The owners were really friendly and helpful. We needed an iron and ironing board which they didn't have in the room, but the owner called his wife and together sorted us out. Superb views from the rooms. Straightforward to get to from the station, just take the Minimetrò and a series of escalators.

If you don't like stairs, that would be a problem, it didn't bother us. There's no lift. But otherwise, not much we didn't like.

Charming hotel in great location. Delightful host. Very comfortable room with a lovely view over the valley. Basic facilities but everything sparkling clean and very comfortable. I would go back again. It was particularly convenient to the fernicular and escalators to get down to the train station.

There were stairs up to the hotel but the host helped with the bags and everything worked smoothly.

- The location is superb. Right in the middle of central Perugia, so you can just walk anywhere to all the important landmarks, museums etc - Very friendly staff. Make sure to ask them about recommendations for place to go out for lunch or dinner - The room was just gorgeous; very elegantly designed - The staff takes cleaning _very_ seriously

- If like me you're into walking, don't make the naive mistake setting off from the station to the hotel with a suitcase. Perugia is incredibly steep, the area around the station is not pedestrian-friendly, and the mini-hotel is on the second floor of the building without an elevator. This is btw no complaint against the staff - who were really helpful in even offering to help carry my suitcase - but just a fair warning if you want to try something similar!

The Hotel is situated in a good location very close to the MiniMetro which takes you around the city, its also near the centre of Perugia which is a bonus. Full marks for cleanliness and no shortage of snacks/drinks etc in our room. The host Chiara made us feel welcomed and her help and friendly hospitality made our visit perfect. Thank you for making our holiday great.

The Hotel is actually a private house with just three rooms, each one fit with a quite large and comfortable bathroom and it's located in a fantastic position at less than 3 minutes walk from the central square of Perugia but, at the same time, thanks to the double escalators it is accessible almost directly from the car parking "Pellini". The room is quite large, with an outstanding view on the valley around Perugia, extremely silent (no cars can access the street where the hotel is located) and it's fit with a large TV with plenty of channels and also some internationals. The wi-fi is OK (although I connected just a mobile phone... i did not try to use it more professionally, with a PC...). Bathroom - with external window - is simple but adequate with a very pleasant massaging shower and several complimentary shampoos, soap and other consumables are kindly offered. The owner is an extremely kind lady who provided us all the required information to address us to the most interesting attractions to visit and was also very cooperative in the day we left giving us a set of keys to leave our luggage in the hotel also on the day we left.

The Reception is not 24/24 open and it's therefore necessary to schedule the time of arrival to be sure the owner will be on site. Nevertheless the Lady who awaited for us was very flexible and she offered us, in case we should change our plans, to arrive earlier in the Hotel to receive us (but actually it was not necessary). In the room a water boiler with Nescafè powder or Tea is available. Since the hotel does not offer any possibility of having breakfast, it would be more appreciated to rely on a Nespresso machine. The hotel is not fit with a lift and it's therefore necessary to carry on luggage up along the stairs up to the second floor. This fact was however well advertised on the website so we choose it consciously.

This room was beautiful, extremely comfortable with an incredible view. The host was so friendly and helpful. She gave me recommendations for lunch, dinner, and breakfast. The property is right at the top of a set of escalators from the mini metro, and a super short walk to the main piazzas. Overall, the experience staying at this hotel was absolutely wonderful.

Make sure to get the room on top of the house, for an exclusive use of the terrace, which will give you a unique Umbrian bellavista experience. Truly unique. The location is ideal to be very close to the center, without any noise from the center.

The only downside is that the whole property is not accessible: be prepared for a lot of stairs, which excludes guests in a wheelchair or makes it a bit difficult for the elderly without full mobility or stamina.

Pleasantly surprised to find breakfast provided in the room and replenished every day. A very satisfying croissant and French toast with jam. Delicious. Short, atmospheric walk to the main centre. Perugia not suitable for the immobile and the hotel did have two flights of stairs but easy steady climb and worth it for the bedroom views. Kettle and fridge in the room and the most amazing shower. Really comfy bed. Thoroughly recommend this hotel.

The location is great within the historic centre. Yet easy to get to the mini metro which takes you to bus interchange and train station so you can everywhere. The host, Chiara is always full of precious advice.

There is no lift so one has to keep that on mind even if they do help you with luggage.

The hotel was located next to many of the main places to visit. Everything is within walking distance.Chiara and Anna were very attentive and gave suggestions of place to go visit. Also, during my visit, they were helpful in giving information for alternative transportation (taxi phone number)

Nothing bad. Only thing is distance from bus station, but as a backpacker, I don’t mind the walk. Since Perugia is on a hill, there is a lot of walking up stairs and steep roadways
