Prime location, easy to walk to places including the train station. Lots of restaurant options around abs right opposite to the Opera house ! Secured with multiple code locked doors. And a very ancient style lift that adds to the charm of the place. The flat is always clean and well maintained by the staff. The host is very warm and helpful.

The listing on bookings.com needs to clearly specify that this is a flat with separate rooms on the 4th floor of the building. It’s more like a B&B / home stay and not a hotel.

The location was great, especially for the price. We were able to walk Rome in a day from this location! Our room was beautiful and very large, which was unexpected and lovely. With our check-in and check-out times, we never got to meet staff in person, but they had a seamless check-in service through Whatsapp (with very detailed pictures to make sure you navigated their building properly) and were quick to respond to us whenever we wrote! They booked an early morning, flat-rate car service for us to the FCO airport, which was there promptly when we needed it for pick up (but was cash only).

The bed was quite squeaky. The noise bleed between rooms or outside was not bad unless other guests got loud in the hallway (though this was mediated by playing some white noise). We checked out very early so were not able to pay our city tax by card, but had to leave cash which was a little annoying to get the proper amount for (only because the tax wound up not being an easy-to-dispense-from-the-ATM number). But that wasn't so hard!

Room was big and clean, functional and comfortable. Close to Termini Station. TV with Netflix and other streaming options if you're staying in for the night. Uncomplicated check-in and out even though there's no reception.

It can get noisy in the morning if people are chatting in the hallway. AC won't go below 22°C, and you can't open the window if it gets warm, as mosquitoes will feast on you. Small details like better quality toilet roll and toiletries, decent hangers, and coffee and milk made available could have made it a 10/10 experience.

The location was amazing it was close to city center and it was close to a subway station and bus station. It was really pleasent to have everything you need so close to you. The staff helped us with everything we needed and the host Paolo offered us helpfull tips of how to get to Vatican. We thank him and his staff for our first trip in Rome a trip that was amazing because of this location.

Perfect location just couple of minutes to metro, bus stop, and 10 mins walk to train station. Well maintained and nicely decorated room which was perfectly cleaned every day. Paolo the host is a great guy who takes real good care of the building. Very comfortable beds! Would definetly recommend for PP stays.

Windows naturally a bit old. It is okay but sometimes Street sounds coming in too much. Just a minor change might work to improve sound insulation.

Ideal location - very convenient for public transport links, the opera house and walking distance to the main sights. Nice quiet area with good local restaurants. Not a hotel as such, more of a flat with a set of en suite bedrooms off a corridor. Very friendly and helpful owner.

Owners and staff are friendly and easy to contact for quick questions. Room was clean, air conditioning saved our lives on the 95F/35C days. Location was a few minutes from multiple metros, making trips to the Vatican (for example) very easy.

Exceptionally clean. Check in was easy but be advised there is no lobby or front desk. Contact with manager was easy via phone. Nice large room which is a bit unusual for the city. Good restaurants nearby.

Spectacular, spacious, exquisite marble floors & decorations. Sparkling clean, everything you could possibly need and more. Reminded me of the splendor of the Ritz Carlton (which I’ve stayed at), with attention to detail from the marble furniture, gold finishes, and tasteful decorations. The best part is how spacious it was - I am not used to that in Italy! There was a full seating with 2 armchairs & table, plus 2 smaller chairs, full bed (queen or double?), large closet, plus lots of counter space with a large armoire chest of drawers and a table inside which is the fridge. The pillows are fantastic - memory foam! Enough counter space in bathroom with the addition of a small table.

Only downside is there’s no full length mirror in the room. Also the outlet for phone charging is not near the bedside table - there is no outlet near the bed as those are used for the lamps. Finally the bed isn’t the most comfortable but I found that very common in Italy.

We ate a little cafe a block away (Cafe Washington)

There was nothing at all that we did not like. Love love love the place and Paolo and Russell were tremendously helpful, kind and A++++++
