B&B apartments - very good standard and location (between the Vatican City and the main monuments of Rome - di Trevi Fountain, Colosseum, etc.). Most of these places can be reached on foot in 15-20 min. Kind and very helpful staff, who will also how to explore Rome. Breakfast modest, Italian style - but you can eat well. Room equipped with a comfortable bed, refrigerator and air conditioning. Very neat bathroom (although you have to wait a little for hot water). Overall, I would recommend.

Breakfast could be more varied. Long wait for hot water in the bathroom. Other than that - no drawbacks.

The room was nice and spacious. The location of this place is great! Right opposite the Sant Angelo Castle. You have a nice view of the River Tiber when you exit the hotel. It’s located close to many food options and there’s lots of buses you can catch close by to get to parts of Rome. The staff were so kind and helpful. They helped us arrange airport transfers too. The breakfast was nice.

We stayed at Residenza Ave Roma over Christmas and it was an unforgettable experience. First of all, thanks to Vincenzo and Vera for their hospitality. Special thanks to Vera for the delicious Christmas cake, good brewed coffee and wonderful conversations. The hotel has an ideal location, very close to Piazza Navona, Fountain Trevi and Pantheon. Also across the road is the Castel Sant'Angelo, and behind it is the Vatican. The hotel interior is vintage and cute. The rooms are small, but quite comfortable. Breakfast is standard for Italy - croissants, toast, ham, cheese, cookies, coffee and tea. The shower is small, which is common in Italy. There were no problems with hot water.

The rooms are located below the sidewalk, which is why there are bars on the windows. For us this was not a minus, since from morning to night we walked around Rome. However, for those who love comfort and the view from the window, this may be a drawback.

Great location, nice rooms, friendly staff, good breakfast. Quiet rooms even though the windows face busy street

The rooms are below ground level, so don’t expect any views. Breakfast area is very small and won’t fit all guests. The personnel will come and tell you when a table clears though. Neither of this is a real problem :)

Stunning rooms with friendly and helpful staff. But most importantly for our stay, a perfect location. Walkable to all attractions on our list, as well as beautiful cafe/restaurant/shopping areas that we felt safe for our toddler to walk around. We stayed in a few locations in Rome and this was by far our favourite.

Fabulous people, Vera was very helpful, kind, always with a smile and a good word for everyone. Nice room, had all the facilities, everyday cleaning and clean towels and sheets. They also offered us an early check in, upon request.

The only thing, was the smell of mould, as you entered the building,but we realised that it was a common thing in almost all buildings in the historical centre.

The staff are incredibly friendly, and the location of the hotel was great. It allowed for easy excursions and there were plenty of food options around. This isn't a like or dislike, but more advisory. If you arrive by train, I recommend getting used to the bus service as the hotel is quite the trek from the train station, and unless you're used to a lot of walking it may be too much for some. It's a great way to explore the city though!

This isn't a criticism of the hotel at all as they do an amazing job and are working with the space they've got. Even so, the breakfast seating area is unfortunately really small. When there are larger groups staying at the hotel at the same time, it may result in delays getting out to see the sites. We abandoned eating breakfast on one of the mornings as we wanting to get started early and we didn't have time to wait.

The location was ideal for exploring Rome. Rooms were very clean and comfortable. Loved fabric wallpaper, such a nice touch. Bathroom was good with large bath towels and mini shower gels. Definitely return when in Rome again. Vera was very helpful, friendly and knowledgeable on planning our exploration.

The dining area for breakfast was small.

Location even better than I expected, Piazza Navona just around the corner, taxi rank and helpful bus stops there as well. Vatican a short taxi or bus ride, lovely view of St. Angelo with short walk. Helpful maps and tourist information. Staff is wonderful, Good croissants for breakfast. Do the TramJazz or an evening Vespa tour, very fun!

Not a thing wrong with this hotel. Taxi rank has a long line, plan ahead for a wait. We learned to flag one down closer to the hotel, but that is hit and miss. Good bus access, would be a better choice.

The location was really excellent …we could walk to all the main attractions. The staff were also extremely helpful, friendly and attentive. There was lots of space in the room, a handy fridge and everything was kept clean. Though situated in the heart of Rome, the room was well double glazed and peaceful at night.

The breakfast area was difficult to access for disabled guests due to stairs. The bathroom could have done with refreshing though everything worked. The old style decor might not suit all tastes though we liked it.
