Great location right on the free trolley line and walking distance to everything. Nice staff and cute inn.

The bed was SO uncomfortable. Felt like 2 mattresses stacked on top of each other with no box spring. Breakfast was included but average.

Very nice, cute and comfortable place in the heart of the historic district of Newport. Vintage interior well maintained. Free parking. Breakfast was ok.

WiFi in our room was weak.

I really enjoyed the breakfast - great variety and great coffee (which I find rare for any type of hotel). Location of breakfast was very convenient and the tables/serving area was very clean and well taken care of. The bed/pillows were comfortable and the TV was in the perfect spot. The fridge was very convenient!

Wi-fi had some intermittent issues. Housekeeping was a bit disappointing - the bathroom sink didn't appear to be cleaned on the day I finally had service. They did not replace the bathmat or leave enough towels.

Delightful, comfortable B&B - so easy to find, and parking was so convenient. My daughter had room 119 and I had room 122 - very spacious and well-appointed - comfortable King size bed in each room. Nicely decorated. TV great - lots of channels and streaming capability. A/C was excellent - it's a unit in the wall, but worked well and wasn't noisy. I was very comfortable the whole time. My bathroom was spacious. My daughter's was a bit smaller, but still adequate. Very quiet even though the place was booked - lots of summer wedding guests! Breakfast was fantastic. Walking distance to everything! Also, try the little sandwich shop up the street - it's great! There's also a bar across the street at The Viking Hotel if you want something close by!

Didn't like that we had to check in at another building up the street. The stairs are a lot if you're not in good shape, and there's no one at the desk to help with bags, so you better be able to lug them upstairs yourself! The room was lacking a full length mirror and tissues in the bathroom - two of my "must-haves" for a perfect stay. Also, the mirror in my bathroom was low so if you're tall it's hard to put on make-up, do hair, etc. without bending a bit.

The location was fantastic, with excellent parking. We were there for the St. Patrick's Day parade, which is always mobbed. The area was beautiful and was in perfect walking distance to where we started the parade and the waterfront. The room was very nice and clean. The breakfast area was very inviting. The breakfast was ok, and the bench seat could use a little more cushion, but overall, it was a very nice atmosphere. The cafe three doors down where you check in was also very pleasant, with great food. I would stay here again. One other family had a son with mobility issues, so know that there is no elevator if you have mobility issues. But otherwise, it was very charming, and we enjoyed relaxing on the front porch at the end of the day. I would also suggest having some nighttime tea or coffee decaf options for relaxing on the porch at the end of the day. I would stay here again.

Distinctive building. Our room was an excellent size with comfortable bed and lovely bedding, seating area and beautifully clean shower room with useful hair dryer provided., The fridge came in handy too. Bottled water was most welcome as well. The breakfast offered warm food, good selection of fruit, yoghurt and bread. I don’t like coffee or tea from vacuum flasks so cannot comment on that. I am unsure of the procedure regarding servicing the rooms since we found a housekeeper to do it during the afternoon🤷🏼‍♀️ The a/c was noisy but efficient. The noise in the room above (132) our room was 122, was rather relentless and sounded as if furniture was being dragged about, however, I realized it must have been the child running around. Ear-plugs solved the problem. That aside the room was in fact quiet since it was located at the rear of the building. Easy parking and a delightful stroll to the harbour.

“Very” clean! Decorated nicely. Our extra large king room was very roomy. Coffee was great! Breakfast was good. Server behind the breakfast bar was lovely and accommodating.

Some of the furnishings could use an overhaul like the chairs in our room. Cushioning on wood benches in breakfast room need replacing. With breakfast room in the basement it was a bit dreary. It could use some brighter lighting. Plus the whole breakfast set up felt like an upgraded “Free breakfast included buffet at a Hampton Inn.” Not as personal as with other B&B’s we have been to. Would have liked some other pillow options as the long flat king size pillows were not at all comfortable.

Large room with comfy king bed, sitting area with loveseat and two side chairs. Bathroom was nice with sauna /shower. Walking distance to most things, although it was about a 10 min walk to the waterfront shopping area and a bit farther to the mansions. Nice coffeeshop next to hotel. Nice complimentary breakfast.free parking.

Liked most everything. The place has lots of steep stairs. The walk to shopping area was downhill then up hill back to the hotel. Shower was tepid but we called and they promptly fixed it. Could use a tissue box in the bathroom and a hook on the door for robe or towel.

Nice breakfast and surrounding area, parking was easy, late check-in accommodating, free coffee (Keurig in hall) all day. Room was clean and staff was friendly.

Mattress was extremely uncomfortable (too soft, sunk under any weight and woke up in pain). A/C would not cool the room below 71 F even when setting lower temps (but to be fair, we never asked for help). Walls are thin making it very noisy whenever anyone is moving around nearby - nothing really to be done about this, but perhaps some signs reminding guests to walk/talk quietly in halls, especially during breakfast hours. No one really around to answer questions (never saw a single staff member except when meeting us for check-in and serving breakfast), but they were responsive via the website.

Great location, especially if you’re visit is primarily to see The Mansions but also close to The Wharf and shops. Walk left to the Mansions , walk right to get to town. Room was comfortable, clean and quiet. The photo of the hotel on the website is old and has since been repainted. We drove by it the first time because we were looking for another color building.😂

Not a complaint just offering an FYI. If you are low carb eaters then the free breakfast may not be for you. Pancakes, French toast, nut breads, toast, cereals, fruits. They did offer a tiny piece of quiche and even smaller piece of ham. The 2nd day they did have hard boiled eggs so that made that gigantic piece of ham go further.😂 We did bring our own Kcups as they have a coffee station set up in the upstairs hallway which is great if you’re an early riser. They have kcups as well as tea but we always travel with our own.
