Our host Sylvia was very nice and helped us out tremendously. She went out her way to provide suggestions on places to visit and even arranged a water taxi for us to the airport. Claudia was amazing and made the best breakfast you could ever imagine. The location was perfect and I would definitely like to stay here again.

The property did not have an elevator (we were aware of this when we booked it) so dragging all the luggage up and down the steps was tiring - especially after traveling all night. I would also suggest bringing an adapter with a surge suppressor since the electric over there fried my wife's hair dryer and our steamer. Other than that, everything was excellent.

We were nicely welcomed by Silvia who took the time to explain the city map and give many tips on where to go. Every morning Claudia took care of a nice breakfast (fresh, eggs, toasted bread, salad, cheese, meat, cakes, yoghurt, muesli), anything you can think off. The location was also great. Walking distance to many nice spots but outside the busy streets.

Only thing is that from Thursday on the bar on the other side of the street opens. You do here the chatter clearly in the room. But I slept well anyway and there are earplugs provided if needed.

We booked this stay very last minute after cancelling another hotel due to changing our Venice dates, and honestly, we couldn’t believe our luck. From the moment we arrived, we felt completely welcomed and at ease. Silvia is an exceptional host – before we even got there, she sent us clear, easy directions from the train station, and when we arrived, she sat down with us, map in hand, and walked us through all her favourite spots in the city – from must-see sights to local food gems and how to get around. It felt like having our own personal tour guide. The location is absolutely unbeatable – right on the water with a lovely view of the church. Just a few steps away is a lovely cicchetteria and a lovely Osteria (Osteria Da Alberto). Our stay here was highlight of our honeymoon. We’re already looking to book again for our anniversary next year. The room itself was calm, beautifully decorated, and spotlessly clean. The bed and pillows were incredibly comfortable, and the shower had amazing water pressure – it felt like a luxury hotel. We loved the little touches: high-quality Argan shampoo and body wash, fluffy towels, a toothbrush and mini toothpaste, and everything presented with such care. There’s a secure safe, a fridge in the room, and the communal dining area just outside the door has a hot water dispenser and a lovely selection of teas and coffee you can help yourself to at any time in the day, which felt really thoughtful. Breakfast each morning was a real treat – generous, fresh, and beautifully laid out. There was freshly brewed coffee, a wide variety of teas, fruit, vegetables, cheese, meats, yogurt and granola, warm boiled eggs, breads and jam, pastries, and a delicious apple cake. It really set us up for a day of exploring. The WiFi connection was strong. Silvia very kindly let us store our luggage after check-out, which was such a help with our late flight. A truly perfect stay – and Silvia is the ultimate host, 100/10!

The only very small drawback for us – and this is truly being fussy – was the lack of an espresso machine in the room. It’s absolutely not a deal-breaker, especially with the great tea and coffee setup available just outside the room, but we’d been spoiled by having pod machines in some of our other stays across Italy, so we did miss that little touch of morning coffee privacy.

Sylvia the owner was incredibly kind and gave us great tips for site-seeing, including a map! The housekeeper Claudia also went above and beyond with friendliness, cleanliness, and the breakfast service. Overall, highly recommended. The price for location plus breakfast was great.

There was some noise from the street and cafe downstairs until about midnight - just a steady stream of talking and laughter like a babbling river. I was able to sleep fine but my spouse said I should note this for lighter sleepers.

I have never seen such hospitality anywhere else! The hostess Silvia is very pleasant and polite. It was a pleasure to stay in this place. The house is located in a historical place. You live in a piece of history, view from the window of the church and hospital of the 15th century. The room was cleaned every day, which was nice. The breakfasts are incredibly delicious, and there is everything for every taste, but the most delicious is Italian prosciutto, coffee, and desserts.A lot of cafes, restaurants, and shops around and masterpieces of history! Definitely, I will stay at this place again and recommend it 100%

Little bit loud outside in the night, but in this place, you should sleep not long and try to see and feel the vibe of the city as much as possible ;)

Excellent location in the northern part of Venice, slightly less touristy than around San Marco square. We had a comfortable room and bed, powerful AC, and a nice bathroom. I loved the Venetian dictionary in our room, as well as the beautiful main room at the property. Silvia was a wonderful host and gave us a lots of recommendations for places to visit. My mom had gluten-free bread and pastries for her breakfast.

The only thing missing for me were more greens/ salad for breakfast. Otherwise, everything was wonderful. :)

Silvia was a very welcoming and helpful host. She suggested some sights to visit and places to eat which were all great. The room was beautiful and spacious with views. The bed was comfortable and the air conditioning was a relief. There was a nice variety of breakfast items and you were able to order a specialty coffee. Silvia also arranged our private transportation back. We would definitely come back!

The location was very good and in walking distance to all attractions. The breakfast was very good. We had som food allergies but Claudia fixed specifically for us, so it was very good experience. Silvia gave us many good restaurant suggestions that all was very good. If we are going back we would love to stay there again.

Great little place to say. Excellent host, charming property with good breakfast, comfortable and clean bedroom, nice modern bathroom. Very good location within walking distance of main sights.

There's a little bar opposite and it can mean a bit of noise at night....but on the other hand, it is a very nice little bar!

We had a lovely stay at Casa Colleoni. Our room was surprisingly large, with a sitting room, bedroom and bathroom. Plenty of closet space. Everything was very comfortable. The ac worked great. There is a lovely view of the piazza from the window. Breakfast was provided either by Claudia or Silvia, each morning with a variety of foods, juices and coffee made to order! Silvia greeted us the first day and provided a nice map for us to use. She also marked some areas of interest as well as the locations of the meeting places of the tours we had booked. The accommodations were very clean and beautifully decorated. Attention was given to every detail.

You may want ear plugs if you are a lighter sleeper bc people, especially on the weekends, pass below the property until late in the night. We didn’t use ear plugs and we slept very well each night.
