Like many ROME hotels, the Demetra Hotel shares what was a large privately-owned townhouse. Ground floor has a cafe/bar and offices, Demetra occupies 2nd floor, and another hotel occupies floors 3 and 4. Demetra has a private elevator to take guests to ground floor breakfast room (shared by both hotels). The breakfast buffet is a bargain at 15euros. Continental breakfast is 5euro. Hotel is a 20 minute walk from Plaza Republica, Termini (city train/bus hub.) At the Plaza is the ROME city museum, and ruins of Diocletion's Baths. The Rome Opera house is 1-block other direction. THE DEMTRA HOTEL STAFF WERE EXCEPTIONALLY HELPFUL.

The streets are old and narrow, exiting a taxi blocks the street. There is no view from the window, just another wall of windows. There are 5 steps up to a landing, inside the front door - there is no railing.

Location is 5 min away from the central station, room is clean

There is no reception on the ground floor which makes the support for taking luggages so difficult There is some noise from the street as well

Cleaning. It was a very clean hotel. Breakfast was very good, some hot and salty options like eggs, bacon, omelet.... And sweet options. Staff was helpful and nice. They have a free luggage store for guests. Location is little far from some historical places but is very good.

Location. I mean, I liked the location, the hotel is in front of the opera, very close to the train/metro/bus station. You can take bus to the airport there. There are a lot of restaurants, stores, supermarket... Walking to Fontana di Trevi is 25minutes. To the coliseum 20 minutes... Is not a bad location but is the only "bad thing" that I can say.

Clean hotel with very helpful staff that did everything possible to make you happy. Small but satisfactory rooms at a good location when the metro works (weekdays it closes at 9 - loads of buses to use for going around, but you need to know the city). Excellent breakfast as well and It has to be noted as well that they clean every day.

For a 4-star hotel, it should provide some amenities in the room (2 cards when 2 guests). The take-away breakfast is poor as it should be small sandwiches (triangles, for example) and not something that needs assembly while moving.

The rooms and the property were clean ! However there are multiple hotels in the same building and therefore common entrance and areas were both that clean. The staff was nice and helpful. Breakfast was ok however not at level of 4 star hotel. The location is perfect and majority of sights were at walking distance.

I travelled with a toddler and hence had a stroller. I had to pick it up through stairs everyday which I believe no body would like.(the room was not accessible through lifts.) . The property is good but for sure it js not 4 star.

Tidy and good amount of space. Property felt classy and location was convenient. Breakfast spread was also acceptable. Beds were comfortable.

Property showing some signs of wear and tear. Not accessible friendly i.e. whilst there is a lift, there are quite a lot of stairs to get to the lift. No air conditioning, just heating. Outside can be a little noisy as near some night time restaurants.

Everything was great but…only a small note. The walls must be very thin as I would hear the next door guests full on conversation, there were NOT loud, there were just talking… also during the night I heard the next door guest snoring! I know I am a light sleeper but if I heard them snoring and talking then I think its mean that the walls must be very thin.

I really loved the location, and level of friendliness of the staff. Food was amazing and the room was immaculate.

They asked to us not use jacuzzi at night or to loud cleaning cycle when done.. when you booked for a room that has jacuzzi.. but outside of that great!! The only thing is stairs so hard with suitcases.

Staff very kind, every question answered and every small issue that arose during our stay were dealt with immediately. Very comfortable beds with memory foam pillows. Breakfast included: fruits, cereal, pastry, fresh juice, fresh coffee, which changed almost daily.

For a 4 star hotel in the center of Rome, the breakfast was very limited in options. Breakfast offerings that could have changed every couple of days: - 1 platter of 1 kind of dried salami (the same all week) - 1 platter of 1 kind of cured meat (the same all week) - 2 platter of 1 kind of cheese each (the same all week): one fresh I believe to be mozzarella and one swiss cheese. - scrambled eggs with bacon

The location was excellent, very close to the metro and the Termini station. The staff were friendly and very helpful. They allowed us to store our bags on the day of checkout whilst we explored the city. The bath tub was like a jacuzzi and had different color lights in it.

The breakfast was basic.
