Excellent location, nice spacious apartment, check in was easy and the overall experience was excellent. we booked a 2 bedroom (#202) on the first floor. The lounge area has a nice view of the adjacent square. Rialto bridge , St Marks square were just a few minutes walk away.

1 minor disappointment was the pics on the listing showed a roof terrace, after finding we didn't have one and reading through the comments, it appears only one of the apartments has the terrace. Not really a complaint, just making a point so future guests aren't disappointed. ..the shower is very snug but works fine.

Excellent location right near St. Mark's Square and the Teatro. Clean rooms. Excellent air-conditioning (which was very much needed) in each room. Easy to access with provided door code. Lots of free towels and shampoo provided. Plenty of room for a family of five to stretch out into the two bedrooms and the extra bed in the living area. Easy to use kitchen and dining room area for breakfast. Supermarket and nearby cafe/restaurants are close by.

A number of stairs to get up to the room (but not unexpected in Venice, the city of stairs and no elevators). Bed upstairs could be more comfortable as it dipped and was a bit lopsided.

The location was amazing and was really close to everything and not in a dodgy area at all. There’s a restaurant right in front, several shops, a canal bridge, and a plaza. All this is within a one minute walk. It is also really close to the main "must-see" places. The staff was also SO helful and very polite.

This isn't a major issue unless you're a light sleeper like me. Since the building is quite picturesque and was built a long time ago, there's no soundproofing on the ceiling, so you can hear a lot of noise if there are guests upstairs. I just put on my noise-cancelling headphones and call it a day :)

Great apartment in the heart of the city. 10 min walk to St Marco square. Great kitchen amenities with all you need to cook. Check-in fully automated. Amazing staff - although they are not based in the same building, but the level of attention and speed of addressing a few of my requests was on a par with 5-star hotels (e.g. they printed the ticket and brought it to our room within 10-15 minutes after I sent them a text message early in the morning).

Minor things: shower cabin is surprisingly small even by European standards. TV is small and not conveniently placed (but then - you don't come to Venice to watch TV, right?:))

Very comfortable hotel in the San Marco area of Venice, ideally located close to all the main attractions yet pleasantly quiet. The apartment is managed by thoughtful hosts who made our stay seamless, ensuring smooth check-in and check-out. They kindly stored our luggage both before arrival and after departure, allowing us to enjoy Venice without the hassle of carrying bags. They also went the extra mile by helping us arrange tours, including a gondola ride and a private boat excursion to Murano.

Amazing location and the wonderful concierge service. The hotel team was amazing! They were in constant communication. Arranged last minute water taxi rides, called a concert hall for me to make sure I can bring my kid, answered my million questions! I can’t imagine staying anywhere else!!! The a/c and the bathrooms were great! We are Florida people that are very picky about ac and there was a unit in each room! If you have any specific concerns, ask them! Really couldn’t have asked for a better experience! Big thank you to Lara!

Very good location - near St Mark’s Square, easy to reach from airport. Clean and well prepared apartment, comfortable bed. Two bathrooms - one for each bedroom was an excellent arrangement for us. Excellent shower.

It was a pity the bathroom for upper bedroom was on different floor. In upper bedroom I bumped my head on rafter a couple of times. A small cooking saucepan ( for boiling eggs or milk) would have been useful. The flexible pipe attaching shower head to tap may need replacing in blue shower as it kinks and cuts off water occasionally.

The location was great and convenient for most places around the area. The room was clean and good for a short stay. The host was good, but we never actually seen anyone who worked there, but contact was made through message easily enough.

As others have mentioned… the stairs are a killer. The property is very in keeping with the surrounding so I would not expect a lift. It is just one to bear in mind if you have any disabilities you will without doubt struggle with your luggage and those stairs to the rooms. The rooms are also small, so nowhere to keep any clothes or items if you’re there for longer than a few days.

The location is a bit difficult to find (also I found the instructions on how to reach that apartment complex very confusing) - but a fair point is that on my multiple visits to Venice, pretty much everything around p-zza San Marco may be tricky in navigation. Otherwise, it's a nice if not outright iconic part of town, of course. We liked the cafés and restaurants around. The reception is not available for 24 hours, but is relatively efficient. I appreciated the very polite gentleman at the reception arranging us a taxi boat to Murano, and walking us to that boat too. That was for sure a nice bonus to this trip. The rooms were fine but one was much nicer and spacier than the other, and only one of them had a shower, though both had WC. The slight street noise was there, expectedly at that location, but nothing dramatic. The WiFi and pretty much everything else worked well. Regarding the instructions, I found it easier and faster to reach the apartment complex from Rialto bridge instead of making the whole long ride ferry ride to the further (from Santa Lucia) station indicated in the apartment instructions we've received.

The kitchen was empty with everything, including even tiny basics like salt, pepper or sugar, not to mention coffee. This was certainly not a drama for us, but an aspect to consider if you expect a rented apartment with a kitchen to cook something during your stay or to have a coffee breakfast home exploring the town. Several cafés around this apartment complex did an awesome job, to compensate for this.

The comfort for 4 persons. The location. Many restaurants nearby. Very quiet during the night. We stayed with 2 grandchildren 11 and 13 years. Very comfortable beds and pillows. Kitchen well equipped if needed. The staff in in the office very helpful and informative regarding checking in and out. Thank you Lara!

If you have difficulties climbing stairs the stairs up to second floor, they are quite heavy. However the staircase will give you an extra exercise.
