Location and quality of the rooms

The breakfast facilities were inadequate when you could not sit outside. One had to wait to be seated. The cleaning took place next to where you were eating, so quite noisy. The thermostat for the air conditioning did not work and the fuse had to removed so as not over heat the room. In the shower please install a shelf to keep gels and shampoo bottles. Please also provide real cups at the sink where toothbrushes, combs Etcetera can be kept.

I was worried by other reviews, especially about breakfast. But the hotel was in a great location, breakfast had good options and was run by some strict Italian grandmas who kept people moving. The TV had audio but no visual for some reason and the shower door handle was broken but apart from that the bed was comfortable and the room had a nice size. Would have liked a wardrobe door so I don't have to see my clothes. The location was amazing, walkable to anywhere in Venice and 30 seconds from a ferry stop. It felt close enough to the action but far enough from the tourist traps. The luggage room didn't feel very secure but it did the job. The staff, especially the maid were helpful and friendly. The hotel is around the corner from some great chichetti places. I would stay here again. My only small complaint is I wish there was a mosquito curtain for the window.

Just need a way to stop mosquitos getting into the room.

It was very easy to communicate my needs to the hotel (I have chemical sensitivity and have to avoid cleaning chemicals and fragranced detergents and sprays), and they met my needs well. When I booked the room I didn't pay much attention to the fact that breakfast was included, but it was surely noteworthy - many choices that included fresh fruit salad, yogurt, eggs, potatoes, and carrots, croissants, meats & cheeses, muffins and cakes, a selection of cereals, and much much more, including water, juices, espresso, cappuccino, coffee and tea. It was a great way to start our two days of sightseeing. The staff was also very helpful in storing my luggage in their storage room for four extra hours the day we were leaving. We hope to return to Italy next year with our adult kids, and will happily stay at this same hotel when we visit Venice again.

My room smelled a tiny bit fragranced when we moved in, but I left the windows open for an hour and it cleared out. Unfortunately several mosquitoes came in during that time and we had to catch them. This was a minor inconvenience.

We went for redentore and the location for our sector was fantastic, and right on the water. Nearby to a water taxi stand too so easy to move around if you want to see other islands. The property also has a lovely courtyard for sitting and enjoying a spritz. Great air conditioner too for those traveling in the summer.

Not a problem for us, but if you’re unable to take stairs, the wait for the elevator can be very long, as there is only one, it’s small, and moves very slowly. Also, the staff were not particularly welcoming. They didn’t greet you when you entered, seemed to be a little pushy about collecting the city tax immediately when you arrived (more so than explaining the property, breakfast, etc.) and then sent an email in all caps reminding guests to pay the city tax (which we’d already done). Not the warmest people, but an all around decent stay.

The location of the hotel is great, very close to all of the city's main attractions. 2 min walk to the vaporetto and alilaguna stations - extra convenient! The staff are all friendly and ready to help with anything. The breakfast is fair although do not expect a huge variety of food. Appreciated that the hotel closes its gate at night - extra safety never hurts :) The inner yard is super cute for early breakfast morning!

The beds were not the comfiest and the pillows were low - but to each their own. The room looked bigger in the picture than it was in real life.

We stayed for one night and overall, everything was nice. The room was very clean and the beds were comfortable. The location is excellent, you can easily walk or take the ferry to most places. We’ve had bad experiences with hotels in Venice before, so we were quite skeptical, but this hotel changed our mind. We would consider staying here again next time. Thank you.

Breakfast was okay, but we didn’t quite understand why someone else was serving us coffee instead of us getting it ourselves. It felt a bit unnecessary. We also think the coffee quality should be improved. Additionally, the scrambled eggs had a strange taste , we recommend revisiting the recipe. Because of that, we ended up eating yogurt and getting our coffee from somewhere else. One downside was that the staff were not friendly at all. We believe they could benefit from some training in hospitality and customer service.

The staff was very welcoming and the location was perfect. Also, the room ans the bathroom were clean and very nice

My room was very comfortable, cosy & with a view over the courtyard garden. The hotel is in a great position, close to bars & restaurants, not too far from popular attraction but away from the busiest areas. A great breakfast is included in the room tariff which was a real plus.

I found some of the front of house staff to be quite unfriendly which is disconcerting when you are doing your best to be polite & friendly towards them yourself.

Excellent location for access to main attractions. The garden and outdoor veranda is also a bonus in Venice. The staff were helpful, friendly and efficient. The bedrooms have been recently renovated. The public areas have lots of Venetian character though some may think the decor is dated.

Having said the outdoor space was good unfortunately at times it was used by several smokers. Having an outdoor no smoking area would definitely be a positive.

The photos on website do not do this hotel justice! The outside and courtyard area is stunning authentic and elegant, reception area is traditional with beautiful decor. Basic but retro breakfast area but the seating outside is really pretty with comfy furniture and colourful flowers. Once you are through the lift onto the corridors of each floor it's so modern, professional and clean! The corridors are black with smooth flooring, room numbers and key card tech again so modern!!! so so pleasantly surprised!!!!! The room was lovely we had a room for 3 people so had 1 single bed and 1 double bed, nice amount of room around the beds - can't complain. There was a table area for your things along with an open rail and small shelf for clothes. The bathroom - WOW, stunning. Marble top to bottom, huge. Shower was beautiful, light up mirror - couldn't complain. The location was good, south of the island. Everything appeared to be a 20minute walk over MANY bridges ahah. Lovely little cafe's and restaurants on the same strip of road and a few gondola pick up places just at the end of the strip too, less than 5min walk.

The open rail wardrobe was slightly small for 3 people but it still did what it needed to.
