Francesca and her team went above and beyond to guarantee I had a wonderful visit to Venice. Always responded quickly on what's app. Arranged water taxi for me that did not require having to drag my luggage over the bridges. Recommened breakfast spot, where to go for Sunday mass, where to get a charger for my phone, and anything else. I had to go back the following week and was totally comfortable calling Francesca for more assistance, even tho I was unable to stay at the property.

the only issue was the first floor should have a light on in the evening so you can see where you're going, upstairs, etc.

The room was very clean and the bed was very comfortable. They provided shampoo and conditioner and a pair of indoor bed slippers. Excellent location as it a short walk from Sant Angelo Vaparetto stop, about 10 minutes with luggage. We stayed on the main floor which is good as there were no elevator and it would have been a challenge to haul the luggage up the stairs. At the end of the alley, you could see the Gondolas as they went by with the guests. About a 15 minutes walk to Rialto bridge and San Marco Square..Good location! Price was good for the location.

There is no direct reception at this property. You would have to walk around the corner about 8 minutes to the sister property if there are issues. Thank goodness there weren’t any except, we could not stay an extra night when the trains and Vaparettos were on strike. There was no availability.

The facility is located in San Marco area, a 6 minute walking distance from Saint Mark's Basilica in a less crowded neighborhood with no noise at all. Everything you might need is a breath away. The host sent us an email with all the details for the check in and some useful locations and attractions. The room was recently renovated with a big bed and everything you might need, a smart TV and super fast internet connection. It was clean enough as expected.

Everything was fine except that the walls are a bit thin and you might hear the other guests walking by or if they are a bit noisy you might find it difficult to sleep. Finally, I think that it's on the pricey side as all of the accommodations in Venice and especially around San Marco area.

Location was 7 minutes away from the Rialto water bus station. It was good but not when we had to take our bags to and from it. Many restaurants and big shopping area near by. Clean and tidy. Comfortable bed but the pillows were a bit hard. Nice bathroom.

It’s a guest house so no daily cleaning can be provided No meals can be offered.

Delightful room, warm with control of the radiators. Clearly effort was put into the Baroque style of the furnishings. The bathroom was wonderful and shower amazing for pressure and the soap products provided were fantastic. Daily room service was perfect even when I didn’t request it. I loved that i could leave my bags after checkout with no problem. I only encountered two staff members but they were very kind and helpful. The location was fantastic.

I did miss not having a common area as a way to feel part of something. So it was like half Airbnb experience and half hotel. But no complaints! I thought the price excellent. I imagine it is higher in the other months. The walls are a bit thin on the first foor so I could hear another guest snoring next to me. That’s why I have ear plugs! I hope to have another chance to stay at the hotel proper, everyone seems genuinely kind. ❤️

I really liked the personalized attention that Riccardo and francisca and the other staff were beyond their duties to provide me with my needs and requests. Their were always willing to give the best of them to make your stay comfortable and safe. My love and my heart go to them . Congrats. As per the facilities, the room was beautiful.super clean and the beds were comfortable. The location is in a great area with many restaurants and shops and groceries .. Thanks for all your great help and support.

I did the white sock test on the room and they were very clean. There is everything you need in the room: mini fridge, water, mineral water, kettle, tea, additional blanket, mini-safe, hair dryer. Shower was good. Staff is very helpful, especially Francesca, she helped with everything related and unrelated to the room. There is air conditioning in room but I didn’t test it.

The room smelled of damp but I think it’s a general issue in the city and not about the hotel.

Cannot fault this place at all! The location was absolutely brilliant - right in the heart of Venice and a pretty quick walk from the pier where boat taxi drops you off. The room was incredibly spacious and beautiful, felt very classically Venetian, yet with modern facilities. The staff were very easy to communicate with; check in process very smooth. I would 100% stay here again when next in Venice!

The location is pretty good, close to main attractions, but not too crowded. The host is vert helpful and easy to reach, big pro is that you can leave the luggage before or after check-in/check-out. The room was very nice, recently renovated so it’s even more cozy than in the pictures.

If you have a room with the windows faced more crowded street it can be a bit loud at night. Bathroom needs to be renovated (especially shower cabin).

Good location, 5-10min walk to main areas and boat stops. The room was small but did the job and was clean. Was great to have a kettle and the room was beautifully decorated. Bathroom was small, shower was very small and pressure was okay, it had good consistent hot water. Keyless and contactless check-in was easy. Storage of bags after checkout was possible at their nearby hotel, a 1-2min walk.
