We stayed in room 201 for 5 nights, March 2025, couple in our 30s. We were told this was an upgrade to a room with a balcony even though we’d booked a room with a balcony. Location is good. Surrounded by restaurants and cafes, convenience store basically next door, the Main Street of Tulum is a block or two away so it walk distance to everything in town but not in the noisy area. The room was spacious with a comfortable huge bed. A very big bathroom with his and hers sinks, basically a walk in wardrobe in the bathroom and big shower. Lots of space for every thing you have. Staff are extremely friendly, from reception staff to cleaners to maintenance workers. Everyone is friendly, smiley and helpful. Each day the room was meticulously cleaned to a high standard. Very good service throughout our stay. There is a restaurant and drink shop on ground floor of the hotel. Everything you need is available nearby. The pool is slightly small yet during our time not many people used it so it didn’t need to be a huge pool area. We used the pool most afternoons for 5 days and we had the pool to ourselves 90% of the time. Midday check out is very generous. Most places are usually 10am/11am but was nice not to have to rush on our check out day. Check in and check out was very nice and felt well treated as guests at this hotel. Hotel WiFi was good and strong all around the premises of the hotel as well as our SIM connection.

Not many negatives here throughout our stay. The AC in the room was very loud and above the bed. It got very hot in the room if we turned the AC off and it was hard to sleep with it on due to the noise. So it was either we couldn’t sleep in quiet and hot and we couldn’t sleep in noisy and cool. Maintenance needs to be done on the AC machine. The pool could have been cleaner. Just needs someone to go round with a net to fish out leaves and bugs. 10 minute job. We ended up doing it ourselves before getting into the pool each day. It seemed like the pool was cleaned once during our 6 day stay. No more negatives and the negatives can be easily improved. Pretty much a perfect stay for us. Would highly recommend.

Of the three hotels I've stayed at in Tulum, this is the only one I would return to. The staff was super friendly and helpful. My room was really nice and thoroughly cleaned every time I left. It included a mini-fridge, a microwave, and even plates and silverware! I love that there is a breakfast place and a creperie right downstairs/in the building. I didn't get a chance to check out the pool, but it looked real nice and never too crowded.

My only complaint is the lack of sound insulation. My room faced a busy street, so I heard a lot of street noise during the night. I could also hear anyone in the hallway in the other side of my room.

BIWA Tulum is a great little hotel that provides excellent value. It is new, modern, super clean, and very professional for a small hotel. The developer has thought of everything to satisfy your needs. The room is very large and includes a sink, dishes, and microwave as well as the coffee/tea. It’s only a few blocks to the main highway where you can find everything. Best of all are Lupita and Clara at the front desk. They are ver pleasant, full of personality and anxious to help you. They are a treasure.

Nothing to dislike.

Great location, close to city centre. We got parking everyday at one of the four spots off the street. It would hard to get to the beach on a bike, but the hotel did have them for rent. There was a convenience store close by to buy water. There were always pool towels available and the staff was super friendly getting us an extra blanket since one in our party liked the room colder than the others. Rooftop bar was still not open, but we enjoyed the space and just brought our own cocktails up to watch the sunset or lay in the sun when the four pool lounges were full.

We ate at the restaurant only one time and the food was really good, but we waited about an hour for breakfast. Do not recommend if you have to be somewhere on a schedule, and the coffee was bad. Many other reviews talked about the noise from the street and it was pretty noisy at times. We brought earplugs, but didn't really need them. Car noise at night and a rooster in the morning woke us up, but we were able to go back to sleep.

Very good location; close to shops and restaurants but not right on the tourist main drag. Very helpful staff. Comfortable room. Nice and modern design to hotel. One item not comfortable mentioned below. But otherwise, an excellent stay.

One odd exception about comfort: the chair for the desk was a wooden slatted type that was very uncomfortable after a few minutes. I had to bring a bed pillow to use the desk for any length of time.

Beautiful property, very clean, nice towels & linens, pleasant pool area and rooftop area was great. The staff was excellent...

Outdoor and traffic noise. Old, single pane glass slider with gaps where the doors meet. Hence, it was very noisy all night. We didn't sleep except on/off in maybe 1/2 hour increments. Just replacing the sliders, including sound proofing glass would easily make this a 5 star property, as well as an excellent value

One big thing I liked about BIWA was the staff. Everyone I encountered at the hotel was accommodating, helpful, and respectful. From moving our luggages to our room, to room changes and date changes, all staff members were amazing. Just want to give Stephanie a shoutout for being responsive to my requests. It made traveling from Europe much easier.

One of the things about BIWA I noticed was the noise on the street. I understand that the hotel is on a busy street but some type of noise protector (new window/wall noise protectors) or something that could help this issue wouldn't hurt. Also, when my family and I went up to the rooftop bar during sunset time, nobody was at the bar. Not sure what that hours are listed for but I do feel like it should have been open. Lastly, the shower drainer did not drain as quickly as it should have. Overall, this did not ruin my stay and I would recommend this hotel to friends/family.

I liked how big was the room and the bed. They quality of the towers, beds, etc. The stuff (specially the female receptionist that worked on 10th, 11th and 12th February noon) was very helpful with my questions about navigate the area. It felt safe and had a nice balcony.

I didn't find the remote for the air condition, but didn't need it much anyway and didn't bother to ask in the reception. The TV didn't have signal, but again, I didn't bother to ask to be fixed.

We booked the suite (our room was 201) and it was a spacious, comfortable, and beautifully air-conditioned apartment that proved to be a refuge from the hot temperatures outside.

The hotel has a breakfast and lunch place - Don Tomás - that serves very good food and excellent coffee. The staff of Don Tomás is very accommodating and nice, we ate many breakfasts and lunches there.

Staff is very kind and responsive. This is a good location if you want to easily walk to Central Tulum but stay a few blocks from the noise and hustle and bustle there.
