The location and access to the beach. The front desk guy Indra is a great person and he made out stay extremely wonderful! Tulum is absurdly expensive but beachfront property is the only way to survive it. This property has all that you need without the pretense of shiny things. Great breakfast. Lowkey environment. Access to beach. Clean rooms.

Water. It stinks.

Our room was big enough for 4 people. The hotel is beautiful and has a unique, pleasant style. We enjoyed the beach right in front. They served us breakfast with a choice of fresh fruit and yogurt or egss and it was delicious .

We booked the suit, and the bathroom does not have a door and is located behind a wall with a window like hole overlooking one of the beds. We were a group of 4 people and everyone had to leave the room when one person wanted to go to the bathroom. After taking showers, we were not able to open the windows, so the humidity stayed inside the room. At night, the lights are very dim, specially upstairs. It's not always easy to find your stuff.

The location and proximity to the beach is great. We found the staff to be very friendly and helpful, and the breakfast was delicious as well. The hotel has a certain style that we absolutely loved. Wish we spent more days there. Also Playa Paraiso and Playa Las Palmas are only half an hour walk away and they are beautiful, especially if you want to see the coral reef. If you plan to go see the Tulum Ruins the hotel has the best location for an early morning walk there, or by bicycle.

I think the only small inconvenience, if i can even call it like that, is that there were no places in our room to hang our wet towels and clothes to dry..It would have been nice to have some wall hangers around the bathroom (there was only one)

Amazing location, very friendly & knowledgeable staff with awesome local recommendations. Breakfast is light, served hot fresh with coffee and juice, you won't feel bloated when you go to the beach. Fan / ac work great. If you run hot - don't worry. Views from the room are priceless, looks like something from a travel agency ad. Very nice beach access, private parking is a lifesaver and the beach itself is cleaned daily. If you want to get in the water all day - this is the place for you.

No doors for bathroom which can be very unpleasant if you like your privacy. no hot water (lukewarm at best), very low water pressure. no minibar fridge at room (for a couples retreat - we'dve loved the option to keep a cool alcohol bottle /snack / leftovers) Only 4 available parking spots, and 6 beds at the private beach. If you come while the hotel is fully booked, you might not be able to enjoy those. If you plan on visiting the city or going to other activities in the area - you *need* a car. For this level of amenities, the price is a little high.

Very aesthetically done. Harmonious decor and both our room were really beautiful, spacious and spotlessly clean. Fresh filtered water in the rooms. Staff helpful and fast in communication, yet discreet. Helped us book a taxi to airport. However be aware of the saragassum seaweed season. The beach was beautiful and 2 steps directly from hotel. But huge amounts of seaweed that made swimming impossible. Cleaning the beach wouldn’t have helped as is was sometimes up to 30 feet from shore. Nice breakfast. Possible to eat by beach.

The private beach, MiVida the restaurant next door (Gaetano was our waiter the whole time we spent there), the balcony view, was a dream.

The master bathroom had an odor that did not go away, we ve indicated to the front desk, but no action was taken. I asked for Pine Sol, they gave me something similar but did not work, too mild. Bo ine came to check. There was no ice available for guests at night, no fridge in the room either, the best eokm at the hotel. room was made only upon request, the water is salty. for shower and sink. Just so guests know what to expect. Do not leave your driver license for beach towels. Leave the deposit instead. I had to drive back from an event as I did not have my ID handy which was a pain and disturbed the plans for the night.

We stayed in one of the most expensive rooms in the hotel, so all I can say is that it was wonderful, with spectacular views. Not recommended for handicap people, lots of stairs and narrow. Poor service from one of the receptionists Martina, was the most disappointing, but in general the staff was very friendly and sweet.

The small and neglected place that the hotel has on the beach, there is no bar service, but the hotel next door has good service on the beach with delicious food and drinks

Charming boutique hotel in Tulum, in the rustic style. Good location in Tulum's 'Zona Hotelera'. Breakfast is very good and freshly made on order. Nice ocean view although small beach could not be used. Very nice and accomodating staff.

Small parking area cannot accommodate all guest cars, if you are unlucky will have to park in a private overflow area at your own expense. Should be paid by the hotel in fairness. Some rooms do not have a proper separation between bedroom and bathroom. Couples may find this charming, relatives find it annoying. A lot of sargasso in the beach (they had staff cleaning daily, but just could not keep up with) prevented us from using it, which was one of the primary reasons to choose this hotel.

It seemed like it was pretty far away from the beach clubs. Which we liked cause it gave a lot of a peaceful vibe. We had accees to the hotel's private beach. A lot of local taco places nearby which was actually nice. It was a 2 minute walk to KinToh which is actually a good restaurant. The breakfast we paid for, which was included in the package we paid for, wasnt bad either would be good if they add more continental breakfast choices on the menu. But overall it was decent. There are no bars in the hotel. But all local bars are close by. The room we booked was the master delux oceanfront with the plunge pool. And that was the best choice. All other rooms had a time limit on their aircondition. We had ours running the entire time.

No lunch and dinner. No fridge in the the rooms.

The view is incredible! It's like being part of Pirates of the Caribbean. Having a coconut tree by our balcony with ocean view was something out of a dream. Small but great beach spot. Very good location on the coast, near azulik and 12 mins from downtown. Bonus tip, take a taxi but bargain the price (250 pesos is acceptable to downtown). The staff is very friendly and helpful. Even though we forgot the room keys with us while leaving, they responded very nicely. Will definitely come back!

The breakfast could've contained other options. The free included options are either eggs or a fruit bowl. Also the room doesn't contain a fridge. But you can still use the hotel's kitchen fridge.
