nice, clean and well maintained. The complimentary breakfast was also good. The room was nice as well as the bathroom. I stayed there for 7 nights.

In the room, we were not able to reduce the air conditioner temperature below 23℃ and the hotel staff confirmed that. We visited Florence mid of July 2024 when it was extremely warm. Our room was on the top floor. As a result it was too hot. I don't know whether the temperature control is generally true for Florence or not, however, in Rome and Milan, I was able to adjust the temperature below 20℃ easily. I stayed there for 7 nights and in that week the avg day temperature was around 37℃ with yellow warning.

New, modern, comfortable. You have access to cold water fountain for free. So you can fill up your water bottle anytime in the lobby. It’s located just outside the ZTL zone so you don’t need permission or anything. It has its own car parking.

Parking is 15 euros a day, which is meh, but I would expect at least a parking not under the direct sun. Don’t leave something in the car or it will burn under the baking sun of Florence. Also, it might be a long run to walk to the city center for some people. We could walk everyday because we like walking but maybe you don’t.

We had no trouble getting around, especially since it was also close to trams and metro stations. Our room was very nice. For the price, we had a very nice, clean, and comfortable stay. The staff was also very friendly and helpful in every way. I definitely recommend staying here.

I just want to say that someone had defecated in the shower stall, clogging the drain. We noticed the blockage while we were showering. We only realized it later. It was hard for the staff to see it, so I can't blame them. But it did leave me with a negative experience.

The hotel staff were very polite and helpful. The hotel was also quiet, with good soundproofing. Another good thing is that the cleaning staff made our beds daily.

Although the hotel is about a 6-minute walk from the tram stop, the total journey to major attractions, took around 30 minutes, because the tram does not stop very close to them. Additionally, while the room appeared generally clean, there was noticeable dust under the bed and close to windows suggesting that some areas might be overlooked during cleaning.

Hotel is located 15-20 min from train station Santa Maria Novella and from historical center. Easy to walk, but also tram and bus can be used. The hotel in reality is fully match with the photo. Modern furniture in the room and bathroom (shower,, toilet, bidet). The bed linen and towels are clean and white. The breakfast is good: omelet with bacon, few types of cheese and salami, yogurts, musli. I very liked tasty croassant and donuts.

Our room was looking on train road and the noiseinsulation can be better. But at the evening time there were almost no train, so we slept well. There was a little bit of vegetable on the breakfast, only tomato and a small peace of salad.

This is a student campus and they have a 24/07 reception to assist you. Also, the room’s double bed was okay, the room as a whole is spacious including the bathroom. The room curtains are electric and therefore the room can be completely dark which is excellent for light sleepers. We were initially provided with a room which has facilities for disabled people. As a result, the shower doors opened altogether and there was no level up to stop the water, thus causing a water leak on the bathroom floor. I requested this to be fixed and they were happy to give us instead a new standard room! Finally, their breakfast was rich and the same breakfast area becomes a students restaurant for dinner which was also accessible to us. Last but not least, on ground floor they have a gym and in the basement they have a laundry room which was very handy for us. All in all we had a great stay :)))

The room’s A/C temperature is pre-set on 23 degrees Celsius which made us feel cold during the night. We then decided to turn it off and keep it off rather than having it on. It would have been nice if the A/C temperature could change. Also, this property is far away from the centre and despite the nearby bus stop, please do not trust the bus times shown on Google Maps. The bus times in Florence are not reliable and they change depending on the city’s traffic. Finally, please not

The property is located close to the tram stop and main train station. However, a bit far to reach from the main train station if you are carrying big luggage. Air conditioning works fine. The reception staff are great, they made a few recommendations to us. There is free water on ground floor.

There are no restaurants around the area, and feel a bit insecure if walking in the street from the tram stop. The property needs to improve the cleaning.

Welcoming and attentive staff. We had a small incident with our daughter, and they were very quick to help! We are very grateful for that. A big plus for the secure indoor parking. Overall, very good value for the price. Public transport station just around the corner.

The rooms could be a bit cleaner, bathrooms have some faulty fixtures, and hot water was occasionally unavailable. The location is relatively far from the city center, but it is easy to find your way around.

The room is big, clean and modern. It is extremely useful that you can refill your water bottle for free whenever you need to. Not very far from city center, but not two steps away from the Dome either.

While the noise from the passing trains can't be stopped, the mosquitoes could easily be stopped with some window screens. The breakfast is not what you would expect for 12 euro.
