Walking distance to ADO bus station and to all bars and restaurants downtown. Rooms are nicely designed and furnished. Very nice staff.

Some minor technical issues encountered in the shower and the toilette but nothing compromising our stay. Very poor breakfast.

It was a solid experience, especially if you’re into a more natural, minimalist vibe. The space feels earthy—concrete floors, semi-see-through door (which surprisingly wasn’t an issue), and simple but cozy decor. The bed was very comfortable, and check-in was super smooth. Staff were warm, welcoming, and helpful the whole time. The TV worked fine, and while the AC wasn’t as strong as I hoped, it kept things cool enough. Water pressure was okay—nothing special, but manageable. What I really appreciated was the location. It’s close to tons of food options, pharmacies (which came in handy since we got a bit sick), and only about a 15-minute walk from the ADO station. If you’re carrying heavy bags, I recommend catching a ride instead. They also offer scooter and bike rentals, which is great for exploring. And one cute bonus—there’s a big, colorful Tulum sign right outside that’s perfect for photos! It’s either directly in front or pretty much centered near the hotel, so you can grab a few pics without even going far. If you like laid-back, nature-inspired stays with kind staff and a great location, this one’s worth checking out.

The location is perfect for Tulum Centro, this is my 2nd stay here, for the money, this is the best budget hotel in Tulum, considering prices elsewhere in Tulum are similar to Monaco or Vegas, you get aircon, fridge, triple bed and a large room, i love Mio

They stopped providing ‘breakfast’ which some complained about, you got tea/coffee/juice and some pastry, but what else would anyone expect at this price

I really like this hotel. I've stayed here 4 times. The hot water shower and air conditioning is wonderful! It's conveniently located in the center, walking distance and close to everything. It's a charming, traditional Mexican style place, and very affordable. NOTE: For people traveling with pets, there's an extra $150 peso, non-refundable charge, per day, for each pet.

I love the location the staff are so friendly and always had a smile on there face when ever I saw them, which was really nice to see they even played with my daughter who is two years old even though she was running around the whole place like a headless chicken lol I would definitely say here again 10 out 10. Plus only less than a ten minute walk from the coach station which I loved also.

No iron I wish they had at least one in the building but it's no biggy just a norlte for them really it would not stop me from coming back

Big room with private toilet, AC and fridge. Friendly staff. Quite clean and comfortable bed. There is limited free parking in the front of entrance but you can park in the next street. It seems safe. Spacious room, a lot of place to put your luggage.

Something smell bad from the sink. Breakfast was insufficient (only caffee/tea/orange juice, toast and jam. Nothing more). Staff didn't speak English. Far to the beach.

For what they charge, it is a great deal considering the location, AC, extra big bed, and a spacious room. There is even a mini fridge. The place had pretty much everything that we needed. The staff was also very flexible. I made a mistake with dates and arrived one day later. They didn't charge for the missed day and just charged for 2 nights we stayed. We also needed to stay 2 hrs more after the checkout time due to our bus schedule, and the manager let us stay longer without extra charge.

It was super noisy till like 2am for those 2 nights we stayed (from Wed to Fri). We could hear the loud music coming from nearby clubs or restaurants, idk. We stayed on the 3rd floor, and wifi connection was real bad. Breakfast wasn't appealing at all, but even without it, the hotel price was pretty good.

great location in el centro. I’ve been to Tulum the past 3 years, it’s right on my favorite street cart food street and right around placita de beta where you can find the best enchiladas. The bed in my room was very comfortable! provides coffee and bread in the morning. Not much of a breakfast, but enough to get you started. staff is very friendly.

walls are thin with not much noise proofing, like most places you’ll find. it was quiet for the most part at night. during the day we could hear other guests walking by or a band practicing out back. didn’t bother us, but something to share. we were working from home, the WiFi was good but weak signal a few times where video conferencing struggled. it may have been our room location bc the WiFi marks are high, and there were no problems in the common area.

The people that work at the hotel were always really helpful and helping with all my questions. Also the size of the room was amazing.

it was very close to the town centre not to the sea but obviously for the price was worth it. You can always rent a bike to move yourself around...there is one opposite the petrol station next to the hotel with better prices than other renting places.

The environment was very lively and had a wonderful ambiance. The room was massive and near to almost anything you can think of. Everything is within walking distance from this place.

There is no parking at the premise. You have to park infront of the hotel on the street where barely 3 cars can be accmodated for the entire hotel. Since parking is on the street, fear of theft remains.
