Everything went smoothly and was taken care of. The hotel staff provided professional service and was very helpful.

Davide sent me a WhatsApp as soon as I booked and was really reactive when I had any questions. We were able to drop our bags there before the check in time, which allowed us to use the afternoon of our first day. The check in procedure (door code, key box code and door instructions) was really clear and easy. He sent a few useful messages to us for places to eat and different transport options. There was good WiFi reception. A little coffee station was available at the suites - enough to start the day. We had problems booking an uber for our departure and Davide answered my messages at 10pm! and tried to help us book. The room was very spacious and clean as was the bathroom. The big plus is the ease of communication, we saw no staff (except a cleaner) but Davide more than made up for that. The suites are close to a park and you don’t feel you’re in the city. But you can be at the Coliseum in 35 minutes on the bus. We highly recommend this accommodation !

My flight arrived about 4 hours later than scheduled, which meant I reached Unicum Roma close to midnight. I must admit that I was sceptical when I got there as it was an apartment building and not a hotel entrance. But Davide had sent in all the instructions to enter the property clearly so we had no issues getting into the room. The room was big and the beds were comfortable. I had opted for a room with no breakfast so we went to the first bar, which was not more than 30 seconds from the building. Having a freshly baked croissant with amazing capucine was a saver. The tram station is not more than 5 minutes away and Davide had also sent the link to buy the tickets. It was all very easy to navigate. Like it said in the previous comments, this is an apartment with 4 rooms and not a hotel but feels very private and very clean too. Communication with Davide was great.

Nothing wrong with the room but just it's not centrally located, so options for dining are limited. Davide has some recommendations for places closeby

Hotel is positioned in a residential area with a lovely view to wake up to in the morning. Staff you never see, therefore ones stay is very private. All is communicated via cell phone and the response is immediate and friendly. Extremely helpful on all fronts. Location is out of the centre of Rome but well positioned for the #8 bus which passes regularly. Breakfast which is included, I took at the bar under the hotel in the morning. Classic Italian breakfast. Perfect to start your day. They even offer coffee and tasty biscuits each day in the hotel if one wants a break. I will certainly book here again.

Location is a little far from the centre but as I said the area is well serviced by public transport.

Very nice owner who helped us in many ways. He provided everything we needed for a comfortable stay. The location was a little far from the city and it was in a neighborhood environment with apartments and condos. We were able to walk to get food and conveniences, and it met our needs. We actually had one of our best meals in Europe at one of the nearby restaurants, which was more of a local place, However, if you are wanting to see the historical areas, you will have to use local transportation to get there.

Location was good, but not great for sightseeing. You could not walk to the historic district, so it required local transportation.

The room was spotless, cozy, and situated in a quiet neighborhood surrounded by friendly locals, making for a lovely experience. Davide, the property owner, was incredibly kind and went out of his way to help us find sightseeing spots, offering plenty of valuable recommendations. The bathroom was newly renovated and immaculate, and the bed was very comfortable. The cleaning staff maintained the room daily, ensuring it was always fresh. Plus, the room had a beautiful view, adding to the charm of our stay.

We had another lovely few days in Rome. The accommodation is strategically well located, just 200 m from tram line 8. The host was always very quick to help us when we had questions. And not just when it came to arrival and departure, but also with extensive tips about the city, local restaurants and sights in Rome. We have never been looked after so well! Simply great. Unicum Roma Suites is an excellent host and is therefore highly recommended.

If you are looking for a very comfortable, clean and quiet place to stay in Rome, outside the noisy centre but with very convenient options to travel to all tourist places in Rome - this location is highly recommended and should be your choice! A quick summary of main points: - Rooms are located in a clean, quiet apartment house in a small dead-end street, all rooms have view to a recreation area, some with balcony. Very nice, large and thoughtful rooms, newly renovated, with very comfortable beds and a nice, decent bathroom with rainshower. Very clean, daily service. Portier service, elevator. - The host, Davide, and his staff are extremely helpful and friendly - he was very attentive and always looked to make our stay as comfortable as possible, and gave good recommendations for restaurants, interesting places to visit (apart from the well-known ones). - Kitchen area (shared) with fresh cookies, espresso-maker, soft drinks. Breakfast is currently available in a typical italian bar located in the apartment house, which gives you the best start into the day and the italian way-of-life. - Transportation - though in quiet part of central Rome, the location is conveniently situated a 5-min-walk away from the tram station, the ancient city center is a 20-min-ride away, and you are at Piazza Venezia, Collosseum, Pantheon etc.. Also to Vatican it takes about 20 min by bus. For airport transfer, ask the owner to pre-book a taxi, it has been very reliable and less expensive than other options. - Food - as the suites are located in an area where the domestic roman population is living, there is an excellent choice of restaurants available in 5 - 10 mins walking distance. No tourist traps, but authentic, excellent food for fair prices. Highly recommended: Osteria SIA or Trattoria Da Cesare al Casaletto. Overall, an excellent choice to stay - very comfortable, convenient and well located to visit all attractions in Rome, with good restaurants in the surrounding.

Honestly, there were no points which would deserve any critic.

You get exactly what you see in the photos, nice neighborhood, live authentically with locals;Quiet and clean facilities, nice apartment staff( limited English-speaking but helped a lot) Cost of foods and expense is relatively low, David would list out restaurants around to grab food and coffee, but not really many choices to look up to. Pretty much far away from downtown, would not be a best fit for travellers, although close to bus stop but at least 30 mins transfer to downtown Rome, ~20 mins bus distance from Vatican.

The apartment is modern and really well maintained. Clean and spacious. Situated 2-3 min walk to a tram station from where by tram you are 20 min to the heart of the city center ( since it is the starting point you can always sit and enjoy the ride). It was an excellent choice for us ( 2 adults, 2 children). Great value for money. Avoiding the noise from the city center during the night and not wondering where to park our car. Davide ( the host) is really helpful and provides all the information and recommendations you might need to make your stay in Rome nice and hassle-free. Breakfast was 4 min walk from the apartment but if you want to feel real Italian atmosphere in the morning this is the place. The guys there were really attentive.

Nothing. Everything was perfect. For us was no issue and we knew that we had to travel by public transport to get to the center. It might be tricky only if you feel like coming back to the room at noon ( for those with small kids for example) and going out again.
