The location of the B&B is literally 3 minutes walk from Roma Termini train station. Extremely convenient, especially when we wanted to grab a hop-on/hop-off bus to tour the city. There are plenty of restaurants and shops nearby too. Read your welcome instructions carefully. You need to check-in at a restaurant about 2 blocks from the actual B&B location. Alex, our host, was very cordial and made sure that we clearly understood how to access our room (a fob and 2 keys). He provided his personal phone number if we had any issues (which we didn't). There is an elevator available too. The apartment is in a 4-building cluster with an interior garden area. There are 3 rooms at the apartment that all share a common kitchen area.

While the location was great, the neighborhood was a little iffy. Being near the train station, there were a lot of migrants hawking anything from shoals, phone chargers, selfie sticks, etc. They can be very pushy and know nothing of personal space, even when you're seated in a restaurant. There were a number of homeless people around too.

We stayed in a clean and comfortable apartment room with a shared kitchen, 1 double (2 single beds combined) and 1 single bed. The location was very convenient for going to and from the airport, as it was close to the train station. It was also very easy to walk to popular places. It was very convenient to be able to come to our room at noon, rest and then go out again. Alex also has his own restaurant very close to the room. He offers special discounts on the menu prices for his guests staying at the hotel. I would like to thank Alex and his partner Conrad for their kindness.

Location is perfect, just 5 minutes from Termini train station and 2 minutes from buses to airport. WiFi worked perfectly the whole week. The room was a little bit out-fashioned but quite warm and cleaning was done every day. The big refregirator for all 3 rooms is located in the kitchen. Towels were changed at least twice during a week staying. The elevator is new after reconstruction. The owner Alex is very nice and always tries to help. The best value for money.

It was a little bit noisy since our room had street veiw but if the windows are closed it's acceptable. The shower cabin is quite small. A small electric kettle in the room would be a plus.

Alex is the best host ever! He is extremely professional, friendly, accommodating, and attentive. The property is perfectly located just minutes from everything. The room is immaculate boasting plenty of room and over-the-top comfortable beds. The owner-owned restaurant is superb offering delicious gourmet meals. The list is endless of all the tremendous wonderful things to share about Alex, Ines Downtown B&B and the restaurant. This place is highly recommended!

Nothing. Everything is excellent about this property.

The price, the location, the owner were fabulous - each one. More - the owner led me from Restaurant Alfredo to, and through the apartment building, up the elevator and into the room. I liked the look of the restaurant's outside seating so I went back for a totally satisfying Pizza Margherita and mug of cold Peroni

Everything was OK. Little suggestion: as the property offers a space for eating, it would be good to have a basic microwave and basic cutlery.

People creates the atmosphere of places and in this case it is the same. The level of taking care of guests is very high, our host was a kind and polite person. Room was clean, we had day-to-day contact, honesty and care at every level. In addition, the location is awesome, close to the city center. We will be returning for sure and recommend from the bottom of our hearts :)

Secure, clean , well conditioned , in the middle of lots of amenities, short walk to Termini Rome centre of transport to everywhere plus good place to eat when need to. Also Management people so helpful and understanding of our needs with quick response when needed with good communication, lift fantastic and having a working WiFi.

I would suggest to have firmer bed , but generally bed is ok. Also having tea / coffee / kettle and cups would be useful.

The B&B is conveniently close to the train station.. The owner has a restaurant that has great food. His staff at the restaurant are amazing. The room is a good size for a group of 3. The beds were comfortable.

The air conditioning unit is loud. but works great.

Host went out of his way to ensure that we were happy. Location close to train station but also easy to walk from to get to most places we chose to visit.

adjoining room had some noisy kids but this didn't bother us that often
