value for money didn’t believe it was quite worth what we paid and breakfast not included which would expect for that. Single use plastic cups and single use soap wrappers! really need to cut these out and it’s so easily avoidable. Given Venice would feel the effects of rising sea levels more than most cities, green incentives should be a priority and should be reviewed by management immediately.

Location was superb, whether you want top end shopping, historic sites and dining options. Price was excellent Check in staff were very friendly and helpful Gondola location at front of hotel. Great restaurants and cafes nearby.

This is a Venice issue, not the hotel. Water taxi from train station would not take us to hotel canal, citing “low tide” - this was just an excuse, Far cheaper and easier to have got the water bus (Vaporetto) to san Marco and a 5 minute walk (2 x bridges). Our water taxi dropped us at same area for 80 euro compared to 18 euro for 2 people on the water bus.

It has to be the most comfortable bed I've slept in during my 4 week trip to italy. The staff were very nice and helpful. The location was great, we walked everywhere. Cute rooftop seating.(small) Breakfast was good (you can ask for eggs) The elevator goes up to 2nd floor rooms.

Had some difficulty with bathroom facilities. If booking a private taxi, just know that at certain times of day(high tide) , you might have to meet your boat at a different location close by.

The location was fantastic, right in the middle of things yet quiet at any hour of the day. The hotel did not have many rooms, so you never felt crowded, whether in the lobby, breakfast room, or quaint rooftop terrace. The staff were so helpful and friendly, and the breakfast was divine. Highlight for us was definitely the multigrain croissant

Our room had a handheld shower over a bath, so it could be difficult for those not used to washing this way.

Location fantastic, staff very friendly and helpfull, rooms really spacious we had a canal view which was nice. Beds were super comfy bathroom was modern and shower was amazing.

There was no kettle facalities in the roon but on the 2nd floor was a communal kettle station as per say. Having canal window had a slight disadvantage as in if water taxi's pull up at night it can be a little noisy. Nothing that higely interrupted our visit but its just something i feel would be important for guests to be aware of.

Location was very good accessible to all sights. Canal was full of Gondola's outside and you could take a ride in one from the door. Great restaurant next door and a few more just on the next corner - check the prices before hand. So near to the Opera house, at the time had no concerts on but would be a brilliant location for that. Room was 301 there is a lift to the second floor then stairs to the third which was a bit difficult with cases. However, our room was spacious and had its own little balcony with table and chairs as does the top floor with a great honesty bar with (limited) view of roof tops. Smoking was allowed outside on balcony. The bed was very comfortable and room very quiet except one morning when some 'pumping out' was happening in the hotel next door for an hour! We were told this did not often happen that long. The staff are so friendly and helpful and booked our water taxi, they are reliant on the tides and the narrow canal with many gondola for access and when the taxi could not get to the hotel the reception man took us and cases to the nearby pick up on the water. If taking a water taxi from the airport make sure they can access/drop you at the hotel door and not at the nearest water bus stop as more tricky to find. Used google maps otherwise may not have found it! We did not have breakfast at the hotel so cannot comment but it looked as if it would be okay. This hotel feels very local and has a relaxed easy feel. Stored luggage no problem. Would definitely recommend and choose again.

Bathroom only has a hand held shower head above a bath which you can only stand up in if your very short and has no shower curtain. We had to kneel in the bath to shower. Reception area was quite small and only really used for waiting 10 mins or so. A larger reception/ small lounge would have be nice.

Superb location in San Marco. Very welcoming and helpful staff. Charming room and excellent bathroom and toiletries. Taxi boat collection from the door of the hotel is handy. Easy to get ACTV to and from Giglio and also easy to get to San Marco and the various terminals for ferries, including the airport. Decent restaurants nearby.

Great location, walkable to most popular areas in Venice. Room and bathroom size was super comfortable. Room had an attached balcony. Power was fluctuating in the room and upon asking the reception the issue was immediate fixed. Staff was helpful when asked for information about tourist activities and travel. Wifi was pretty good. TV in the room was a big one so that was a nice addition as well
