The owner is lovely and could not be more accommodating. The hotel is right across from the train station which is great when you're going to/from the airport or just to other cities. Housekeeping is also very nice and comes by every morning around 10. There's a little mini fridge in the room and you have access to a bigger fridge in the common area.

While the ac did eventually get up to temp, it took a while and leaked water on the floor. We left a towel down and it worked, but wasn't ideal. The toilet seat was also barely connected which was uncomfortable for 3 women.

We absolutely loved our stay here! Alex our host went over and above making sure we were comfortable and well looked after for our whole stay. They have an amazing restaurant just down the road that you must try. Location excellent- the station is right there if you need it, but we found lots of the main attractions were walkable too. The room was plenty big enough, and our own bathroom that was perfectly clean. We would recommend this place to anyone looking for a nice, cosy affordable place close to all attentions and for people who enjoy interacting with some lovely locals.

The location of the B&B is literally 3 minutes walk from Roma Termini train station. Extremely convenient, especially when we wanted to grab a hop-on/hop-off bus to tour the city. There are plenty of restaurants and shops nearby too. Read your welcome instructions carefully. You need to check-in at a restaurant about 2 blocks from the actual B&B location. Alex, our host, was very cordial and made sure that we clearly understood how to access our room (a fob and 2 keys). He provided his personal phone number if we had any issues (which we didn't). There is an elevator available too. The apartment is in a 4-building cluster with an interior garden area. There are 3 rooms at the apartment that all share a common kitchen area.

While the location was great, the neighborhood was a little iffy. Being near the train station, there were a lot of migrants hawking anything from shoals, phone chargers, selfie sticks, etc. They can be very pushy and know nothing of personal space, even when you're seated in a restaurant. There were a number of homeless people around too.

We stayed in a clean and comfortable apartment room with a shared kitchen, 1 double (2 single beds combined) and 1 single bed. The location was very convenient for going to and from the airport, as it was close to the train station. It was also very easy to walk to popular places. It was very convenient to be able to come to our room at noon, rest and then go out again. Alex also has his own restaurant very close to the room. He offers special discounts on the menu prices for his guests staying at the hotel. I would like to thank Alex and his partner Conrad for their kindness.

Location is perfect, just 5 minutes from Termini train station and 2 minutes from buses to airport. WiFi worked perfectly the whole week. The room was a little bit out-fashioned but quite warm and cleaning was done every day. The big refregirator for all 3 rooms is located in the kitchen. Towels were changed at least twice during a week staying. The elevator is new after reconstruction. The owner Alex is very nice and always tries to help. The best value for money.

It was a little bit noisy since our room had street veiw but if the windows are closed it's acceptable. The shower cabin is quite small. A small electric kettle in the room would be a plus.

The location is good. It is next to Termini. Facilities were ok, no major concerns. All in all, it was decent. You won't be saying that you got cheated or anything, it is acceptable and the location is good.

Unless you want to travel with regional trains, there is no major benefit to being close to termini compared to other metro stations. The room was darkish, and the shower was on the smaller side.

We didn't expect the daily cleaning service during the course of our stay which was really nice. Alex is very accommodating with luggage storage as we arrived way early for check-in. We choose this place as it was close to the Termini station making it easy to haul the luggage. We definitely would stay here again.

Nothing major but the toilet seat cover was missing a screw so it doesn't stay in place.

Alex is the best host ever! He is extremely professional, friendly, accommodating, and attentive. The property is perfectly located just minutes from everything. The room is immaculate boasting plenty of room and over-the-top comfortable beds. The owner-owned restaurant is superb offering delicious gourmet meals. The list is endless of all the tremendous wonderful things to share about Alex, Ines Downtown B&B and the restaurant. This place is highly recommended!

The price, the location, the owner were fabulous - each one. More - the owner led me from Restaurant Alfredo to, and through the apartment building, up the elevator and into the room. I liked the look of the restaurant's outside seating so I went back for a totally satisfying Pizza Margherita and mug of cold Peroni

Everything was OK. Little suggestion: as the property offers a space for eating, it would be good to have a basic microwave and basic cutlery.
