Even before we arrived, we already had a great impression of Casa Sipione Papa. Emmanuel, the host, was incredibly responsive. When Google Maps showed we had driven passed the property, he immediately came out to meet us when I called him, guided us to a parking spot, and kindly helped with our luggage. He and his family were all warm and welcoming. The moment we entered our room, we were mesmerized. It was spacious and beautifully adorned with classic frescoes on the ceiling — and we later learned the building is over 200 years old! The bathroom was large, modern, and fully equipped. There’s a shared living room and terrace, but during our stay, we had the common areas all to ourselves. Sitting on the terrace, we had a stunning view of the nearby Duomo di San Giorgio — it’s right next door! Casa Sipione Papa is located in the heart of Modica, right between Modica Alta (Upper Modica) and Modica Bassa (Lower Modica). This makes it especially convenient for exploring both levels of the town — whether you’re wandering the narrow lanes above or strolling along the mainstreet Corso Umberto I below. The location is incredibly strategic. Breakfast was served at the caffè next door, Bar Cioccolateria, where we substituted the usual brioche with arancini and paired it with fresh lemonade — both honestly the best we had in Sicily. Casa Sipione Papa is a truly special place. I highly recommend staying here when visiting Modica.

First, the town. Modica is a great location to be exposed to Sicilian culture and food. There are enough activities to spend a day or so in the town without driving anywhere else. There are some excellent restaurants, and the proprietors were typically very proud of their food and appreciated our compliments. Second, the accommodations. We stayed in the bigger room with extra beds, large enough for a family with two college aged kids. The room is spacious, the shower worked great, and the building is awesome. Access to a shared balcony with a view was appreciated. Our family enjoyed getting to know Giorgio, the sociable tortoise, who hangs out on the balcony! There is access to a shared kitchen, which was fine for making tea or coffee, but not really suited for guests to cook meals. Third, the location is great. Close to St. Georgio church. A 10-15 min walk to the downtown area and many restaurants. Fourth, the owner Emanuele was friendly and chatty. He provided recommendations for sightseeing and restaurants. Breakfast was provided at a nearby bar/cafe enact to the church. They offered a sweet or savory choice. The staff there are super friendly, and the food was good.

As an American, the street parking situation was terrifying. However, they offered a garage for a nominal charge and Emanuele even offered to park the car for us.

Wow, this was the most amazing space we stayed in during our two week stay in Sicily! From the foyer to the kitchen to the balcony/patio (that had amazing views and came complete with a very friendly resident turtle!) The room for 4 was huge, the bathroom sparkly new, etc. It is the attention to detail and design with the modernization, though, that was an classy and refined meld of old and new. The doors, the windows, the hardware, the arched/domed ceilings of the room. Host is right, the pictures do NOT do this place justice! And we were able to park just out front, which made it so convenient! Loved the location and all the restaurants were down the steps. Sadly, we were only here one night. This is the one place and town that we wished we had more time -- We came here for the artisanal chocolate making experience but we got a lot more than that! Highly recommend. We just loved the vibe in Modica!

What a find! Such a beautifully renovated property in a fantastic location. The owners were so welcoming and helpful. The property is exquisitely appointed with exceptional quality furnishings. The property has an arrangement with the cafe next door for a beautiful filling breakfast - either sweet or savoury - which overlooks the carhedral. Even the parking was taken care of with spaces directly opposite the property. Cannot recommend highly enough.

There was nothing to dislike. The property is very high, situated next door to the cathedral high up in the town with many steps between the main part of town leading up to the property, so be prepared for a steep walk to restaurants and bars each evening.

It is a fabulous and beautiful house. Emanuele is so nice and helpful! He has renovated the house he was born in. Plenty of history there! And loads of character. From The terrace the view is spectacular !! Breakfast at the cafe next door in the shadow of st Giorgio was great! Run by Chocolate makers and nice people! Thanks to them For a delicious americano! Would recommend 100% . Easy and free parking in the street. We went to Rappa (6 min up the stairs) for a bite and a glass of wine, it was fab!! City not friendly for people with mobility issues! But doable . Just need to go by car and miss a bit of what makes the city beautiful … flights of stairs made of stone. We were delighted!! The house had a well equipped kitchen. Nothing, the only tiny thing would be a shelf in the shower to put the soap on!

As another review already mentioned, is a definitely “staying at your Nonnas” feeling! The rooms are part of the house where the host lives which provides a unique vibe. Emanuele and his family are just an added value, make you feel part of the family from the first moment! Bed, was just amazing, had the best sleep In ages! And the room itself, just go there and let its charm fulfill your staying Breakfast takes place to the cafe next door, super friendly staff and amazing corner next to St Giorgio church!

The location was wonderful and it was one of the very rare cases where the actual room was nicer than the pictures that are online. The host was wonderful. He was always available if we had any questions. It is a bit difficult parking in Modica and he met us outside on the street and, directed us to his private parking garage, which was just a few feet from our room. I would definitely recommend Casa Sipione Papa, and we plan on staying here again in the future.

There is nothing I didn’t like. Everything was perfect except for the weather.

This is a beautiful residence and the owner is charming. Whilst breakfast is not served at the B and B, it is just a few steps round the corner at the most wonderful café-bar. The staff there were fantastic and welcoming, the food was great. Unfortunately, the member of staff who met us for our stay was quite vague and confused; we had to ask a lot about features and details eg heating, remotes etc. The shower was a bit erratic. We later met the owner who was charming and very interesting to talk to.

This room was a classic old room with a beautiful tile floor and light fixture. The view was nice and it was on a quiet street yet next to the main retail street. The manager met us at the facility and explained all the details. We were able to walk all over the town from this location and ate a lovely dinner very nearby. Even though it was a sweltering day, the AC worked well.

Not much given that this was a classic old room which we enjoy.

The room was large, very good ensuite, and access to a terrace with wonderful views over Modica old town. There is so much to see, but be aware of the many stairs needed to get around (a good workout after the wonderful food and spritz). The location was superb, very near to San Giorgio Duomo - do the walk up the bell tower - it is worth the vista. There is a great bar located near the duomo, The Sabadi Bar. The entrance is near the street level of the stairs to San Giorgio, worth a visit at night. They do food, which looked good, but we didn't have any, so I can't comment. The Casa Sipone host was extremely helpful, giving suggestions of where to eat and sights to see. There is a resident tortoise on the terrace - Giorgio!! HIGHLY RECOMMEND

Only negative, we had to ask that the bins in the kitchen, which was also used by the other room guest, get cleaned out as they were full and smelly.
