Nice beachfront location. Free parking. Good associated bar restaurant over the road. A few other eateries near by. Indoor pool which we didn’t use.

Nothing stood out.

Even though it is in Middletown, it is minutes from downtown Newport. The suite is very spacious, comfortable and clean. It is truly worth it. Microwave oven and refrigerator make it even better. The pool is in the Main Building which is not convenient for guests staying in Building #2. Food at Tickets Bar and Grille are delicious and reasonably priced. Parking is for one car only but free and convenient. Free coffee available all day. Very enjoyable. Would definitely visit again when the price is right.

The bathroom is a bit dated but not a deal breaker. Smell of smoking in the main lobby in Building #2 which is unusual because the property is "no smoking".

The room was moderately spaced. The bed was comfortable and room was very clean. The bathroom was well lit light I like it so that I can put on my makeup. The location of this hotel was perfect because it was near the beach and close to the downtown Newport area.

Furniture in the room was a little dated but it didn't bother me because I wasn't there long enough to use the dresser drawers and the desk. If this was a work visit, the desk chair was very hard and uncomfortable. Luckily I didn't need to use it.

Facilities kept very clean. Housekeeping and maintenance staff were constantly cleaning the hallways. Cleaning fluid smell everywhere. Great location across the street from beach. Easy parking. Many restaurant options within walking distance. Easy check in and out procedure.

Somewhat dated and worn out decor in certain areas Difficult to identify which building was the suites building. Instructions sent stated suites in building #2 but outside of building didn’t indicate #2. Alittle confusing.

Very clean! The housekeeping staff does an outstanding job...please let them know. Bed was very comfortable. Tastefully decorated and furnished. Enjoyed the rooftop! Excellent location!

Nothing to do with yall but Flo's Clam Shack restaurant needs to cut the tops of those very tall bushes so we can see the beach from the very nice rooftop...they trimmed the sides of them but they have gotten overly tall to where it is obstructing the beach view.

Clean sunny room looking out on the beach across the street (king room). Comfortable bed, friendly staff, parking included, coffee in room or within 100 yards for espresso, breakfast options across the street or down. Easy location to get to Newport mansions and marina area by car, a walk from here to The Breakers is 2.1 miles each way

Can be noisy street car acceleration below since near an intersection, but probably due to excitement around the car show in town?

The room was very comfortable with two full standard beds that were extremely comfortable and clean. We did not use the pool, but the kids who were in, seemed very happy. Everything was great. The distance from the mansions were about 6 to 7 minutes.

The checking desk is at the lobby in the first floor, but the entrance is by the street level. The entrance doesn't looked pretty or welcoming. I think it will be good to have some plants and beautiful ornaments, to make guests feel that they are special.

It has a little trolley that’s really useful with young children with lots of suitcases. The lounge and sun deck are a great addition. We used it to have snacks with the kids. In addition, complementary coffee and tea from 6 am- 12 pm. Washer and dryer are available for 2.50$/each. Within a 3 minute walk to Easton Beach. Cleaning staff is impeccable. Room decent size. Table, microwave and mini fridge included.

The reception greeting and helpfulness could be improved. Asked about recommendations on places to eat and was told to go to the restaurant in the hotel and was pointed towards a table with a flyer. TV connection was loose and had to constantly tighten it. There were a lot of appliances on one wall power outlet (tv, microwave, fridge, lamp, Roku box, etc). Not sure how safe that is. Bathroom could use a bit of an upgrade. Have more places to hang things. Especially, considering people go to the beach.

The location which is steps from Easton Beach is what gets this hotel high ratings. Desk staff and all the workers were great. Room as described, clean, comfortable. Bed and pillows ok.

I stayed four nights and after 11 it's pretty quiet. The shutting of doors to every room is loud. Walls are not soundproof, didn't hear people just water in the pipes. It's a budget hotel (Old Comfort Inn) maybe not budget prices.

The location of this hotel is perfect as it's a short walk to the beach, cliff walk and gas station with store. The pool is great and has comfortable chairs around the pool where you can relax after a swim. Pool provides towels. I highly recommend this hotel. The hotel and pool area is very clean.

I didn't like that the hotel stopped offering free breakfast ever since covid years.
