The location is key! The morning and evening staff are super nice. Check in was smooth and easy. The cleaning staff does a great job. The people who work during breakfast are pleasant, on top of the food, and the turn around on cleaning was fast. I will stay here again.

This is my 4th time staying here and I was disappointed with some changes on breakfast. There was no longer a toaster to toast my bread which is key, I missed the hard boiled eggs, and there were these delicious cookies that used to be in jars that are no longer there. I know these are minor but definitely bring back the toaster oven and hard boiled eggs. Also, at checkout the gentlemen working around 3am was drunk. He slurred his words and smelled of alcohol. He couldn’t even walk straight. My family checked out two hours later and he was passed out on the couch. They tried waking him up and couldn’t. It was unprofessional and concerning that he wasn’t guarding the front. Anyone could’ve walked in and grabbed keys or taken any personal information.

The property is perfectly located 150m from St Marks Square. Getting there is really easy - take the number 2 water bus and get off at S. Marco Giaardinetti. The ferry is right outside the train station just off to the left of the entrance as you walk out of the station, and was €9.50 per person at the time of writing. It’s a great way to see a little of Venice as well (about 30 mins to go round) and the stop is 2 mins walk from the hotel. Breakfast was included in our room rate and it was an excellent continental buffet with lots of choices, yummy and fresh. The team in the dining room were friendly and helpful. Our room (449) on the 4th floor was lovely and spacious, had comfortable beds and a decent sized bathroom and shower. We also had a tiny tiny view of the water (per the photo).

The person on the front desk when we arrived was not very welcoming and couldn’t have given two tosses for us being there, which I always find interesting with people given they work in a service industry and depend on people coming to their establishment to pay their wages. To be fair, there was another lady on the front desk and she was most helpful and gave us quite a different experience of the hotel

Location, Location, Location. It is only one block from St Marco, and the same building as Hermes and Jimmy Choo. Great for shopping and sightseeing. The breakfast with Italian pastry and cappuccino was great. The breakfast room is overlooking the shopping streets below . Getting a window seat and I can sit there all morning. The lobby was elegant and cute. It is great to sit in the lobby to sip and read a book.

This was the quintessential Venician ideal.we had the most amazing bump out that allowed up to overlook the street. Opening them really cooled the room quickly and allowed us to enjoy the atmosphere of Venice. The staff were very friendly and helpful. The location was excellent for sightseeing and transportation. If you like high-end shopping, you are in the center of it. The area is busy during the day and quiet at night.

Honestly, in our opinion, it was almost perfect. However, the pillows were very uncomfortable. Oh, and the mosquitoes, but no one can control them. They are a much harsher version of the US.

Best location if you want to be close to the S. Marco square (3 min walk) and all the stores and restaurants. Also it’s 5 min walk from the Alilaguna line B dock (water bus line, from and to the airport). That was convenient for us, as we were traveling with 2 suitcases and a baby stroller. The water bus ride took an hour and 20 minutes from the airport to S Marco. The hotel is 15 minutes walk to the Rialto market and 30 minutes walk to Biennale. If you are planing to visit Murano/Burano, you will need to take again the water bus and it will take you aprox 1 hour to get there. Staff was polite and whenever i asked for warm milk for the baby, they responded immediately. The suit was quite large, as well as the bathroom. We always had hot water for a shower. Bed was extra large but not the comfiest mattress.

I think having a bottle of water in rooms should be a no brainier. Hair dryer was too weak. Breakfast was mediocre for the price, but i ‘ve seen worse.

The location is perfect for central Venice, easy to find from the water bus, and a couple of minutes from Piazza San Marco. Friendly reception and we were given an upgraded room, which was large with a separate seating area. There is a lift to 4 of the 5 floors, though the suite we were initially offered is on the 5th floor, which we couldn't manage. The bathroom was large and modern, with towels changes every day. The bed was made in a typical manner, with sheets above and below the duvet, everything spotlessly clean. Breakfast is excellent, with a wider variety of food than is typical in smaller Italian hotels. It is served from 7 to 10.30, so there was no waiting for a table, and food was plentiful right up to the finish time. Tables were cleared promptly. There is a small bar, not always staffed, and a small lounge. Staff were first rate, with reception staff speaking good English, and keen to resolve small issues reported. Checkout prompt and straightforward, with tourist tax payable in cash, as required in Venetian hotels.

The carpet in our room appeared not to have been vacuumed and was stained. After mentioning to reception, it was vacuumed, but needs a proper steam clean or replacement. The aircon wasn't available on mid October, so the choice was between overly warm room or letting in mosquitoes, if windows left open. There is no chest of drawers, despite there being plenty of space for one or more.

Amazing location. Close to the Grand canal, St. Marks Square and amongst the lovely shops. No more the a 5 minute walk from the St.Marco Vaporrtto boat drop off so easy to get to from the airport.

The breakfast definitely could have been better. It was ‘ok’. There was offering of a little hot food and pastries. There was a fruit bowl and sometimes savoury filled croissants (and sometimes not!!). The breakfast room did have lovely views along the streets so we sat watching people go about their days. One the day there wasn’t much food left so i went two minutes up the road to a lovely little bustling locals Italian coffee shop that did savoury rolls and pastry’s and fantastic coffee. I really didn’t let breakfast bother me as there’s so much choice in Venice to eat.

The location was absolutely spot on - walkable from the water taxi, and to all 'must sees' for Venice. We were situated in a little alleyway, that had a superb restaurant, bakery and pizzeria opposite - superb food, all of them! I would 100% rate and value this hotel - simply excellent. Aircon was also a big plus!

The shower flooded the bathroom every time either of us had one - and literally flooded - with water running out the bathroom into the hallway and bedroom. OK if you only need a 1-2 min shower - but not ok if you're a female that needs to wash and condition hair, and spend 15 ish mins in the shower! The shower cubical was just not draining away in the slightest - I had to use ALL the towels to try to mop everything up over about a 30 mins period of laying down, wringing out - on multiple occasions. I did report this to reception.

Beautiful hotel in the heart of San Marco district, just a couple of minutes from St Marks Square. Check in was easy, arrived early and stored luggage for us until room was ready, which was actually earlier than expected. Stayed in the Suite which had a lovely rooftop terrace, views across the city. Breakfast was fresh. Hotel was decorated in Venetian style which we really liked. Elevator up to 4th floor (our suite & other rooms on 5th floor but manageable for last set of stairs). able to get evening drinks at their lobby bar & also booked water taxi for us to get to airport.

whilst they booked a water taxi for us, it ended up being nearly 20mins late which added to a little extra pressure getting to airport. Think this is more to do with the water taxi's time keeping rather than hotel but would recommend booking taxi 15 mins earlier than what you actually want just to be safe.

Location is perfect for discovering the Venice. Breakfast was good and air condition was working perfectly during the very hot days.

Everything went fine until the checkout. City tax was charged on the checkout and I had to pay it only with cash. They didn't accept credit card and they didn't accept my 200€ cash bill so we had to improvise and find the cash they liked. I got receive written on hand on one paper which makes me wonder if there is a tax fraud in hotel and I wonder if this tax payed will really ever rich the city. It's a shame that on the end of nice and almost perfect stay they ruin the overall impression.
