Staff is very friendly. It was our wedding anniversary and hotel upgraded our room free of charge. We've been welcomed by staff with glass of prosecco and little pizza bites. Room was beautifully decorated and spotless clean. We had everything we were needed in our room and had complimentary water in the fridge. Prior to our visit I asked staff to give us a recommendations for nice restaurant for our anniversary dinner and kindly received list to choose from. TBO fish restaurant that been recommended was absolutely stunning and food was fresh and delicious. Hotel grounds are well kept with beautiful big garden, where residence can have a rest. Hotel staff organised for us a taxi boat to Murano glass factory, have to say we only a gave a very short notice (two hours), but boat arrived on time as agreed, and was free of charge. Shame we never had a chance to use a spa facilities.

Breakfast had a limited hot menu, but its understandable as its only a small hotel with 15 rooms. Wasn't any problem for us, as lots of nice coffee shops and restaurants within short walking distance from the hotel.

The location was absolutely perfect. The hotel is located in a quiet and peaceful residential area, with a university nearby, yet it is far removed from the bustling tourist center. However, it is within walking distance of everything, and you can enjoy a pleasant stroll to get there. The beautiful courtyard was also wonderful, and the hotel staff's thoughtfulness was a great comfort during my solo trip. Despite traveling alone, they upgraded my room to a spacious one with a view of the courtyard, making my six-day stay a perfect rest.

Wonderful bed; effective air-conditioner; beautiful garden and good breakfast; very nice welcome drink. Quiet at all times of the day; had a local feel. Great location for walking from vaporetto; easy to most other places.

This is an expensive, 5-star property so the little things are important: no shelf to put one’s toiletries on in shower; cramped area in front of bathroom wash basin; only one towel provided to a solo traveller (happy to provide a second but I shouldn’t have had to ask daily); coffee maker unuseable because it was up so high (should be on a table at waist height); poor directions given on where to meet taxi (could easily have missed the taxi); misinformation given about taxi the previous evening. These seem small but not given the price paid. It should have been perfect.

A grand beauty in Venice and is a beautiful property with a lush garden and opulent rooms. I was in the Canal Room which had a wonderful view of the canal and equipped with a desk where I could write while looking at the lovely view. The breakfast was excellent with a range of options and cooked eggs on demand.

My room was a bit warm on the 2nd floor and often needed to make use of an electric pedestal fan to make the room comfortable. I also noticed across the hotel and in my room small instances of chipped paint or frayed material suggesting that behind the beauty the hotel is a little tired. While most of the staff were excellent, I did struggle with getting some assistance in understanding what pending strike information and was told to just calle the rail company (which I did and thankfully was not affected by the strike).

Lovely area, beautiful hotel and spa. The most friendly staff, they go above and beyond to make sure you have a perfect stay. Luxury spa for a very reasonable price, the garden is so peaceful and stunning. Good price hotel for Venice. They have an amazing transport service. Walking distance to everything. Not packed with tourists in this area, I’m so glad I stayed here. Very close to amazing restaurants, gondola rides, bars, churches.

That I had to leave. There is nothing not to like.

The hotel is in a quieter part of Venice. We were upgraded to the junior suite on arrival which was a welcome surprise, the breakfast is excellent and the staff are very friendly and helpful. The hotel is for adults only which we very much appreciate. If you are looking for a luxurious hide away in Venice with all the comforts of a 5-star childfree accommodation, look no further. We highly recommend it!

The only thing we didn´t like was the fact that the heating in our room could not be regulated by us. Room temperature is such a personal thing. Venice was still very warm in October and we would have loved to turn the temperature in our room down. The hotel put some electric fans up, which has helped a bit. I am sure if you visit in summer, there won´t be an issue.

Super location, easy access to the waterfront and restaurants at San Basilio and towards Accademia and the Rialto for crossing the Grand Canal towards St. Mark's Square. Plenty of eating out options nearby as well as comfortable bars. Also a short walk from the railway and water taxi/vaporetti stations. The hotel has a relaxing, quiet atmosphere and provides welcome respite from the hustle and bustle elsewhere. Owner and staff all very friendly and helpful which added to the wonderful experience.

Breakfast was a bit of an 'all or nothing' affair, which was fine if you had the appetite to make the most of it but a bit steep at Euro 30 each if you didn't ... though at these room rates that may seem a bit pernickety. Certainly we enjoyed what we had on the one day we had the appetite!

A great hotel in a quiet location but with easy access to the waterbuses and restaurants. The staff were very attentive and friendly. The garden is lovely oasis. There is a good choice at breakfast with very good quality food.

Some storage drawers in the bedroom would have been helpful.

Helpful and friendly staff, lovely room, clean and restful ambience. Very good communication overall and great knowlege and helpfulness in recommending places to visit (including restaurants) and arranging travel / transfer. I would also highly recommend the Venice Jazz Club.

Possibly another suitcase stand would be helpful in each room. Breakfast needs some attention, i.e. wider choice of quality breads/white and brown and a toaster for guests to sort help themselves, the pastries/cakes need a larger variety. The bar could do with someone on duty at all times, alos therre aws no single malt whisky. The garden needs a lot of work, it does not look like the photos, leaves need clearing, grass cutting or replacing (it could be so much better)

The staff was amazing, incredibly kind and helpful. The hotel was cozy, quiet, and very well located. The room was very big, comfy and quiet. Everything was perfect and the staff( everybody), made our trip unforgettable. I couldn’t recommend a better place.

Just to say something is that there was no way to switch off the batroom light. Other than that anything to say
