Great boutique hotel in an excellent location, 5 minutes walk from a subway station, 15 minutes walk to Nishiki market and Nijo castle. We stayed in room 501, it was excellent - quiet, spacious, clean, modern, with a huge comfortable bed and a very spacious and comfortable bathroom. The water pressure in the shower was fabulous. The room had all required accesories. The window opened just a little, but it was enough to get in some fresh air and the air conditioning was good. The staff was helpfull and welcoming and most members spoke good English. All together - highly recommended.

The western breakfast was simple and very basic. It led to.a serious stomach ache on the first day. The Japanese breakfast for am extra cost was good.

The location was outstanding. Close to a main train line & buses. The area is a business/commercisl district with great shops, restaurants, cafes, bars & kombini. Pedestrian traffic is low after 5-6pm. Easy area to navigate. Felt very safe & was in an attractive upscale district. The room was big especially for Japan. The bed was huge & really comfortable. Spotlessly clean & well serviced. Very quiet inside the hotel. Excellent staff service at all times. It was a bonus having BBC News English speaking channel & several streaming services.

I really enjoyed my stay at this boutique hotel. The room was extremely clean and modern, and the bed was VERY comfortable. Kyoto sites are generally pretty spread out, but this hotel was nicely located for walks to Nijo Castle, The Imperial Palace, Nishiki Market and along Kamo River to the Shimogamo Shrine (all of which were recommended by Front Desk staff). It was also very close (<5 mins) to a couple of subway lines, one of which I took from Kyoto Station to the hotel. Staff were very friendly and helpful.

I initially booked a "Superior Double" room that I later learned did not have a window or balcony door that opened. I upgraded to a room with a balcony as soon as I became aware, so I never saw the original room. This may have been fine for others, but wouldn't have worked for me (as someone who always books the window seat because I need to be able to look outside), and there was no mention of this on Booking.com, so I add this note for the benefit of future users.

Without a doubt, the service here is exceptional. It wouldn't surprise me if the manager here teaches hospitality when he's not at work because he was simply excellent. We thoroughly enjoyed our stay at Villa Sanjomuromachi. The other thing that surpassed our expectations was the breakfast. It was probably the loveliest breakfast we had in Japan: its presentation - everything was perfect. We asked a lot of questions upon check-in and during our stay and management and the staff were so accommodating, patient and helpful. It truly was service as its best. Thank you.

There wasn't anything we did not like.

Comfortable, roomy, lovely PJs to wear, coffee and tea in room, large tub, huge shower area. The biggest like is for the staff. Tangji (? Spelling) was sooo helpful. He arranged a fabulous sushi meal for two couples - one vegetarian and one regular - both extraordinary. The staff were wonderful.

The WiFi kept cutting out and in fact disappeared - we used a different room’s WiFi in the end. The heater was somewhat difficult to control - but it gave off oodles of heat - perhaps we just couldn’t figure out the controls!

Everything! Staff were helpful and friendly. We were given an upgrade to a larger room just because it was empty. The smaller and larger rooms were both spacious, clean and were decorated nicely. There is a lovely bar as you come in with a large whiskey selection available which had a nice ambience/vibe. I wouldn’t hesitate to stay here again if the opportunity presented itself. 10/10

Nothing. If I was really scratching around for something to say. I would say a water station would be nice.

Expectations were high for this hotel, being the most expensive in which we stayed during our two-week holiday; those expectations were exceeded. We booked a double room with balcony, room-only. The room was immaculate, beautifully fitted and planned; spacious and just a delight. Friendly staff and a great location - close to key tube lines with quick connection to the main train station, plus lots of restaurants - added to the experience. No restaurant for dinner on site.

The friendly, helpful staff really elevate this from a standard stay to a terrific experience. We loved the special welcome, help with local recommendations and assistance with organising Takhuiban to our next hotel in a remote mountain village. Although the location is a little quieter than other parts of Kyoto, we loved exploring the nearby cafes and restaurants and had no difficulties reaching the major attractions on foot or just a couple of stops on the subway. We actually loved retreating back to our little quiet street after a day amongst the crowds. We fell in love with Kyoto and can't wait to come back and stay here again.

If we stayed here again we would hire bikes to explore the city and nearby neighbourhoods. This would be a fantastic way of getting around, and the hotel is in a perfect position to act as a base for exploring.

The breakfast is substantial! More food and variety than I was expecting and more than I could eat. It was delivered to our room at exactly the time we requested. The staff was extremely kind and went out of their way to make us comfortable. The bathroom is huge with lots of counter space and storage. The shower and bathtub are HUGE. So much space in the room itself. The room was quiet and the AC perfect! We rode the subway everywhere and it was so easy and close. Favorite restaurant is a 1 minute walk. Okonomiyaki Hikari? You can watch the chef put on a show. This was a hidden gem recommended by the bartender.

This hotel is a boutique hotel in an excellent location. Treatment by the staff was first class, from beginning to check out. We arrived hot and tired after walking from the train station (about 2.5 km away) and were immediately offered a cool matcha drink in their air conditioned lobby. We were quickly checked in, and sent to our room, which was a large room with a king sized bed with high quality bedding, as well as a comfortable small balcony to relax on. We had a wonderful bath room, a good sized closet, and all the amenities one would expect from a first class hotel. We stayed an extra night because we were so comfortable and happy there. Highly recommend.
