We've been coming to Venice for many years and had always stayed at different places. We have finally found "home" away from home! This place is amazing and met all our expectations. It is super clean, comfortable beds, fresh soft linens, and super friendly staff. Location is fantastic and so is the breakfast we had. Thank you for making our last stop in Italy unforgettable, Kristina and Maria!

Nothing. Everything was a advertised.

I rented a room for myself, sister and my mother. The room was very good in size. A large bed and two sofa beds (one was converted into an extra bed and you had the option of having the other). The best was the bathroom: very large with a bathtub and a giant shower, good lighting; really very comfortable. The ideal location. Close to absolutely everything and the surrounding streets are very pleasant.

Although it is very convenient to have the option to make coffee and tea whenever you like, the breakfast was too basic. It would be ideal to have a little more choice of fresh fruit, juice that is not from a bottle... but in general it is acceptable

It was everything we expected and more. Great location, clean, quiet, nicely furnished. Small room, but enough for the 4 of us. Big enough bathroom. Good breakfast, great coffee. After the instructions we received it was easy to find. Very helpful host. Indeed, it is on a higher floor with no elevator (so lots of steps) but I wouldn't even expect an elevator in Venice, it wasn't a problem for us. Small smoking balcony. Good value for money.

Smell of fried bacon in the morning, but I like eggs and bacon for breakfast, so I didn't mind much. The location itself comes with some downs, but, for what we received, in my view, all small issues are totally understandable.

The location of the hotel was great, it was 5-10 mins walk from most central places. Which made it easy to navigate the city and walk around, as well as come back to hotel during the day. Even crossing the bridge to the neighbouring island was 10 mins away. It was also very close to all main boat stops/stations. Although its central location there was no outdoor noise in the evening, was very calm. The room was very big, lots of space for us to move around, beds were big and comfortable, bathroom was big with 2 sinks, bathtub and shower. Room was warm and clean. Breakfast was ok.

Lots of steps to go up and down, with language it can be tricky. Breakfast was ok, but very minimalistic, same thing everyday. No fruit option. Only once I noticed 2 apples on the plate behind the counter. The laundry had neighbouring walls with our room. This was not ideal, as staff liked to put washing on overnight, 2-3 washing machines working at the same time all night. However after I spoke with staff they stopped putting it on overnight.

The location was excellent, offering convenient access to nearby attractions. Breakfast was enjoyable and well-prepared. The room was spacious, impeccably clean, and very comfortable. The shower facilities were modern and provided great water pressure, enhancing the overall experience.

We checked out early at 7:00 AM and had requested a takeaway breakfast in advance. However, since breakfast service begins at 8:00 AM, we were unable to receive it. It would be helpful if early check-out guests could be accommodated with an alternative breakfast option.

Everything was excellent during our stay. The staff was wonderful. The room was large, clean and comfortable for 4 people. The breakfast was very nice with terrific coffees made to order espresso, cappuccino..etc. the staff gave a personal run down of the area as we have never been to Venice before.

The only thing that was difficult was finding the location. Even a small sign at the door would have helped. It’s less than a five minute walk from the S Marco Water Taxi stop which you get at the airport.

Excellent location, room lovely, clean, breakfast good choice. Bathroom was really lovely, great shower.

Found it a little difficult to find, it is directly opposite Gucci.

The location was amazing, a 4 min away from where the water boat drops you off (the same stop for boats to/from the airport and train station). It’s also very central and easy access to every sector of Venice on foot. Umberto is very responsive and our check-in and check-out were very smooth. They also accommodated an early check-in 2 hours earlier for us. The breakfast is great, they had cereal, many types of bread, eggs and cheese/meat platters with yogurt and fruit. They also have a coffee machine that guests can use 24/7! It was perfect for a short visit to Venice!

There are 2 flights of stairs to climb, so be cautious of this if you have heavy luggage.

The location was excellent – right in the center, so everything was just a short walk away, yet the building is on a quiet narrow street with no noise at all. The host was amazing – super helpful, always quick to reply, and genuinely kind. Breakfast was fresh, simple, and had everything you need to start the day. The building itself was spotless and looked even better than in the photos. Overall, it felt like a perfect stay – I’d easily rate it 11/10!

Amazing stay close to St. Mark’s Square and other landmarks. Great breakfast. Comfortable and cozy spacious room. Friendly and warm host who’s really accommodating. Highly recommended!!
