Location was world class. Terrace area was wonderful.

Bedroom walls are paper thin, affected sleeping at night.

Fantastic location overlooking Piazza di Spagna and the 'Spanish Steps'. Comfortable and quiet with effective airconditioning. Friendly, helpful staff always available at the desk. Be sure to use the lift!! Enter from street level and either call reception on your phone or have one of your party head upstairs to arrange the lift - do not carry your suitcases up the stairs ha. A key is required to use the lift and reception will provide one - hot tip.

Really nothing not to like :) The communal outdoor area is only for hotel provided food and drink, no eating take a way food there, fair enough.

The staff were amazing and kind and made the stay even better. The location was just absolutely wonderful, and the bed was super comfortable! I would absolutely stay here again!

The WhatsApp number wasn't responsive when I was trying to figure out exactly where I needed to go to check in. Also, when I got there, I had to carry my bags up the stairs since the elevator only works when you have a key after checking in. It's a small thing overall, but if you need help with luggage and whatnot, it's good to be aware.

The location of the hotel is excellent - right next to the Spanish steps. The historic building has been well renovated, retaining the feel of the era. From the hotel terrace you can step directly onto the Spanish steps. In the evenings, you can enjoy a glass of wine on the hotel balcony and listen to street musicians on the Spanish Steps, which we really liked. The rooms are well designed, using historical objects as decorative elements. The rooms are clean and equipped with everything you need. The staff is very friendly and welcoming.

Unfortunately, there was no proper wifi in our room. The connection kept dropping and was very slow. If you plan to work remotely, it does not work well in this hotel. There was no breakfast room in the hotel, breakfast was offered by a partner restaurant across the road. After the first morning, we decided to eat the following breakfasts in some another restaurant. Fortunately, there were enough of them nearby.

Location - streets right outside the hotel take you easily around city. Room felt cozy with all amenities. Right next to the Spanish Steps, but my room was on the inside courtyard with a little balcony so I had the benefit of the location and quiet privacy too. The guest terrace is right on the steps if you want to enjoy the crowds at a distance with your little cup of expresso or glass of wine. Church bells in the evening a special treat.

I had google mapped the entry to the hotel which was extremely helpful, since the entrance is not marked on the street level. The hotel is on the upper levels and you have to ring the bell at 29 Piazza de Spagna for entry. Then take the elevator to the hotel floor. There is also another entrance on the Spanish Steps and they'll show you how to use that once you check in. Deana at the Front Desk was really helpful, friendly and always ready for a chat or a suggestion -- Gracie Deana!

It was a little noisy

This hotel is practically on the Spanish steps. There are 2 entrances, one from the street that has access to a lift, and a second that is halfway up the steps. The location is what you pay for, it is central to most of the major sites. Because of the weather (July heat/humidity) we ended up taking taxis to the Vatican and Borghese Gallery. But in good weather those sites are easily walkable. There are 2 taxi stands next to the hotel. Plenty of food options, high end stores, and ATMs within a minute walk. The staff are really nice and helpful. We had trouble with the safe, and they came and showed us how to use it. I asked for help getting a taxi to a tour that met close to the Colosseum, and one of the staff came with us to the taxi stand, talked to a taxi driver to show the location we needed to go, and even helped with the price. They care about their customers.

The room we were in was a bit tight, a king size bed which took up most of the space. We misunderstood the "balcony" in the description thinking it was a place we could sit outside. They have 2 types of balconies, one with the chairs and tables, and "French" balconies that are basically guard rails on a window. The safe is only big enough for passports, not laptops. There is good security, cameras and a 24 hour staff, so it was OK leaving our computers in the room. But we would have preferred a laptop compatible safe.

We loved the location. The room was lovely and your staff, especially Francesca, was very accommodating and made us feel welcome right from the start. Definitely will be staying here again and referring your hotel to others.

Right on the Spanish Steps so very central to this famous landmark in Rome. Very clean, cool and comfortable room with small balcony overlooking the steps. Staff very accomodating minding our bags after an early arrival so we could look around Rome.

It can get loud at night but there are roller shutters on the windows which block out most noise ( so not really a negative but to be aware).

Right next to the Spanish steps and 100 meters from the taxi stand. Also had a private terrace/bar area right on the steps and overlooking the entire piazza.

It’s an old property, so there is a small lift and it’s generally easier to use the stairs, but this is not a criticism.
