The room had air conditioning which was desperately needed in july. The rooms are very hidden and private from the main road so it felt very safe. Room was very clean with all facilities needed and very comfy bed. Staff were very helpful and friendly.

The website and information on booking.com needs updating as it says the hotel has luggage storage yet you dont find out that it's actually stored at another facility for a charge. Also it says the rooms have no air conditioning just a fan when in fact ours did. And we were not aware we would be charged for breakfast when it says breakfast included online.

This hotel is great! It is a small hotel located close to the Termini station - it offers the basics, but what they offer is very good. They have a breakfast offer that is quite filling - you can choose for coffee, tea and croissants, but you get a lot more. I was stunned when they delivered breakfast to my room! (there is no breakfast hall, but the service is very good!) They also have airconditioning in the room, which worked very good - especially in the hot summer! The staff was also very nice and welcoming.

Maybe the shower could have been a little bit bigger - I am a tall person. And when I first entered the building, the elevator was not working, while the hotel is on the third floor. But those are the only downsides!

The staff was very thoughtful. We needed to check out later, and they let us do it without any problems. Also, the room service came every day, so the room was clean. The location was good (15 min walk away from colosseum and city center), but the neighborhood didn't feel the safest. Breakfast was AMAZING!!! Very good for the value, and you could write down your breakfast requests and room service brought it to bed. The bed was VERY comfortable! We liked it a lot. The window blocks the noise, so it's very quiet, and you won't here the street at all.

The toilets were a little bit smelly. The curtains didn't cover the windows fully, so the light woke us up, but we are a little sensitive. Beware that there is tourist tax 5€ per person per night. The shower was a little small. The photo of the room shows a balcony, but it's not part of the room. It's a shared balcony.

Location was great, close to train stop from the Fiumicino airport (14 euro each each way), 30 minute walk to the colosseum. Easy access to the other sites, Vatican just over an hours walk or there is a tube close by that will get you to within a short walk of the museums. Bar next door on the right as you leave was very good as well. Checking in was a little more tricky as no email with details to unlock key locker to pick up keys provided, but host was quick to help upon phoning. Entrance was not very obvious, but host instructions were good. Breakfast staff friendly and accommodating. The breakfast itself it consumed on a little breakfast bar in the room, but was tasty, although basic (croissant, toast and yogurt plus a coffee, Gluten free option available. Worth noting you need to fill out a card before 06:00 of what you want and hang on the door, you can give a time, but otherwise it is delivered @ 08:00. Room plenty big enough for two, but noted it could accommodate 5 with two fold up bunks and a chair bed, would be tight then. We had a problem with the AC, but after second attempt it was fixed. Beds are firm but comfortable if you like firm beds. Lots of gluten free restaurants around, but it not always clear and you have to enquire. Left luggage where you pick up the keys was a good facility - about £15 to leave your bags for the day.

Getting the AC sorted first time, it was leaking condensate and still was after we were told it was fixed. If you don't like lifts there is a lot of stairs. The lift will take 2 people or a person and a large case.

The location is the best! Close to everything but no crowded of people! Very close to a Metro station (we just used to go to Vatican City) all the rest we did walking. 10 of 10. Big room compared to others in Rome. Comfortable It has elevator. Good breakfast.

They charge extra for some “city fees” that we didn’t know. Ans they let you know the last morning.

The hotel is located ten minutes walk from the coliseum and has a metro station 1 min walk away which gives access to the entire city. The room was very clean and very comfortable with local authentic restaurants within five minutes walk. The breakfast was lovely and bigger than expected. The coffee served (espresso) might be best I’ve tasted. The staff were extremely friendly and very helpful when we asked about where to go and where to eat. I would recommend :)

Great location - easy access to metro and buses but also convenient to walk! Also the building felt secure and surroundings safe. Would definitely recommend for other solo travellers! Room was spacious with comfortable bed and good storage, it was a nice touch to have the daily breakfast trays with individualised drink order the night before. Towels and linen were clean and good quality

Only one minor negative- the hair drying provided is built into bathroom (as with a lot of hotels). It’s not particularly strong so would consider bringing your own if you have long or think hair.

The lady who met with us at the property was very cooperative as well as the other lady whom I called through WhatsApp was very supportive. She gave us the room before 2:00pm.

There is no sign about the guest house at which I suffered a lot to find the building. Also I suggest to improve the breakfast to have additional varieties

The staff were welcoming and nice. The room was clean and well-equipped, with very cool air-conditioning. Breakfast was included, it's a very basic breakfast, nothing special. Location is great and close to tube station and supermarkets.

The walls were rather thin and it can get quite disturbing. You can hear people coming in and out, and or talking loud in their room/ in the corridor.
