Great location within the center of Ortigia, bed was comfortable, and continental/buffet breakfasts were good (delicious fresh, self-squeezed orange juice - YUM).

Room had a musty/unpleasant odor. Difficult to communicate with staff due to our lack of Italian (our problem, not theirs!).

Xenia was a great place to stay for a few nights in Ortegia. Nice little property excellently located on the main shopping street (vs. a side alley) with easy walking access to all the main sites, restaurants, etc. We had a lovely corner room with balconies on both sides opening out to the main street. Very cosmopolitan! Nice breakfast provided until 10:00 am. I would stay there again. NOTE: 10:00 am is strictly and sternly enforced. At exactly 10:00, while we were enjoying coffee (our bags were all packed and ready-to-go) we were rudely run out of there like unwanted guests who had overstayed our welcome, literally pushed out the door into the hallway, with the door abruptly slammed behind us Too bad because it put a bad end to an otherwise enjoyable stay.

The breakfast and the setting of the breakfast room was wonderful. This facility is in a residential building with high ceilings and tall windows. The breakfast room had tall glass doors open to a balcony overlooking the street. The room was spacious and full of light. Two sets of floor to ceiling glass doors to the balcony. The host was very responsive and helpful. She gave us lots of important information for our arrival. Parking on the island is particularly tricky. At their recommendation we parked in a lot just across the bridge and enjoyed a ten minute walk to Xenia.

We liked EVERYTHING. We would stay at Xenia again.

Rooms were very comfortable and had everything you need, toliteries, towels, hair dryer and a mini fridge. Essential for the wine and beer in the summer heat. Central to all amenities and touristy spots. The breakfast was amazing. Fresh coffee, juice, and pasteries. The room we had was fabulous with two balcony's. I really don't have enough praise for this little gem of a place and the staff and owner couldn't do enough. So 5 stars from me.

The room was beautiful and the balcony was great for soaking up the Ortigia vibe. The breakfast was simple but very high quality — there was one pastry I'll be trying to find again for some years. The place felt very secure, exclusive and well looked after. The staff were friendly and helpful.

The room was a little hot (either the air con was a bit dodgy or we couldn't figure it out) and it was noisy outside — we found this quite atmospheric and you couldn't hear much with all the balcony doors closed. The b&b also provided us with earplugs, a very sweet touch

The location was excellent and the staff were so friendly, helpful and kind. The breakfast was amazing, with a real effort to make it special and different each day for the guests. A lot of thought has obviously gone into the breakfast planning. It was our wedding anniversary and the manager presented us with a bottle plus champagne glasses as a gift! Enjoyed all of our stay, especially sitting out on hotel balcony.

The room was good quality with fridge, coffee machine, balcony, clean and tidy. The Xenia was very well run, very close to everything bars , shops, restaurants. The breakfast in the morning was as good quality as any that we have had in any hotel in Italy or Sicily and was varied and always replenished. All the staff are very friendly and very professional and take pride in what they do. Would recommend this establishment.

- A large room, although it seemed bigger in the photos. - Very good location. - Two balconies and a nice view. - Comfortable bed. - Possibility to leave luggage. - Elevator in the building.

- The breakfast was very monotonous; scrambled eggs or some warm sausages would be nice. - The TV was placed in such a way that part of the screen was not visible from the bed. - Weak Wi-Fi. - We couldn't raise the blinds on the windows and balcony doors, which were halfway down.

The property was very clean, with a lovely scent of orange blossom throughout. The common areas were also well maintained. The location is excellent. There aren’t many negative points—just that the water pressure in the shower was low, and the heating/AC unit was quite noisy and inconsistent, which made it a bit cold at night. That said, the apartment itself is very good and overall we had a great stay.

Great location on the main street, and walking distance to all of Ortigia. Comfortable bed, bedding, and pillows. Great terrace and seating outside our room. Cafe and small supermarket just downstairs. Small but good shower and bathroom. Good outlets and lighting. Breakfast was tasty and had a lot of choices (breads, cakes, ham, cheese, jams, yogurt, fresh fruit, coffee/teas). Responsive and easy communication with property. We stayed 3 lovely days/nights here.

Parking in Ortigia is difficult, but property goes out of their way to make getting there and finding parking as easy as possible. We took turns unloading the car, and going up to the b&b so we didn't get a ticket from the police (since there is no street parking there). We then found parking at the entrance to Ortigia in a free, public lot. The street below the b&b can be noisy towards the morning when life starts to happen outside. But the view and location make up for that.
