I enjoyed the hotel's prime location right next to the lake and boat station. The breakfast was good, although not exceptional. The bedroom was spacious and comfortable, and the staff were incredibly friendly and helpful. Plus, the free parking was a great perk.

I was disappointed to discover that there was no air conditioning in the rooms, despite it being mentioned on the website. On-site, they informed me that there was an issue with it. This seems to be a recurring problem, as many Google reviews have mentioned the same issue for months. During the night, the room became unbearably hot, and I suspect it might be due to an old fridge you could feel it like a heater in the room, as the temperature inside reached 29 degrees Celsius while outside was only 17 degrees.

Located in front of the lake, close to restaurants, boats. Pedestrian area only. Room was clean and nicely set. Staff was very friendly. Breakfast was ok.

Breakfast could be a little bit better. More sitting area would be welcome e.g. like a room or else. No breakfast possible altogether beyond 4 ppl. Car park was in a field a bit behind but there was no issue (although the weather was dry during the stay, might have been different on rainy season).

Not much to dislike. If I could wish for one thing, it would be to have a swimmable beach on the lake directly adjacent to the hotel (nearest beach is a 10-15 minute walk from hotel).

Booking.com should instruct the management to review their policy regarding the facilities that the hotel are claiming to provide on their site. The Hotel advertises the rooms as having airconditioning. However, they then put a short sentence in the "Fine Print" section that the A/C is not available after the 31st August. Unfortunately, we missed the fine print. We arrived in the beginning of September and had to spend our stay with a noisy fan humming near our heads to enable us to sleep.

Amazing view on the lake! The personnel is very helpful. Breakfast was great (nothing extreme but all the needed basics were there and variety was sufficient). I've recommended hotel to my friends and I'm planning to come there with my girlfriend. There are two restaurants/cafes below overlooking water. Overall great experience!

The building is clearly old and waiting for refurbishment - but there is quite a bit of charm in that too. Connected point was that my euro grid connector for laptop and phone were not fitting into the sockets (they are of old Italian standard apparently) and the hotel didn't have adapters (though they found one from accounting department computer which I needed to return by 8AM :D, but they did try and that was appreciated). So bring your own adapter and you'll be fine.

Amazing location and lovely building.

The breakfast was a bit wild. Coffee not great. Main complaint was the older waiter on the 2nd morning of our stay. We are a family of 5. 3 children. Unlike the previous day he said we couldn’t put two tables together so we could breakfast together. Which would have been so easy. So we were two feet apart for no reason. Shame. The younger waiters were so much better the day before.

Italy is having an energy crisis so no air conditioning except during July and August this year. Ok, fine. We opened the windows. Very loud outside but that wasn’t the worst problem. I am allergic to cigarette smoke. The smoke wafting into the room was a real thing. Workers from a nearby restaurant would sit on the window ledge just below our room and smoke on their breaks. I realize they have to smoke somewhere. The solution in my opinion is to provide a fan in the room. it is very low energy use and with air movement we would not have had to have the door open. Such a simple solution. I asked when I booked and got no response. At check in I was told they did not have a fan. Such a small thing could make so many guests comfortable.

I liked the location as situated on a quiet road in front of the lake and very close to the boat station Pallanza ,

We arrived in October on a day that was 28 degrees and there is no Air Con I would prefer to pay a higher rate than be very hot , we opted for Lake view but these are the Hot rooms ! It is ridiculous that only for a few months Air Conditioning is switched on

The location is ideal for the ferry and access to the tourist train to Locarno. No restaurant but there are several within a couple of minutes walk. We liked Arties with an outside terrace. There was a small balcony with a view of the lake. Free parking.

There was loud music from the bar next door that was heard most of the time that the balcony was open. The free gated carpark was 8 to 10 minutes walk away, not good if it was raining although you could park outside to load/offload cases.
