- Excellent location. - Lots of character. - Spacious suite with awesome jacuzzi tub. - Remodeled kitchen. - Small spec of dried blood on pillow case (used a spare pillow in closet instead), otherwise room very clean.

- Breakfast needs improvement. French toast was practically inedible. - Walls paper thin. Could hear neighbors speaking softly, blowing their noses, and coughing. - Bed not very comfortable. - Bathroom could use hooks for hanging bathrobes and towels.

I loved my room. It was more like a little apartment. I had a lot of room for myself and the fridge was actually a great size and useful. The breakfast had a lot of options and the staff there worked continuously at breakfast so there was always food and clean dishes—nothing ran out. The cleaning staff was really nice and even called when they missed my room for cleaning because I stayed in there a long time lol. The location was perfect. It’s near the bus stop giving me access to the stuff off Bellevue ave and just five minutes from the harbor meaning I could go for late night walks and be back quickly.

Sometimes I can hear my next door mates but it’s an older building so it’s completely understandable

Our room request for a first-floor- room was met and the room was perfect. Spotless and in a perfect location directly across from the parking lot, which was free as we stayed in May. The breakfast was wonderful and saved us from spending more to eat out, so it became a very economic get-away for us. We were very happy with everything, all of the walking distance restaurants were excellent and since it was daffodil time it was such fun exploring. The 40 steps area was a fun stop, and the walk was beautiful. We had done mansions before but did do the outside of a couple this time, all beautiful. The Ocean drive was also wonderful, we did it once in the fog and once in the sunshine. Being pro photographers, both gave us great shots. All of Newport is so worth the trip (from Maine for us) and we will definitely stay at the America's Cup the next time we go. Great room, great breakfast and great price.

I can't think of a thing I would change.

The hotel location is perfect and we were able to walk everywhere in town easily. The room was small and dated, but worked perfectly fine for us. Everything in the hotel was clean and comfortable and the breakfast was ample. Overall, I would recommend to others and stay here again.

The bar across the street stayed open pretty late and got quite loud. The windows of the hotel could be better updated to help diffuse some of the outside noise. As well, the room AC unit was very loud. I got use to it after the first night, but we also travel with a sound machine.

Terrific location, within steps of great restaurants, pubs, shops and a few museums. The rooms were really nicely laid out with an at home feeling. There is also a small 4th floor outdoor patio. The breakfast was beautiful presented and delicious. We will definitely make this our New Port place to stay.

The inn doesn’t have its own parking but there is a public parking lot steps away just across the side street. There is no elevator only stairs. On room was on the 4th floor which wasn’t a problem for us. There are 1st floor rooms If stairs might be an issue.

Classical old American Inn with very much love to detail and a clean room. The location directly kn the city centre and a short walk away from the ferry terminal was great and the breakfast had a huge variety to choose from. Much more than the usual complimentary breakfast you get elsewhere. We could leave our bags after check-in to further explore the neighborhood. Unfortunately we couldn’t stay until the included tea time.

I guess you need to be into the whole classical style - if you are, there’s nothing to mention at all, except that there’s not elevator. Then you should ask for a room that’s not in the 4th floor.

Excellent location. Very short walks to waterfront, shops, restaurants . Rooms are clean and comfortable. Nice breakfast . Friendly staff. Don't let the negatives on this post scare you unless physically too much to for you to handle . We would definitely stay there again !

It is an old building , no elevators , so you'll have to carry any luggage upstairs to your floor . Window AC units . No on-site parking. There is a public lot across the street . You'll have to carry your luggage from there as well. Parking is $25 a day . That includes a $5 discount through the hotel . It is important to note that all the negatives pretty much go along with the area, however. It is an old historic town which was our reason for going there in the first place . There are modern hotels with all the modern amenities, but you will definitely PAY for them.

Location, location, location!!!! Couldn't beat it- we parked and walked the rest of our stay there. Our room was just right- not modern but clean, comfortable bed and good (not fancy) bathroom. Employees were helpful & kind.

Breakfast. It wasn't good, at all. Mine was better than my hubs as I stuck mainly to the fresh fruit but the croissants were stale, coffee terrible, and the rest of the spread (which there was plenty) just did not look appetizing. He did not like anything about it.

Charming inn with a great breakfast and tea in the afternoon- we only went out for dinner! Location is right on Thames Street. Parking was free in the off season at the public lot across the street. Roof deck was open- not luxurious but nice on a beautiful day.

My standard complaint about all hotels, not just this one, is that they don't provide enough hooks to hang stuff- clothes, towels, etc. and this inn just had one small hook in the bathroom, that's it. There was no full length mirror, and the only mirror was in the bathroom. Overall, however, these are small complaints. I'd go back here and recommend it to others.

The room was very pretty with colonial feels. The lobby was decorated very beautifully. Breakfast quality was very good. Location was close to the market, good restaurants and harbour. Staff was very polite and helpful. The owners were also responsive.

We had to leave the room building to reach the dinning room which was a bit of hassle during winters. Also, the wifi of the room was very poor. You would not get connetcion either on your phone or the TV. Few more itmes could be added in breakfast menue like oats.
