The second you arrive at the reception you feel home as the owner beautiful Lady Florinda naturally delicately deliciously delivers naturally the best service !!!excellent without expectations!!! to make you feel home ! My suitcase was hell heavy but she took it to my beautiful room :) than having her trust to have the keys of the front door and my room without having to be watched coming or leaving was even extraordinary! Freedom with assistance when needed !!! It’s definitely like staying in a kind humble family friendly atmosphere but they are around if you need them :) the German shepherd dog added the blooming of the sweet home touch :) plus the location is perfect as you wake up listening to birds , watching ducks flirting from the window 😜and the back architecture of the town beautiful buildings:) lovely view ! Next time I will book room 7 balcony:) to walk to the center you just have to handle few steps to be in the center so it’s wonderful!!! Excellent even deserves 7 stars ! The lady room cleaner is adorable as she just follow your schedule! Lucky you if you meet the Father for an early Buongiorno:) it’s just a wonderful family making you feel home without hypocrisy or extra of whatever expectations you are looking for 🤣😜so definitely I felt home and welcomed and I will always bless them for delivering the best to make me feel at home ! Plus you have a beautiful church ⛪️ next door:) stunning! To see :) so it was a 7 stars with a tiny affordable price !!! I can’t wait to go again there :)

This hotel is very close walking distance to central Perugia, but is somehow in a quiet small valley with lots of greenery. I woke to birds singing and a rooster crowing. The room was large, simply furnished, clean, and comfortable. The staff were friendly and competent. One staff member in particular spent much time working out how I could best get to the bus terminal the next morning, which was a Sunday during the jazz festival. After determining that by bus or taxi would be difficult, she advised me of the easiest way to walk there while avoiding street steps which would make rolling my large bag difficult. She even wrote out the route for me and suggested I do a trial run the night before. This kindness to a guest was way beyond what I would expect and I was very grateful for it.

Plenty of parking space, in a small quiet street. Location is superb. It is quiet and almost country-side experience while being in the middle of the ancient city center. Just superb. The personal is very very kind, a delight. Air conditioning is being installed, little by little, which will make a difference in the hot season. Interiors are basic, and somewhat outdated, which is charming in a way, if you get bored by the hyperclean modern hotels.

for the price it is just fantastic, nothing to complain about.

Friendly, clean, small family run hotel in an historic but quiet and leafy suburb . 10 minutes walk to the centre. As a single female traveller I felt safe and well advised and looked after. I had a lovely balcony overlooking a beautiful garden. Lots of restaurants and a local shop nearby.

No complaints. Some people might suggest it needs some updating but as a two star it is fine.

Central position in Perugia, with parking. Very close to the historical center and the University. The owner was very kind: allowed for and early check in and took care of the paperwork for accessing in Ztl with the car.

A bit difficult to reach if you don't have a small car.

Very friendly and helpful staff, great, quiet location, close to the centre (just 233 steps up the hill!), spacious room with comfortable bathroom, lovely view. Parking space available. WiFi available, bit temperamental but I think it was due to UJ crowd overload.

We stayed In extremely hot weather and it was bit warm, owner provided the fan which helped a lot, albeit air conditioning would have been 5*!

The hostesses were absolutely amazing giving us the best suggestions and helped us with a smile.

The room (in autumn) had a lot of humidity, maybe a dehumidifier would do the trick and make the stay much more pleasant!

Comfortable, accomodation, really close to the city center. Dont' expect anything super modern but everything works the right way and it's simple yet comfortable.

Quite noisy outside. I heard some generator all night but I'm a really light sleeper.

I liked the location (walking distance to the centre), the room itself - clean, comfy, with a nice view, calm neighbourhood. The host was very sweet and helpful. The perfect room for resting, relaxing, working. Highly recommend!
