The location is really good, the staff were really good also breakfast was good and had good variety
If booking this purely on facilities then please state what months the bar on rooftop and pool are closed as saying seasonal could mean any months personally i would still use these even in winter months as the views are amazing

All the staff were really friendly, but in particular the pool and bar staff were great - the lifeguard out all day in high temps and the folks at the pool bar always smiling. My room was pretty spacious and the bed is really comfy - just a little dark. View from the rooftop is amazing and a dip in the pool was perfect in the heat.
I feel like the price only really reflects the location and not the facilities. Obviously the location is pretty cool but in terms of the hotel itself, it was nice, clean and comfortable but not top rank.

We stayed here primarily for the location near the Colosseum and it didn't disappoint in that regard. Super close with views of it from the rooftop. It was also right on a bus and tram line and very close to the subway (near the Colosseum). There were tons of restaurants and bars nearby, plus shops. The room was a good size and well appointed. The bed was comfortable and there was plenty of space to set out our belongings, plus a closet and safe. View from the room was of Roman rooftops - very nice. Staff was friendly and helpful. Breakfast was abundant and tasty. Overall I would say this hotel is great for tourists including families and couples.
The water pressure in the shower was only okay. But thankfully the water got hot enough. Also, the room itself is a bit dated, hotel overall could use a renovation.

Mostly excellent: walking distance of main Rome attractions; good view of Colosseum ; clean and luxurious; we needed to stay a further night due to a flight cancellation, and the staff were so helpful to try to find us a room when fully booked: it was a single for two of us, but the rooms are pretty spacious so no problem; the rooftop restaurant has a limited but reasonable menu and not at all expensive.
The 8 storey building means you have to use the lift, but it was often busy with other clients. The buttons and lights don't tell you clearly whether the lift is arriving soon. The opening hours of the pool 10am to 7pm are not much good for people staying only one night

Awesome location, close to the Colloseo and a number of nice restaurants and bars. Very helpful staff who allowed us extend our checkout by a couple of hours to ensure we could complete our tour of the Vatican museums. The Rooftop pool was a highlight and was like being in our own Love Island Villa. ;-)
We only had breakfast in the hotel once for convenience which was OK but nothing special for the money. with limited space and loungers around the pool it may be good at busy times to have another small area on the bar side for loungers.

I booked this hotel for my husbands birthday mostly for the rooftop pool and the close proximity to the Colosseum. I was happy with the colosseum side facing room (see photos). Staff were friendly and helpful - providing us with an extra pillow and ordering us a taxi to the airport. Breakfast seemed expensive (€17pp?) so we did not add this. Instead we used a coffee shop next door - Ciuri Ciuri Celio. The hotel has some lovely restaurants and gelaterias in nearby side streets. I recommend ‘Il Braciere’ cafe to the rear of the hotel, very reasonable and loved by locals. Very close to transport links and €40 from CIA airport. Just 5mins from the Colosseum and close to hop on / hop off city bus tours. 45min walk to the Vatican. 30min walk to Spanish steps & Trevi Fountain. Rooms are small however they are clean and modern. Fridge, TV, safe and 2x bottles of cold water. Air con could’ve been stronger (however temperatures were 36/37° when we visited). The rooftop pool was VERY busy during the weekends (guests lying on the floor as the sunbeds had all been taken). This may not be the case in cooler temperatures.
The NEGATIVE about this hotel was the lifts - just two lifts for 8 floors! Expect a long wait or to use the stairs. This was a trip for my husbands 50th, I asked if they could put a gift inside the room however the prices were extortionate for chocolate, cake, champagne etc.

The location was absolutely perfect. Quiet, convenient, and everything we hoped for. The staff were incredibly helpful, patient, and genuinely friendly—we felt so well looked after from start to finish. The pool and the amazing restaurant were such a breath of fresh air after the heat and hustle of exploring Rome. It was the perfect place to relax and recharge. We were so happy with our stay and honestly can’t imagine staying anywhere else in Rome now. Thank you for everything!

Superb location, super friendly staff and a pool on the rook over looking the Colosseum, what’s not to like? Really good location particularly if you are interested in the ancient Roman sites such as the forum, Palatine Hill and the Colosseum.
Not really a not like but be aware the rooms are small but not that small compared to other hotels in room and well worth the little extra for a view!!

Well appointed rooms, very comfy King Bed..& AC was a blessing given the scorching Roman summer. Great location, with the colosseum just down the road. A highlight of our stay was rooftop drink watching the sunset over the palatine, with the majestic Colosseum ever present.
Our first night in a room no bigger than a shoebox. Charged$ at a significant higher nightly rate due to Saturday night, it was not a good start However as we were there for extended stay they moved us the next day to well appointed room.

Near to colosseum, had very nice restaurants,pool was lovely and roof top bar. Breakfast had good selection of drinks, juices, breads, cheese, ham, scrambled egg, bacon, croissants, cakes. Rooms air conditioned and big shower cubicle. Windows could open fully and they had another glass partition stopping insects from entering.
Rooms didn’t have balcony but you could sit on roof top till late at night.
