It was very close to the Gion Matsuri and Gion in general which was our main reason for staying in Kyoto, with many bus and train stations nearby it was easy to venture anywhere in Kyoto either by commute or walking. The staff was super helpful and could communicate in perfect English and even let us borrow an HDMI cable so we could set up our laptop to our tv in the room! The hotel in general was very fresh and modern and felt excellent for the family with its central location close to both food, shopping, sightseeing and more! It was a very calm and quiet neighbourhood aside from the Yoiyama during Gion Matsuri. The Kabin app you use to check in was super convenient and you could take free amenities 24/7 which was great!

There were several USB charging ports in our room by our beds that didn't work, but otherwise the room was very nice. The walls were a bit thin so we could hear other guests use the washing machine at night (even though there are signs that tell people not to) and we could also hear the street outside during Gion Matsuri which was festive but might bother light sleepers but nothing that bothered us personally. The dryer on our floor got a full filter often which often led to clothes not drying on one run. We emptied it but since it's fully in Japanese we think other guests didn't know how to do it. The fridge is a bit small if you want to be able to store light food or drinks for a group but manageable.

The rooms were comfortable, there is a wardrobe with a safe to store valuables. We didn't use the safe, however, the wardrobe was a nice addition as we stored both clothes and our purchases in it. The area is residential and quiet which we appreciated. It's a 3 minute walk to the main road with quite a few places to eat and drink. The staff were extremely helpful with anything we needed and we were pleasant with the amenities provided. The cleaning was also great.

We didn't have any complaints. The rooms were nice and clean, we would have been more comfortable with some more storage spaces but it really wasn't that big of a deal for us. This is a great place to stay. I would definitely book future trips here.

Clean, Modern and sleek, with a touch of traditional design, this was a comfortable stay for a party of 5 in a compact space. The bathroom was great, and there was a laundry machine on every floor, which was an added bonus considering the compact nature of the design of each floor. We had a full kitchenette, which was well appointed with whatever we might need to make a light meal. Small fridge was very useful during our stay during very hot weather. The location was not super central, but good walk to several locations of interest. We ate at many good area restaurants/ and could have countiuned to for a good long time. Shopping, palaces, castles, everything you might want is available at a good walk. There is a kimono experience shop across the street and a 20+ cafe (smoking allowed) right next door- the hotel itself is non-smoking. Would stay here again.

The hotel completely met my expectations. The room was extemely spacious and clean, and the front staff were very friendly and helpful in providing us tips for enjoying our time in Kyoto. The room design was also unique, blending modern design elements with a traditional Japanese aesthetic. Lastly, the location is great if you want to be close to the sightseeing core of Kyoto (with easy access to Nishiki Market, the International Manga Museum, Nijo Castle, and Gion) as well as the Hankyu-Kyoto train line (which can be used to go to Osaka in less than 1 hour).

My stay was excellent, and my only complaints are nitpicks, though they do prevent it from being a 10. The location, while good for sightseeing, is a bit far from Kyoto station, so it is a mild inconvenience if you first arrive with a lot of luggage. Also, this is really minor, but the chime that plays at our room's door was quite loud and could be quite disturbing to those sleeping if someone needs to go out and in regularly (e.g. to smoke). The only thing thing which proved to be bothersome was that there appeared to be no way to turn off the motion-sensing light near the room entrance and bathroom, meaning that those lights would turn on randomly whenever someone had to use the bathroom during the night.

It’s a decent location - about 10 minutes drive to train station or 15-20 minutes on the bus, fairly easy access to restaurants. The reception is limited, only open 2-11pm, but the staff is friendly and accommodating - they quickly helped us fix issues with an annoying motion sensor light and the air conditioning. The room is fairly big (2 double beds for 3 people), and the beds are pretty comfy. Nice shower room, and helpful to have a luggage storage room for check in/check out.

The door to the toilet room was incredibly loud/awkward, but that was it - every other issue was quickly resolved by staff

Rooms are well sized, and have everything one needs! Great assortment of toiletries, tees and other treats. There are also 2 easy-to-operate washing machines and driers with complimentary washing soap. We were in need of an hdmi cable for our camera, and the staff was able to provide even that :)

10+min walk to underground station, but there are several bus stops very close. It was always a hassle to find a restaurant for dinner without booking in advance, but it might be a general issue in Kyoto, not only in this area.

It was roomy and comfortable. Love the kitchenette, fridge/feeezer/microwave. Kids loves the bunk beds and the crawl through space between the two bottom beds. Location is close to two supermarkets (Life is one and forgot name of second one but it was a small one). 5 minutes from family mart. Love that they have laundry on every floor and it was very cheap (300 yen for washing and drying is free).

Location is good but not great. Wish it was just a few minutes closer to downtown. Still walkable but not as convenient.

They were super baby friendly and provided us with both cot and a diaper bin! The room was large and had everything we needed including cooking utensils and plates. It was very close to both train and bus stations to major attractions, less than 10 minutes walk, and there are lots of supermarkets nearby, as well as many restaurants and bars. The luggage storage was convenient as well. Check in and out was so seamless with the app, though I don't really like having to download a new app for a hotel. It was so good my partner wanted to come back when we got to our next hotel!

Having to download an app to stay in a hotel is a bit annoying, I feel like a similar thing can be accomplished by a website. The coin machine was broken during our stay, which was a bit inconvenient for the laundry.

Accomodation was clean and modern. Beds were comfortable. It was really convenient to store our luggage in the storage room and it was secure with the lock and key.

It would have been nice for the kitchen to be equipped with a kitchen knife and scissors. The tv was ok, but no option to log into Netflix like at other hotels. It would have been helpful to have instructions in English posted next to the appliances. We were able to use a Google translate app, but just a note for next time in case feedback is helpful

Great hotel, very nice for the price. There are not 5-star amenities, like a large lobby with a restaurant and bar, but the rooms are very spacious, very clean, and modern. The staff is very nice and helpful. They helped us with restaurant advice and other suggestions throughout our stay. I would stay here again.

This is out of the properties control, but I would have like to see a coffee shop that is a little closer to the property. There was a very neat boutique coffee place about a block away which we went two a couple of times, however, $12 for a cup of coffee was a little too much for my taste. The location of the property is good, however, it's not in the heart of the main shopping and eating district, so you have to plan for a 10-15 walk.
