The property is in a great location walking distance to the main strip filled with supermarkets, pharmacies, shops, cafes, restaurants & bars. The property is in a secure gated fence, there is a shared pool, breakfast was delicious. There is air-conditioning to the bedrooms which worked very well, balconies to each bedroom.

No bikes available which would be handy to get to beach area. Lots of mosquitos. No air-conditioning to living area. Have to connect to different wifi networks depending on where you are in the property.

Great vibe in this place! Big room with a little kitchen in case you need. The big bed was comfortable and the walking shower super nice. Clean and super close to the city center! Simple but nice breakfast.

In general everything was fine but the 3rd bed was not good to be used. In the end our daughter slept with us, so we did not needed. The noise around, in the night clubs around was playing music till 2 am in the morning. If you have a light sleep be mindful of this. Not sure if more isolated windows will help and I understand is not the place's fault. Despite the many curtains, still quite some light coming in the room in the morning.

Great location next to the best tacos in town at El Tio! Free bikes that seem like will give up on you, but they do take you there! Nice breakfast included. Garden is really cute and green, peaceful vibes, nice pool. Great community vibes. We stayed at the Matisse room and made use of our private little pool with a bottle a champagne. It was amazing.

In our room, all walls are basically windows. This wasn't a safety concern, but when you get a windy night, it's basically impossible to sleep. You'll also hear the club nearby, so if you're a light sleeper, it may not be the place for you.

The property is ideally situated for exploring the Tulum area. Many good restaurants were in easy walking distance of the accommodation. The best street taco stand was half a block away. The property is a little oasis in the city. It was always nice to come back to after a day of adventuring. The property facilities are good, but the staff is excellent! They were always ready to help out. The prepared breakfast every morning was a great way to start the day. We would definitely consider Villas Geminis again if we come back to the Tulum area.

Penthouse was a great room, but people with mobility issues should not consider it. It was nice and private.

Second visit to Frida Kahlo room. Huge studio like room with kitchen area (stove, refrigerator), and spacious couch. Staff is very friendly and helpful with condo related stuff, not necessarily touring advise. Ample breakfast but somewhat repetitive. Yummy and filling. Alfredo is very helpful. Although you are not visiting to teach staff English, however, we enjoy practicing with him ( we get to practice Spanish, as well).

We had to leave Tulum! Owner needs to secure additional bikes for their clients to get to the beach. We had two; others did not.

Villas Geminis is a really lovely place to stay. Spacious and comfortable room in lovely surroundings, this is a small and very friendly hotel which is very close to the town centre of Tulum but still quiet. The hotel team are very very good - friendly, helpful and always smiling. Cleaning is of a very high standard, the team work extremely hard to make Villas Geminis sparkling clean. It’s hard to imagine that anyone wouldn’t enjoy using this as their base whikst in Tulum.

There is nothing to dislike. Maybe a bit of variety with breakfast but absolutely everything else is perfect.

Breakfast and bicycles included with your stay. Spacious and beautiful rooms that are well equipped with everything you need. Vegan breakfast will be coffee, toast, jam, fruit bowl, granola (without yoghurt) and tomato and cucumber. For veggies you can have omelette with cheese and for meat eaters you can have ham in your omelette in addition to the rest. This is adorably referred to as 'breakfast complete'. Excellent location in town - not on main road to avoid noisy traffic but close enough that it's so easy to cycle to the beach. Close to amazing food places, special shout out to The Better Donut, Casa Vegana and Suculenta makes the BEST Tamales (I'm vegan by the way). Last but not least all the staff are the most wonderful and sweetest people. I cannot remember names (please forgive me) but the gentleman (Alfredo I think) who lives on site - he welcomed us on our first night and was the kindest person who helped us with choosing bikes and served us each morning at breakfast. All the ladies who made breakfast are so lovely also. Finally the host who we interactive with the least but was so nice and went above and beyond to make our stay comfortable. We asked for a spare towel to lay in the floor in the bathroom for our feet when getting out of the shower. To our surprise when we got back to our room there was a fresh bathroom matt provided - very nice touch. Thank you again to all staff we appreciate you.

No criticism of the hotel - this is just for your information: Mosquitos - If mosquitos like you then bring plenty of repellant before sitting by the pool. Just is what it is when you sit next to standing water and bugs like how you taste! Music - On a couple of nights there was music from a nearby club, but to expected for staying within the town, just bring ear plugs if you are noise sensitive. Arrival - if you arrive outside of check-in time, there will not be anyone at the desk. Don't panic, just use the bell on the gate - it looks like a light switch.

I really appreciated how caring & thoughtful all the staff were, they worked as a team providing an excellent stay. We stayed in the Degas room and had plenty of space with the basics to prepare a few meals. I liked the big tub on the deck, and was aware of water usage so never had that full hot bath. I was creative & filled it up with some rainwater for a refreshing plunge dip, then had quick hot shower. The breakfast was excellent each day and we liked the Mexican mugs for coffee. We had planned on using the free bikes, but they helped us arrange a scooter, with it delivered quickly and no problem to add extra day & times. We found the scooter quicker to get to quiet beaches and avoid crowds. Tulum was easy to get around from hotel and the scooter was kept safety inside. I especially liked the gardens inside facility and the cute painted tables with local decorations dangling from trees. The small shared pool was also enjoyable and had 3 levels.

No complaints. It was a bit tricky for our cab to find as there is one way streets. I recognized the colourful building then saw the entrance sign on the sliding doors. The glass shop & mechanics next door didn’t bother us. We could hear music from a club several blocks away at night, but with the air conditioner humming away we had great sleeps in the comfy bed!

Beautiful garden in the middle of the city, there's a pool inside so you don't have to go to the beach (which is pretty far away for the record). I liked the location because it's closer to the ruins and I had to walk there a few times. I was also able to borrow a bicycle and go to a nearby cenote. Room was big and beautifully furnished. Breakfast was nice too.

Some of the light switches in the room didn't work or were barely working, they should probably check that out. Also a tip for wi-fi users, at first the network from the provided list didn't work too well, but there was another with a similar name that had much better reception and had the same password, so make sure to try different networks even the ones not on the list.

Really good hotel, we enjoyed our stay. Big room, comfy bed, great breakfast, lovely grounds/atmosphere and really thorough housekeeping service. They provide a huge glass dispenser full of filtered water which is a great touch in a country you can’t drink the tap water (they also provide filtered water container in the bathroom to brush your teeth). Location is good, just off the main drag and Honorio’s taqueria is 1min around the corner. There are bikes on the property we were able to borrow to cycle to the beach.

We didn’t have the aircon on much, but when we did it sometimes had dirt coming out of it - probably need to change the filters. The bikes available are free to borrow so great, but not maintained at all, so expect rusty chains and some loose bolts making your ride a little more interesting!
