Quite easy to access, we used the subway, this is a 5-min walk. We left with the taxi, as we had a lot of luggage. Wonderful welcome with the tea ceremony. Very kind people. The place is beautiful, we loved it. Comfy rooms and bed. Love the music instrument for each house. The outside bath is also very cool. Loved the typical breakfast too.

The house is really in the middle of buildings, it feels a bit intrusive. We stayed 3 nights, maybe it feels a little too much given the price: I find it expensive for what you get, even if we really enjoyed the experience. Hence the 8 points instead of 9.

Staying in a traditional Japaneae home has been a dream of ours and Kyoto Machiya Fukune was amazing! The staff was lovely and made sure we knew where everything was. They even made sure our robes fit and got different sizes for us. We loved the traditional breakfast option too. The restaurant staff was so nice and the food was outstanding! We also loved the outdoor private bath. If you're nervous about going to a public onsen, this is a great option to try the calming outdoor bath experience.

We only wish we could have stayed longer.

If I could rate higher than 10/10 I would. Our stay at Kyoto Machiya Fukune has been a highlight of our trip. The rooms are spacious and beautifully decorated in a traditional Japanese style. The hotel manager was such a lovely man. He even performed a matcha tea ceremony in our room where we were able to make our own matcha tea and share traditional Japanese sweets. We chose to include breakfast and dinner and we are so glad because the meals were truly an experience with multiple courses of authentic Japanese food presented beautifully and delivered to our room. Overall I can’t rate Kyoto Machiya Fukune high enough.

Everything was perfect!

We truly enjoyed our stay at Kyoto Machiya Fukune. The house had a wonderful spirit and charm — it felt very authentic and peaceful. Everything was clean, cozy, and well-prepared. We appreciated the attention to detail and the calm atmosphere throughout our stay.

The only small issue for us was the water temperature of the outdoor bath. It was too hot for our comfort, so we couldn’t fully enjoy it. If it had been slightly cooler, it would have been perfect.

We stayed in the Biwa house and it was stunning, not only was the house itself beautiful but the staff, amenities and surroundings were as well. We had an extremely welcoming visit with the team ceremony and an engagement gift as we got engaged earlier in our trip. The staff were lovely and the lady gave us some amazing recommendations. They supply everything from towels, lotions and skincare to help drinks in the fridge so definitely worth the money! We do hope to be returning in the future!

The host was very friendly and helpful. He sat down to share a small welcoming tea with us, which we found very charming. The beds were comfy and the futons were double thick, which our spines greatly appreciated. The guide to restaurants was nice too, we actually went to one and the food was delicious. There is a washer/dryer but it is definitely primarily meant for small items. I wasn't aware of that and washed jeans and two knit tops and 5 dries later they were still a little damp.

This was the most beautiful place I have ever stayed. The house itself is elegant, clean and so comfortable. The beds are extremely comfortable, the bathroom is exquisite, the whole interior is perfect. The staff are so kind and helpful and the tea ceremony on arrival was such a lovely experience. We had the traditional Japanese breakfast and dinner included in our stay and I have no words for how delicious, well presented and enjoyable it was. The Japanese garden and open air bath are the highlight for us, so relaxing and a great experience. I really cannot recommend this place more, what a wonderful stay. Thankyou so much!

We were particularly impressed by the welcome tea ceremony they offered—it was a unique and unforgettable experience. This special touch added a layer of authenticity to our visit and allowed us to immerse ourselves in the local culture from the moment we arrived. What made it even more exceptional was their flexibility; when we couldn’t participate on the day we arrived, they graciously accommodated us by arranging the ceremony on the second day. This level of attentiveness truly enhanced our overall experience.

A kitchenette and additional washers and dryers would be very helpful.

Very friendly English-speaking hosts. They even made a tea ceremony for us. The house is spacious. The large tub on the terrace was wonderful. Everything in the house was in perfect condition. Loved it :)

The house is located right next to residential buildings - you won't get any view from windows. To check-in you need to make a phone call at the property to get the lock code. Nobody likes making phone calls :)

The hotel was beautiful and exactly alike from the photos! The staff were accommodating. We arrived fairly later than the expected time that I've let them know but we were still able to check-in very easily with the help of the staff over the hotel's phone that's right next to our hotel. They were very nice and thorough with our check-in that we were able to finish online. I also loved that the neighborhood was very quiet and it was just beautiful. They also provide a locker for your suitcases after you check out was and it was very nice and helpful for us to look around after!

We booked the room because there were 2 separate rooms since I was traveling with friends, but one thing that I noticed was that they did not mention that the rooms were both upstairs and right across from each other with no actual rooms. They were just separated by 2 sliding doors and the ceiling was wide open which was kind of inconvenient and had no privacy. This was not mentioned in the information when booking and the pictures did not show either.
