Great location in a beautiful town. Easy walk to beachfront, cafes and small supermarket. Beds were very comfortable.
Unfortunately we were woken early by trucks & diggers outside our room. Notice in apartment requested we ensure all dishes were cleaned and put away. Cooking equipment such as frypan and saucepan needed to be cleaned to be used. Cleaners should check these after guests leave. Relatively minor issues but chopping boards greasy and unusable and only 4 settings of cutlery and limited cooking utensils. TV seemed quite old with confusing & incorrect channel selection. No Netflix etc options.

The location was superb- right by Port Campbell Bay, and you could see the ocean from the deck and living area. The bed was really comfortable and it felt very homey (they added decorative cushions to the bed). It was also a short walk to nearby restaurants/cafes and the grocery store.
Parking was very tight- you had to do multiple manoeuvres to get to your parking space and then get out. The kitchenette and bathroom were quite dated but were still functional. The bedroom in the villa I stayed backed onto the carpark so if people were leaving early/arriving late you could hear them.

Sea Foam Villas' Receptionist (Jana), was very friendly and super helpful on a number of matters, including replacing batteries in the TV remotes and sorting the lock on our balcony door. She also helped us out-of-hours when we accidentally locked ourselves out of the penthouse(!). Our balcony (Penthouse 9) was perfectly situated to view the beach between the gorgeous Norfolk Island Pines, and it felt private, at the end of the building. Our beds were very comfortable, there was lots of space internally, and it was lovely and clean. I wish we could have stayed longer!
I think the listing photos showed a outdoor BBQ, but Penthouse 9 did not have one. (Not a huge deal for us, but thought I should mention it in case others are relying it being there.) Not the fault of Sea Foam Villas, but town revitalisation works were taking place on the same road as the Villas (in early March 2025), so there was some construction noise the morning we left - nothing too extreme. (Note: Sea Foam Villas advised us of the planned works before our arrival and kindly offered the opportunity to cancel the booking.) We do think Port Campbell will look (and function) better once these works have been completed, so we're planning to revisit the town later to see all the improvements.

The location is fabulous and the lady at reception during my stay was lovely. It's not her fault there is a permanent fence going up over the road, it's not one of the temporary fences for building, it's permanent. I did have a downstairs room in the front of the building and although I expected some of the view to be blocked I didn't expect that they are building fence over the road that doesn't appear to be temporary and it's certainly not see through so I had no view from my patio to the ocean unfortunately. It's expensive for no view even from the patio. To advertise 'building work' is one thing, to have the view taken away is another. You would have to pay for the upstairs rooms at the front for a view. It was clean. It's quite outdated. Although the bed was comfy. Check to make sure if you book that your room has a car park as well.
There is a fence being built over the road and it does stop the views of the ocean for rooms on the ground floor at the front of the building. So even though they are advertised as beach view (I know there are building works going on) however this fence and area being built appears to certainly not be a 'temporary fence' so it will impact at least 2 or 3 of the front downstairs beach views. But when you pay extra for a view and have none it is disappointing. The only way you will be guaranteed a view from this complex is upstairs at the front and these apartments are not cheap, even the downstairs ones are not cheap. It's a shame but I do wish they had let me know there is now a non temporary timber fence blocked mg the view. It's a lot for no view.

We stayed in the ground floor room facing the beach. Very convenient, you have access to the beach through the front door as well as access to the carpark through the back door. A well presented good size room with everything you might need. Clean and tidy, no smell of mold or chemicals. Superb location, very close to the beach and cafes.. The roadworks in front of the property have been largely completed, however there is still some construction going on in the main street not too far away. Once completed, it will be a beautiful spot.
The bed was a bit too soft for me, but that is a personal preference.

The location was fantastic, we had the ground floor unit with the front door opening directly onto the street. Just across the road to the beach and a short walk into town. We were able to have a room service each day which was very welcome. The bed was very comfortable and the lounge was spacious.
The only downside we thought was the shower over the bath. Without any shower curtain the water did go everywhere and saturate the floor. Luckily we were able to get a change of towels each day.

Location 10/10 Staff pleasant / I feel there was big push on everyone making sure it was almost spotless so they don’t have to pay for cleaners . Signage everywhere / constant reminding from checkin and emails. I get it but there is also too much when people going away for a holiday they want to enjoy it not have it put on there face. A lot of flies in the apt. I did love more the experience and location and how it made me and my son feel which was great. ! The above comments are to take note for the business.

Super comfortable and large apartment in a great location in Port Campbell! Walking access to everything you need and only a five minute drive from the Twelve Apostles. Super smooth check-in process and the staff were very helpful with any queries we had. Plenty of space for five people and great information on the amenities available in the town even during the off-season. Beds were extremely comfortable and great to have an electric blanket! Always fun to have a smart TV too.
Very hard to fault anything - only issue was that the heater/air conditioning was not working upstairs but the downstairs heater was sufficient. Would have liked a desk lamp to use for the sofa bed room for reading also.

Great location, comfortable, warm and very pleasant to stay. Port Campbell is the best little town and the people and staff are so friendly.
When we visited there were a lot of road works. We were advised of this after we made our booking but before checkin. Maybe had I known about the extent of the roadworks I would have booked elsewhere. Not really the fault of the property but maybe local council need to think long and hard about how they tackle road works in a small town. When the roadworks are finished this will be great place to stay along the GOR.

The Location was the best part. across from: the bay-The view was amazing, the best restaurant, the main street for breakfast. It was all right there. 10 minutes from 12 apostles and razorback. The communication from the management was extremely quick and helpful. 12 Rocks Restaurant and Grassroots Deli/Cafe Both loved both!
The kitchen was good. If we stayed longer, or filled the apartment with max people allowed, the number of dishes and utensils would've been short. But it was everything we needed since we didn't plan to cook in. I honestly believe that the management would find more if we asked for it. they are great! The Local restaurants are also delicious so take a vacation from cooking.
