I’m so glad we chose to stay at this place in Rome! A few days before the trip, some negative reviews popped up on Booking, so I was worried. But the reality exceeded all my expectations! The rooms are located in a historic building, within walking distance of the train station, the city center, and the Colosseum. There are many small shops nearby with fair prices, as well as some cozy Asian restaurants. The room was very clean, with high-quality furniture, a perfect mattress, and a choice of pillows — both firm and soft. The air conditioning worked perfectly. The elevator is old (as expected in a historic building!), but fully functional. The staff was friendly and pleasant. We were allowed to leave our suitcases for a few hours after check-out. Next time I’m in Rome, I’ll definitely stay here again! I can't comment on the breakfast, as we booked without it.

The apartment was great — we stayed for 3 days and 2 nights. The breakfast was delicious, the staff very friendly, and the check-in process clear and easy. The location had good accessibility and transport connections, with the metro and bus stops nearby. Everything was clean. We liked everything. I also saw many people mention thin walls and noise, but in our case everything was fine. A very pleasant stay. For breakfast, there was a choice of sandwiches, croissants, coffee or juices, various sweets, and fruits. Breakfast could be ordered between 8 and 10 a.m., and it was delivered straight to the room within 15 minutes. If we needed anything, we could always ask in the kitchen or at the reception. Also, when we needed an iron, it was brought to our room. I highly recommend these apartments.

Cute Boutique hotel located close the the train station & Colosseum. Everything was clean and staff was very friendly. We really enjoyed the included breakfast delivered to the room. For the value, I would stay here again while passing thru. We loved getting to walk to the Colosseum on our last evening in the city.

The building is old and thus it has very small elevator--this is normal in Italy tho. Just something to be noted. Our AC kept the room very cool but made a loud noise periodically, think it just needed a bit of upkeep. If you have mobility issues or lots of luggage, you may struggle here. Rooms are small and lot of steps, small walkways. That said, we found our stay lovely and location is great.

It was a great stay overall. The location of the property is pretty nice. It is inside an old building close by to the Rome train terminal but the facilities are very modern. The place has good AC that is controllable within each room. There is free water and coffee that are present in the entrance. The rooms are spacious and comfortable. The beds are also comfortable. The bathrooms are nice and clean. The Wifi is good.

Everything was good overall. Better directions and communication for moving in would be great considering that was the only issue I had.

Room was super cozy and clean. Host were very helpful with information about our request and questions. We enjoyed Italian breakfast and coffee. Location is great - if you want to explore Rome by walking then this is the right choice. You get to the Colosseum or Fontana Di Trevi very easy and fast. Totally recommend.

The staff was very nice and helpful, friendly to guests. Location in a quiet neighborhood, a good starting point for walking around Rome, but also close to the metro station and Roma Termini station (including transportation to the airport). Continental breakfast in a nearby bar (which means for us it's more like a second breakfast :)), where a very friendly and always smiling lady works. Rooms are very small, but clean and with comfortable beds - just right for a weekly stay of two or three people. We recommend it, especially to people who come to Rome for sightseeing and need a good place for an overnight stay.

The place was perfect for our first night in Italy. Close to the attractions we were visiting and the restaurant we booked for dinner.

The check in was a little bumpy as we were delayed at the airport due to customs and were unable to consistently get a hold of the owner via Booking or WhatsApp so that was a little annoying, but once we figured it all out it was fine. Being the first stop after an 8 hour flight, 3 hours in customs, and then 100* heat probably didn't help the situation either. I wouldn't hold this against them though so it's not technically a negative just a heads up on giving better check in instructions at the start would've probably made the process a little easier.

From the moment we arrived, the hospitality of the staff was exceptional. They welcomed us warmly and were very helpful and informative about the city and its attractions. The hotel itself was wonderful, featuring spacious rooms with an amazing view of a beautiful garden where you could easily lose yourself for hours. The location of the hotel was perfect, making it easy to explore the city's highlights. Each morning, we enjoyed a delicious breakfast on a magical terrace, freshly prepared by Claudia. It was a delightful experience that added to the charm of our stay.

Great loacation - an easy walk from the train station. You can get to Assisi by bus from the train station. Convenient. Arrived early and was able to drop bags. Room are quite sterile but comfortable. Very clean. There is a coffee bar and bar on the ground floor entry. Large facilty. Excellent price.

A city map would have been helpful. If you are using Google Maps - be careful - it will have you walking around the hotel. You just need to walk in front and past the church courtyard and you are there.

This is not a typical North American hotel. There are no staff on site for much of the day. Lorenzo (who is very friendly and extremely helpful) is there in the mornings, prepares your (limited choice) breakfast and brings it to your room. There is a lady who is very friendly and helpful (unfortunately can't remember her name) who cleans and tidies the rooms in the mornings. There is another young lady who is there for a while early afternoons (she was late for our pre-arranged arrival time on the first day, leaving us locked out on the street for about 20 mins - not a pleasant experience). Once you are checked in, you get keys to come and go as you want. It was clean cozy place, fairly close to transport and some areas to visit, and the price was good for the location. The location seemed safe. We would definitely stay there again.

The only thing was being locked out on the street the day we arrived because the young lady who was to check us in was about 20 mins late for our pre-arranged arrival time.
