It's in the perfect location being right at the Spanish Steps, making it super convenient to walk to many of Rome's famous attractions and restaurants not to mention the shopping :). The hotel itself is beautifully decorated making it feel like you are living inside an art gallery. But the one thing that sets them apart was their SUPERB hospitality. Once the booking is confirmed, they will communicate with you through WhatsApp to help with anything from giving suggestions to local restaurants and even making the reservations for you, to booking tours, they are there to answer all your questions. Hotel staff are super friendly and approachable and are always up for a chat about your day or what you have planned the next day. They are thinking about guests needs all the time. On the morning of our arrival, our flight was delayed by a couple of hours so they organised pastries for us knowing we would be tired and hungry. I highly recommend this beautiful hotel. They are super thoughtful and the hotel is really one of a kind in the perfect location. We would not choose anywhere else to stay for our next Rome visit.

First and foremost, the attentiveness of the staff - and in particular Emanuele - was above and beyond what we had expected. They truly thought of every small detail, with daily follow ups, making our short but packed trip smooth and enjoyable. For the suite itself- it is centrally located and even with two 8 year olds we managed to walk to all of the main attractions with ease. Despite being in busy location, the windows are completely sound proof and we could not hear anything from the suite. The room was kept spectacularly clean each day, with specific attention to top up drinks and bathroom supplies as required. We absolutely loved our stay in Rome in large part down to Emanuele's assistance and the fab room. Would repeatedly recommend!

The property was excellent with regards to location. It was exceptionally clean and very quiet , although we were exactly on piazza di Spagna. Rooms were clean and lovely- smelling . The windows could open to let in fresh air . The first aid kit was very well stocked and filled with thought. I needed a safety pin and found it there . The owner Franco was there to greet us and the director Emanuele was always checking to see if we needed anything and they were super spot on for organizing our tour and giving us restaurant recommendations. You name it, they are on it immediately.

Upon arrival, we were thrilled to be upgraded to the most stunning apartment overlooking the piazza—you can even see the Spanish Steps from there! Pure luxury, yet with a charm and authenticity that far surpasses traditional luxury hotels. It felt like a truly unique Roman experience. This is now our new favourite place in Rome. We had an absolutely fantastic stay in Rome! The location of the accommodation couldn’t have been better – it was centrally located, allowing us to easily walk to all the major attractions. The apartment itself was of the highest quality, with beautiful and modern amenities. What truly made our experience unforgettable, however, was the exceptional hospitality. From the moment we checked in to the time we checked out, the service was outstanding. We’ve never experienced such warm and genuine hospitality before. The host went above and beyond, not only providing excellent recommendations for restaurants but also handling all our reservations directly, which made everything so much easier. We were truly touched by the care and attention we received from the entire team. Thanks to their efforts, we had a wonderful and memorable stay in Rome that will stay with us for a long time. WOW!! the hotel is right next to the Spanish steps, however there is no noise inside the room. the rooms are clean and modern (we switched 2 room due to some technical issues we had, so we stayed in the regular room and then switched to the suite as a complementary of the hotel owner!). the staff were very very helpful! they get in touch with you prior to your arrival and want to assist in any way they can, for example recommending restaurants and booking them for you! i know for sure that in my next stay in Rome, i'll be back!

The Piazza di Spagna 9 was absolutely perfect! Emmanuel and the hotel staff provided extraordinary service from excellent recommendations of what to do and where to eat, to going out of their way to make our stay memorable. The suite was beautiful and roomy (unlike other small boutique hotels), and the accommodations were extremely comfortable! The location was a minute away from the Spanish steps with easy access to other sites making it the perfect location for a Rome visit. Most of all, staying at Piazza di Spagna 9 felt like we were staying with family…only better!

What an incredible stay we had at Piazza Di Spagna 9. The hospitality and genuine care that Emmanuelle and Franko take in making your stay as perfect as possible, is truly amazing. The hotel has beautiful rooms with brilliant attention to detail. It’s located just beneath the Spanish steps, walking distance from all the main attractions. They are always on hand to assist and they managed to secure tickets to major attractions at a moments notice. This was all of course amazing but their genuine care in our stay and effort into making us feel like kings and queens is what sets this hotel apart from other 5* hotels, it has a boutique feel where nothing is deemed too much effort and the way they conduct themselves is with pure enthusiasm, joy and always with a smile. We could not recommend this hotel any more if we tried.
