As everyone says, this hotel’s greatest strengths are its excellent location—within walking distance of both Roma Station and the Colosseum—and the exceptionally warm and friendly service from Karen, whose smile brightens every interaction. Aside from that, the facilities undeniably show their age, and the breakfast is fairly average. However, since location and front desk service are crucial factors for travelers, if those are your top priorities, this hotel is definitely a recommended choice.

Everything was wonderful. The rooms are cleaned every day. The breakfast is simple, but completely sufficient and practically you can't stay hungry. They make you the cappuccino of the moment with espresso, the scrambled eggs are always perfect and individually cooked for everyone, there was always also fresh pastries. Our return flight was late in the evening and the hotel were very kind to hold our suitcases until our flight so our last day in Rome was also full-fledged.

Beautifully appointed room with everything you need, wonderful bed with crispy sheets, fluffy towels, clean and also our rear room very quiet. excellent wifi, very safe secure building with pass keys and up on 3rd floor with a lift. Good location, only 10 minutes walk to Coliseum. Also very easy walk to and from central station, only 10 minutes even with a pull along case. Lisa the manager was wonderful to talk to and full of information. Great recommendation from Lisa to go to Molina restaurant directly across the road; delicious pizza and drinks! Thanks!

Close to Metro (10 mins to Vatican!!), cafe’s, lovely Cathedral, walking distance to Old City and Coliseum (15 mins). Shower was great always hot. Breakfast was excellent . Air conditioning was perfect. Lisa and Stephanie were very helpful. Lisa even helped us confirm our shared shuttle to boat on departure she even came outside with us to wait!! Would definitely return. Staff were amazing. It’s an intimate small inn on 3rd floor of building.

It’s on a busy road (all of Rome is busy) but we used earplugs so not an issue for us but you could hear a bit of traffic. Arriving we were a bit confused as its on 3rd floor of a residential building.

What a great find! Staff were great and very helpful the hotel location excellent 5mins from bus/train station 10min stroll to the colosseum and other attractions, plenty of bars and restaurants around the area

Unfortunately there is a lot of deprivation in Rome a lot of the streets were quite dirty and yquite a few homeless people milling around although they never gave any hassle and if you said no that was the end they didn’t keep pestering like in other places I have been to.

The host and staff were all absolutely amazing! Very kind and hospitable. The was complimentary breakfast every morning and the location was very close to major attractions (only a 15min walk to the colosseum). I felt very safe here as a solo traveller. I would definitely recommend to solo travellers and others as well.

The property is located in a mid rise residential style building close to the metro. The building is a security building and the staff manage the hotel during day hours. Lisa greeted us upon arrival. She is a sweet and caring person who ensured we understood how the doors and lifted worked and made sure we were happy during our stay. The room is lovely and I was pleased to find a kettle to make a cup of tea in our room. The aircond works perfectly too. We enjoyed a lovely breakfast with a cappuccino in a breakfast room. I would stay here again.

Great communication from Lisa and Stefania with clear directions on finding the property. location is fantastic-a short 20 mins taxi ride from the airport and only 10 mins walk to the station. We walked to most sites and there were lots of restaurants on the doorstep. Our room was spotless and had everything we needed. Breakfast had plenty of choice and was beautifully presented. Staff were friendly and Lisa went out of her way to assist with taxis and information. Highly recommended for a great stay in Rome.

The people! The lovely people who cared for us like family. Lisa who welcomed us, showed us around, cared for every need and was always smiling. The lady (who's name I forget, so sorry) who made us cappuccinos and reminded me and my son to eat fruit not just bread and cakes at breakfast 😂. Such great people 🙂. This is a simple place on the third floor of a building between the train station and colloseum so for travelers spending a short time in Rome is in a perfect location. Breakfast is included, there's a fridge in the room, air con is fast and efficient, everything is clean and functional, the beds were good and comfy too with extra pillows etc available on request. Rome is an expensive city in the summer and in the past I've paid a small fortune for rooms in much worse locations and with nothing like the level of service offered here.

Nothing really. The listing is accurate. If you want a room with a bath tub rather than just shower cubicle they'll sort that for you but must mention it in advance because only two of the rooms have one.

Staff were exceptionally welcoming and helpful. Room and bathroom were clean, comfortable and well-appointed, also quiet. Although listed as room only, a full breakfast buffet was provided at no extra cost. We enjoyed our stay: we really felt like guests in a quaint property that did not feel like an anonymous hotel. With its tiny balcony and courtyard outlook it perhaps gave some idea of how people in Rome actually live.

Nothing of note. Finding the entrance first time was a bit tricky.
