- Small rooms - Internet was very bad - You need to pay additional fee of 400 when you arrive. They should mention this before your stay!

Once we got our bearings we realized this property was very close to train and bus lines and shopping and entertainment. Hotel was a little bigger than some of the other properties that we stayed in during our Japan trip. This is more of a foreigner hotel so the staff are all friendly and speak English well. They allowed us to store our luggage for free both before and after our stay.

Someone stole an item from us while our luggage was being stored in the lobby. As this hotel skewed toward a younger and foreign crowd, they were not as respectful of other guests. This was a much different experience than when we stayed in hotels used by local business people.

I've stayed here a number of times when visiting Kyoto, and I've always been happy with the service (the staff are very kind) and very happy to have a slightly bigger room this time (the standard rooms are a bit small and would be a squeeze for couples). The room might be small, but you can expect a shower/bath and all the normal mod cons. The location is great ... lots of buses and trains to various tourist attractions. To get there from Kyoto Station, catch a 206 bus from Stand A3 (not from its other stop, which will take you in the wrong direction); the Shijo-Omiya stop will appear on a screen when it's time to get off, pay your fare as you leave the bus, and from the bus stop, walk back towards the Shijo-Omiya intersection and then turn right ... the hotel isn't far. The hotel doesn't provide breakfast, but guests can use the public area on the ground floor to meet or have a coffee (Y100). In any case, there are enough eating places around ... I had a 'morning service' breakfast at Holly's (chain cafe just down the road) most days and it was fine.

The staff was great!!!Very polite,friendly and helpful. A lady who was cleaning the toilets and kitchen area on ground floor was the sweetest and kindest as well as helpful person.She always had a smile on her face. The room was wonderful,comfortable beds and comforters/pillows. Very clean. There was a laundry on 2nd floor which was great,we were able to wash and dry our clothes for very little money.Also there was a smoking room in the hotel(great for smokers) There is no breakfast served in the hotel but the dining room on the ground floor was great,very pleasant atmosphere. .There was a microwave to heat your meal and coffee that you can buy for only 100yen. The shower was amazing,the water had very good pressure .Body wash,shampoo & conditioner was very good quality(lavender scent). The hotel was very conveniently located next to main train stations bus stops,convenient stores and restaurants. I would definitely come back!!!😊

I did my due diligence when searching for a hotel in Kyoto. I was looking for a place in a safe, convenient area with places to eat nearby, easy access to public transportation, and reasonably priced. After doing my research, Hotel M's Plus Shijo Omiya seemed to hit all the marks. The staff were all very friendly and helpful. We appreciated the free amenities offered in the lobby (razors, toothbrushes, wash cloths, cotton swabs) and room (slippers, pajamas, bottled water, tea). The room was small and would be perfect for one but worked for two (as long as you don't have too much luggage). The bed was firm (just how I like it), the room clean, and the shower pressure really good. The on-sight laundry was useful and it was great that they had loaner umbrellas when it rained. The location was near several 7-11 and Family Mart stores as well as quite a few restaurants. A train station is less than 1/2 a block away and there are numerous buses within a block.

There were only a few very, very minor things ... I would have liked to have coffee supplies in the room as well as the tea bags (there is coffee available in the lounge for ¥$100, but I like a cup of coffee in the morning before I start to get ready for the day). The room safe was on the floor in the closet area making it a little inconvenient. And, it would have been good to have a second set of pillows for the bed.

Great location, next to 2 train lines. An easy bus to main Kyoto station. You can walk to Nishiki market, Nijo Castle. Arashiyama is one train ride from the hotel. Gion is one bus ride. The buses are easy to figure out with Google Maps help. It's a large hotel (150 rooms) but staff is friendly and helpful. We got a queen room and the size was great, not too small by Japanese standards. Well stocked room, deep bathtub. There is a large common room downstairs with a microwave (no cooking facilities) Price was reasonable for Kyoto. I would fully recommend this hotel.

Something of mine rolled under the bed and clearly it hasn't been cleaned under there for ages...very dusty. There is a TV but no English channels. Not really a complaint as we don't need a TV while traveling.

I strongly recommend this hotel if you’re coming to Kyoto for a few days and you’re looking for a comfortable budget option. The location is fab (literally 1min walk from Omiya station on the Hankyu line), which makes it quite easy to access Kyoto Station, Arashiyama, Gion, Osaka etc. Also, you’re walking distance from 3 different konbini chains + a large supermarket! The room was simple but comfortable… the staff were very kind and promptly helped us when asked (eg. providing us with extra soft pillows and cutlery). Cleaning is ok but could be better. Although they give you fresh towels every day, they only offer room cleaning every 3/4 days and I noticed quite a lot of dust in the room.

Staff were incredibly friendly and helpful, beds were comfortable, great location, generally clean and good maintenance, appreciate daily cleaning service for our room

The pictures were misleading- the room didn't look as modern or spacious as the pictures indicated, but still really clean. I had troubles opening both my luggages in the tight corridor between the door and my bed. There was laundry available on level 2, but the machines were of low quality - I had to run 2 cycles of drying to completely dry my clothes, there was always a long line of people using the either machine, there is no ventilation in the laundry room, and the vending machine next to the machines would only take a certain type of ¥1000 note so I always had to go to main reception to swap my note for coins.

Love love love the location. Stone throw away from train stations. Easy access to arashiyama bamboo firest from the station opposite the hotel. The station below the hotel goes to the main city area with massive shopping streets (teramachi area) and has good access to Osaka too! Although the room is small, they provided everything i needed. Hairdryer, many electrical ports with USB ports as well. A TV, kettle, fridge, etc. Toilet has a tub which was nice to soak in. Staff were so nice.

Rooms are smaller than the average business hotels in Japan, we didn't have any spare space to open our luggages except on the room corridor between the bed and the bathroom. This is a trade-off we are willing to accept for the good price and superb location. If you bring multiple suitacases, the basic room may not have enough room for you.

The location In Shijo-Omiya is fairly nondescript; but there are heaps of buses in all directions, and the subway and tram as well. So providing you're ready to use public transportation, it's very convenient. And if you enjoy walking, there's plenty to see and do. I've stayed in this place before and even though it's now a few years older, it's still in great condition. Rooms are tiny: I had just enough room for my roll-aboard between the foot of the bed and the window, but otherwise you'd be using the hallway outside the bathroom. If you're a couple you'll probably need to adapt to the size of the room. The bathroom is great ... deep bath and shower, so it's possible to relax here at the of the day. There are laundry facilities on the second floor. The dryers seem set to only one temperature, the lowest possible. This probably avoids complaints about overcooked clothing, but does mean you're looking at an hour or more to dry your clothes. There are cafes around if you want a basic 'morning service' breakfast (eg, coffee, toast, egg, Y420 up) or you can pay the hotel Y100 for a coffee, and use pastries etc purchased at one of the nearby convenience stores. Personally, I prefer the cafe alternative, but I saw plenty of guests using what was originally the breakfast room to talk, plan their day, and have something to eat. Getting to the hotel from the station is probably best by taxi, around Y1200. You can theoretically get there by subway, but this involves a change of trains and double the cost of a single subway ride. There are plenty of buses, but a source of great irritation to local commuters (even if they say nothing) is people like you and me lugging huge bags onto very crowded buses ... if you want to be respectful of the community you're staying in, just don't do it.

Everything in this hotel works well. It does what it's set up to do. If I was looking for faults, I noticed some dust in one area on the edges of the carpet, but apart from that everything was perfect.
