Our favourite hotel of our trip to Japan. It felt very luxurious and they included a bottle of bubbly for us in the room as it was a special occassion. The bathroom was very clean and modern with a built in bluetooth speaker. Bed was comfy. And just a 15 minute straight walk up to the main part of town, so we didn't get breakfast included as plenty of options nearby.

It was truly the BEST and most AMAZING experience—such a cozy and friendly hotel, with wonderful staff (who helped me a lot by sending my pendant to Tokyo after I accidentally left it at checkout). Higashiyama Metro Station is just 50 meters from the entrance, which is very convenient. The nearby river creates a perfect atmosphere, especially during breakfast in the morning and "happy hours" in the evening (with high-quality drinks - trust me!). The rooms are very spacious, with plenty of windows, and since the hotel itself isn't very large, it's wonderfully peaceful and quiet.

I could not write anything what I did not like, really, it was amazing stay and if we will come back to Kyoto, 100% we will stay here again!

Amazing!!!! Everything. Best hotel we’ve stayed in for the price. Shower and tub was amazing. Rooms were pretty spacious and comfortable and AC worked well. Staff was accommodating. Happy hour every night was unreal!! Such a great stay!!!

The location was next door to a laundromat and Lawsons Convenience store and right along the canal. The walk along the canal is picture perfect and a lovely route to reach many of the sites in Gion and Higashiyama. Right next-door to the subway (Tozai line) and bus stops on the street. The hotel is on Sanjo street which has a wide, smooth beautiful sidewalk; you walk out of the hotel right onto a nice walking street. The optional breakfast (1500 yen per day, per person) was tasty and generous. The evening complementary snacks and drinks were appreciated. The beds were very comfortable and the shower was great.

Grocery store and pharmacy are a bit of a walk (10-15 minutes) if this is important to you. The heart of the restaurant district is about the same distance.

The location is perfect being close to Teramachi, Higashiyama and Heian Jingu. Everything is in walking range. Also the staff is very polite and extremely supportive. The free drink menu in the lobby every evening offering local beverages was fantastic. All in all, very good hotel.

The air conditioning in our room was directly facing the beds so that the cold and dry air was just hitting the face when trying to sleep. Normally the angle of the airstream can be adjusted, but in this case it always returned to the same position which was very uncomfortable.

Fantastic smaller scale hotel in beautiful Kyoto. There is a subway station a few metres near the hotel entrance, but it is also within walking distance to central Kyoto, Gion and several other locations of interest. We enjoyed the healthy breakfast every morning - the perfect start to a long day exploring. We also enjoyed the free drinks and nibbles in the evening - a generous selection of whiskey, gin and sake. The staff were kind and courteous at all times, and made us feel very welcome. Perfect hotel for a relaxing trip to Kyoto.

This is a wonderful hotel on the river bank with a wonderful view, where you want to return after an intensive day. In the lobby, some kind of Japanese art is always presented, there is also a wonderful selection of books to read. The hotel is located near many famous temples, 5 minutes by metro to the center. Comfortable room, especially good bathroom and bed with pillows. Excellent service and kind responsive staff. Good fresh breakfast always, many restaurants in the area. You want to come back to such a hotel again and again, as to your home. I thank each employee of the hotel for the wonderful atmosphere and kind hearts!

Everything is great

I liked the clean and elegant look and feel of the hotel. The staff were helpful and friendly. They give fresh toiletries daily, plus changed towels. The rooms are neat, minimalistic and comfortable. The location is also fab! Right close to train station and amenities. My absolute favorite was the sundowners in the hotel lounge daily - all sorts of drinks and snacks. The vibe was just very relaxing.

The breakfast was yummy, but quite repetitive. I enjoyed the soups, but got over the eggs, sausages and bread/croissants after a weeklong stay. Otherwise, very good service and hotel.

Very nice boutique-hôtel, well located bear Gion and very close to the subway. The lobby is welcoming with a small exhibition and a charming book library. We also appreciated the happy hour. The staff was very welcoming and helpful. The ratio quality-price is definitey very good!

Nothing we didn’t like, but it’s worth mentionkjg that reading the reviews proie to booking, sine last guests were disppoikhed because they were under the impression this would be a 5*. I don’t know what they were thinking this. I would have been disappointed if I was expectant a 5*, but from the website, photos and price, it was clear to me that this was a nice boutique hotel and it met all my expectations (even exceeded them).

Recommended for Kyoto! good location next to subway station that you can use to transfer to other lines (there are a few in Kyoto). quiet location with quick walk to historic areas. 10-15 minute walk to dozens of restaurants and there are a few very close by. Most comfortable room + bathroom (except the two twins being pushed together) - big for Japan standards. Nice building/lobby and comfortable to return to each day. Loved the happy hour with free drinks/snacks. Breakfast good (not authentic Japanese but that was okay with me) - a little boring after 4 nights with the same thing every day but was pretty much what i'd eat at home. Friendly staff.
