1) excellent location; a 1 1/2 block walk to the beginning of main piazza; 2) an elevator; 3) a roof-top terrace with tables and chairs; 4) a large public living room with murals and period furniture; 5) friendly professional staff; 6) generous breakfast offerings.

1) location of parking; because of old-town restrictions and very narrow streets, parking is not nearby 2) one has to walk several blocks and take three sets of long public escalators to get to the hotel from the parking

Great location. 1 minute walk and you are in the main part of the old city as that is where you are staying

We came in by car. Was challenging as you need to park in city parking lot and then is about 15 minutes of walking with bags. Series of escalators but separated by stairs. if have lot of luggage not ideal. You can drive in but is a whole arrive in old city, call hotel to lower bollard to let you in, drop luggage then get out and park in same lot to get back. Getting out there are not any escalators going down so lot of bag dragging down stairs. If you have the stamina is still great location. Pictures of room on Booking.com are not close to what you think you are getting. Room we had was very simple. Images on booking.com look like high ceiling painted, something very different from average room.

Located near the historical center, it's very convenient for walks at any time. Enjoy large rooms, comfortable bedding, helpful staff, and a great breakfast. The interiors are authentic!

We experienced significant issues with parking and strongly recommend contacting the hotel ahead of your visit to clarify parking options and directions. The process of parking our three cars took nearly an hour and a half, causing us to be late for our scheduled tour. On the noise: While the hotel is lovely, it is an older building with poor soundproofing. You may want to bring earplugs if you are a light sleeper

Really excellent location..close to everything yet very quiet for a good night's sleep.Quaint ,quirky hotel ...worth paying for a more superior room ..we stayed both at beginning(planned ) and end of our holiday(unplanned due to flight cancellation!). Our first room was amazing with a beautiful painted ceiling ,2 bathrooms and very spacious. All the staff we came across were super friendly and really helpful.

Breakfast not the best but adequate. Our second cheaper room was rather basic and needed updating ..eg the shower head had to be held as wouldn't stay in the holder.

Breakfast was varied and quite good. The desk staff was cordial and gave great suggestions. The location is outstanding. My room had a window facing a great view and I loved waking up and looking out each morning.

There was some question about whether the taxi to the train station when I was leaving would appear. That isn't really anyone's fault. I was very glad that I planned to take an early train and could have slowly made my way if the taxi did not eventually come. Staying in a less touristy city where taxi service is spotty was my choice. I would do it again..I was glad that the woman at the desk kept pushing to get the taxi for me.

Five star location, five star breakfast, five star staff. And what a fabulous breakfast in an elegant dining room! The room was very modern, nice sized bathroom and extremely clean. Friendly, helpful and engaging staff; they got the taxi within minutes when you needed it. This was originally a 12th century medieval tower and latter a palazzo with beautiful fresco wall and ceiling art. Fabulous views from the roof terrace and the third floor terrace. And just steps from the town square. Perugia is the place to visit in this Italian region and this is the place to stay!

We loved so much about Hotel Fortuna! Friendly, welcoming, and helpful staff. Lovely rooftop terrace, reading room, and breakfast area. Amazing historic building! We appreciated the folder in our room which provided a brief history of the building's evolution over the centuries. The exterior of the building is charming, and seeing it each time we returned brought a smile. Great location—couldn't be better, really, because it's on a quiet side street just steps from the vibrant center of the city. We loved the displays of little "good fortune" gifts from past guests—a clear sign of the affection many past guests feel about the hotel and staff.

Breakfast was good—and the breakfast area so lovely—but the staff struggled to keep up during a "rush." Croissants/cornetti were usually gone before breakfast was over, and plates and cups were sometimes in short supply. However, we always managed to have a fine breakfast; we just had to ask the staff for what we needed. In addition, it would be nice if lactose-free milk was available. Note we consider these to be minor issues, and they would not keep us from returning for another stay.

I loved this hotel - tucked away in a quiet side street but right next to the main square, brilliantly located. The room was a nice size and very comfortable. Staff were always helpful and I was impressed by the breakfast options. I also loved the stonework in the corridors, the beautiful reading room and the roof terrace where we enjoyed drinking wine and admiring the views across Perugia and the surrounding Umbrian hills.

Nothing - it was a brilliant place to stay. You might get woken up by pigeons cooing outside your window, but I personally like them so this didn't bother me.

We parked briefly at Piazza Italia to drop off our bags at the hotel, then parked in the lower parking garage down the hill. After taking an elevator and escalators back up the hill, we were greeted by a staff that seemed to really enjoy working at Hotel Fortuna. Our room was up to date with a pleasing mix of modern and traditional. The staff brought luggage racks on request. Cozy room with comfortable bed w/ extra blanket and a small adequate, bathroom, but missing an exhaust fan. Our towels were changed each day. There was a lovely sitting room w/ Louis XV style furniture, in keeping with the painted ceiling, outside our room. Breakfast Room: Nice and roomy. A fun, self-serve, coffee making machine that also made hot chocolate, not bad, or you could request a traditional cappuccino etc., from a very nice attendant. Among the buffet’s offerings they had some excellent cheeses, and of course pastries, tarts, cakes, savory items, fruit, yogurt, and cereal and more.

Breakfast was good, lots of cereals, bread, cheeses and meats. Croissant weee fresh and lots of fillings. The staff were so friendly and couldn’t do enough to help. Our room only had type L plugs but the team on the front desk came to the rescue and found us an adapter!

The beds were a little hard and my bed creaked a lot which kept me awake part of the night. The bathroom in 109 was quite narrow so not much room for a big chap like me to manoeuvre! The parking is quite far from the hotel but once we’d worked it all out it was fine!
