Helpful staff, clean room and a very nice cleaning lady Effortless check in and check out. Cheap breakfast but basic- cereal, yoghurt and some buns with jam or honey as well as few pastries. Room cleaned daily and towels/ toiletries available at no extra cost. There was an option to leave the luggage with them after check out but we did not need to. We really enjoyed our stay as the location was great yet so calm and peaceful.

A kettle and some mugs would be very helpful especially when traveling with kids. WiFi could be better.

We had a great stay! The property is just outside a main square so quite at night but 5 mins from some amazing food and drinks spots! We loved the location, easy walk to everything. The check-in process was also very easy, all codes and instructions sent the day before. We had no problems with finding the address or accessing our room. Everyone was very friendly and we were able to leave our bags after check out.

Rooms are basic, but everything was lovely and clean with a large comfy bed.

spacious room, big double bed, clean, good shower, very good price. very silent and peaceful area, yet close to Campo Santa Margherita, where many locals go out in the evenings.

after showering or having the tap on for some minutes, a repetitive noise kept coming from the sink for about 30-60 minutes. Not a big thing, but it did get a bit annoying at times. We were there in February, i can't say the room was cold, but we wished it was a bit warmer.

The lady let us in early, as we got there in less time than expected. The shared ensuite was good, if small, and only a few steps from our door(no.10 room). The balcony was a delight, with the view looking over the garden restaurant. The guy organised a fan, as we couldn't open the doors at night due to the MOZZIES.

The mosquitos at night! The diners got a little loud, as we went to bed early. It would have been nice to have access to a kettle to make a cup of tea for ourselves.

The cleaning lady was absolutely lovely !! We booked a room that had a shared bathroom which we were nervous about but I didn’t even see another person in there and we used the bathroom facilities quite frequently. The room was also right next to the bathroom so there was no issue there.

We booked a room with a fan and no air con which was a mistake because of how hot it was! It was 7 euro for the breakfast they provided which was basically just cereal - no hot food options.

The location was great, very quiet area with the same charm of the canals, great to explore and enjoy Venice without the overcrowded tourism and nice walking distance to the main attractions with the chance of getting lost in the streets of Venice and discover more the city. Our room had a terrace with views to the canals which could be great in warmer months. The Room was spacious and warm, we had more pillows and blankets, there was some shampoo in the bathroom and everything was clean.

I didn't like that the wifi didn't reach to our room in the second floor. After I asked I was adviced to use the wifi downstairs in the first floor which it's a solution but I would invest in a wifi amplifier for the future. The room decor was a bit old.

Loved the location, balcony, and staff! We loved the quiet neighborhood and the shared bathroom was very clean! We would recommend staying here!! The staff was so helpful. My only reason for not rating a 10 would be the air conditioner did not cool enough to my liking, but I bet others would think it is cool enough.

The location of the hotel is great. It is distant from crowds of Venice tourists, but still close to the main areas of the city Nice breakfast is offered for extra payment. The garden of the hotel makes the atmosphere unique. The owners helped with luggage storage after the check in. Nice decorated rooms

We needed the shower badly after the check out, due to some emergency. There was a shared bath room on the floor and unfortunately, we were not allowed to use it even for the extra payment.

Italian breakfast 7 Euro. Nice view from our windows onto the garden restaurant. We noticed later, that it takes only 15 minutes to walk to the hotel from the Piazzale Roma bus station, so at the last day we did not waste money on the water bus but took our luggage to the store room at the bus station. From the hotel it takes only five minutes to Academia or the Guidecca canal.

First evening we went to the restaurant for a light meal, but the waiters showed openly that they expected us to eat Italian style. One of us ordered from the appetizer list the vegetarian dish, which was indeed a very good choice. She couldn't have eaten any more. The attitude of the waiters was not pleasant.

The art work and the garden were great. The location was great as it was quieter than on the grand canal, but only a 5 minute walk. We asked for an earlier check in and they provided that. We would definitely book again for our next trip!

One of the slats in the bed fell out, but it was easily fixable and the bed was super comfy.
