everything, the food at breakfast was very varied and excellent. we were a little late down one morning no pulled faces. the room was good and bathroom was excellent. Location couldn't have been bettered. we had lunch outside under a canopy. the receptionists were first class as we went to a wedding 25 mins away. they sorted all the taxis for us during our 3 day visit. and to get full marrks our departure boarding passes disappeared and they sortedit and put them in"gallery "for us in oursmart phones. we now know why the Queen Mum stayed there in1989

I didn't like having to go home!

I absolutely loved the location, the room and the swimming pool/Turkish bath . Breakfast was a real treat in the sense that there was a very large selection of food to indulge in, both savoury and sweet, however not all was particularly good (pancakes and espresso coffee were really disappointing). The staff was very kind and helpful

Lack of hygienic restrictions in accessing the swimming pool / spa . Anybody could walk in wearing clothes/ shoes, rather than proper slippers/bathrobes, despite the fact that a sign on the wall forbade it. The cleaning staff was eccessively zealous, nervously entering the room at any time to clean it. For the first time in my life I had to hang the " do not disturb" card on the door to make sure they didn't come in while I was in.

Great location at the end of the main pedestrian walking street and opposite the Rocco Paolina. Hotel has amazing views, very friendly breakfast staff, attentive concierges who take the car to and from the garage efficiently. Rooms nice. Bed very comfortable. Stayed in room 234.

Breakfast offering was pretty good but some of the 'hot food' was cold by 8am so not very desirable. Shower over bath and it's a tall bath, so lucky I have long legs. Short people or the elderly stand no chance of climbing into bath. The hotel is quite dated and needs to be renovated but it is still nice.

Breakfast was superb with plenty of choice. Staff very efficient and always willing to answer any questions. Underground swimming pool and steam room one of the best we have ever seen. Our room had a balcony with spectacular views !

The building looks a little tired in places and a large room by the front entrance was being used a a building storage room. Extra charges for car parking.

The property is perfectly situated on Piazza Italia just steps from Underground tunnels, museums, churches, shopping and great restaurants. The Piazza is overlooking spectacular city views. The staff is friendly and helpful. The rooms are well sized with beautiful, marbled bathrooms. The rooms are very comfortable with luxurious linens, robes and slippers. Room services are excellent and the rooms are very clean. There is an underground pool that is wonderful to swim in. The breakfast buffet is abundant with a great selection of hot and cold foods and beverages. We thoroughly enjoyed our stay. If bringing a car, arrange parking in advance so that hotel can accomodate your vehicle.

The pool closed too early at 10 pm

The location is fabulous. The outdoor terraces (front and 3rd floor) are lovely. Reception area and rooms are spacious and well lit. Staff (apart from bar) were plentiful and helpful and spoke wonderful English

Breakfast was a little disappointing. Not enough cut fresh fruit and hot and cold selections not very appealing. For the price (c£19) not good value. At times, bar was understaffed. No kettle in room, again for the price would have been nice

Beautiful, old historic building in the best location of town. Great views and steps to everything. Staff was very helpful and professional especially Giacomo

Property is a little worn but is being renovated. One wing of the hotel has modernized rooms while the back of the building still has old world charm rooms

Brilliant location with lovely views and within a shit and easy walk into the historic centre. Lovely grand old lady of a hotel with history in spades. Very nice, kind and attentive staff who were professional, warm and helpful. Very comfortable bed and a nice big showers with very good pressure. Good aircon, nice sheets and towels and a spacious room with lovely views over the rooftops to the countryside. Great valet parking service. Very nice indoor pool areas for relaxation and good breakfast with plenty of quality and fresh options - great coffee.

She is getting a little tired in places.

A very comfortable hotel with cheerful, friendly and helpful staff. Excellent breakfast and a great view from our room. Stayed there 7 nights, using the train to visit Assisi, Spoleto and (with the aid of a taxi connection) Montefalco. We could also have used it to visit Arezzo. Perugia itself occupied two days .

You need to know that some 24 hours prior to your arrival they will "pre authorise" your credit card not just for the cancellation period but for the full length of your stay. Caused the fraud protection system of our credit card company some consternation. The restaurant is probably more fun in the summer rather than on a cold wet dark Sunday evening. There were a number of reasonably priced restaurants in the upper town serving local dishes.

Breakfast was great, lots to choose from and friendly staff that would do everything for you. The room was great, there were a few adjustments needed to the bath while showering but nothing to be concerened about.

Did really like paying extra for specific Eggs in the morning, the room with breakfast was expensive enough in my opinion.
