Everything was really brilliant. It felt like coming home from the first minute. We had a lovely and clean room with two single beds, TV, coffee and tea making facilities and washbasin. It's been so quiet at night although the centre of Boscombe and the seafront are just a few minutes to walk away. All the rooms have shared bathrooms and it worked perfectly well, because on every floor are enough bathrooms with shower or bathtub for everybody. For breakfast there was a huge selection of so many delicious cereals (even gluten free), fresh fruits, yoghurts, nutella, toast, marmelade, honey, cheese, juice, nearly every tea you're looking for and coffee ... I surely forgot something. ;-) The next bus stop and some shops, supermarkets are just 5min away. So all in all it's been the best accomodation I've ever had in Bournemouth/Boscombe ... THANK YOU KARL (or maybe Carl?)! ♥

Everything! This hotel was lovely to me in almost every single aspect. Although the bathroom was shared the room had a sink and mirror so it was so useful for taking my time doing my skincare without the fear of other people wanting to use the bathroom! Breakfast, what a lovely breakfast as well, with a variety of cheese, marmalade and cereals to choose. Next to the breakfast room there's the garden door in which you can find a little pond with some koi fish. Carl, our host, was very nice too :) If I come back to Bournemouth I wouldn't hesitate to stay there again. PS If you find a Polaroid picture in a drawner, is mine, accidentally left it there.

We were immediately met with a friendly face upon check in who was really helpful in giving us all the info we needed. Room was bigger than expected, beds were extremely comfortable and we slept amazingly. Bathrooms were generous in size for a small hotel and very clean and comfy. Overall a great nights stay. Close to local high street too which was very helpful.

Further from the main Bournemouth town than anticipated but that was our fault.

The property has a nice charm to it and from within the garden it oozes a sense of calm. It is very clean and there are many small little touches in the room such as slippers and nice mid end products for the shower Rowan should be commended for excellent hosting skills. Educated, funny , kind and considerate without being overbearing. Attentive to the smallest of questions I had. These are skills I typically see in a five star hotel In London, not a small hotel in Bournemouth.

There were small noise pollution issues. Rude guests arriving back to the property in the late hours, which did slightly affect my sleep, but all in all I would not be put off coming again as the property was warm and well Priced for a budget room.

Cannot complain. Went to Bournemouth for the day and decided to stay overnight. Room was good and even if you had to share a showeroom there was a shared kitchen for guests. So there were decent facilities. The room was clean and tidy.

I have no dislikes. The breakfast was fine. If you wish to have a full English breakfast as part of your board, then sadly this not for you. I prefer guest houses that provide it as an option or not at all.

Clean rooms, the host was very kind and polite.

The rooms were a bit musty, our room smelt like sweat. The windows do not open very wide only a crack. So we did our best to air out the room. Although they offer free tea and basic essentials our tea kettle was filthy. But everything else was nice.

Carl the manager was very friendly and helpful. Room clean, comfortable and simple for two friends stopping the night cycling through to Southampton from Bristol. Our bikes were locked away securely. Close to High St.

Shower toilet was adjacent but not en suite - we knew that and it was fine. Nearby high street was very quiet in the evening so eating choices were limited - we did find a good Italian

What a lovely budget hotel, I was traveling for a friends funeral and from the person who met me and advised about parking to the gentleman organising breakfast was very welcoming. The room was small but clean all tea and coffee facilities and a kitchen area next door so I could pop water into a fridge and shared bathroom was spotless. Close to the beach for a evening stroll and breakfast in the morning was just right, continental and lots of choice. Even thought the hotel has restricted parking (only 6 places) I easily found a free spot less than 1 minute walk down the road at 6.30pm in the evening so a busy time with other hotels and residents. The garden area is lovely for a sit in the morning with a cuppa. All in the stay was comfortable and the few extra touches would definitely bring me back. Thank you all.

The hotel is very cozy, i wasnt expecting like that and i felt like totally at home. Rowan is very polite and nice, always there to help you if you need anything. The bed is really comfortable, i slept like a baby. And the room It has everything you need, even a small sink. The toilet even if It was out of the room never was busy, they have plenty of toilets everywhere. As well they have a small kitchen with microwave, oven, fridge.. so helpful to cook something and eat inside. I couldnt hear any noise in any moment, so the stay It was very peaceful for me. The area of the hotel even if is not very close (walking distance) is a very quiet area. I liked It.

Breakfast was good but not a lot of options for food. Distance is a bit far of the main pier.

This was a quite simple place to stay and rest, but had everything one needs. The chap who welcomed us warmly, provided a few instructions and directed us to the room. Which was at the very top floor. Bathroom was indeed shared but just two doors away by the corridor, so kinda felt like private. Beds really comfortable and a good range of pillows, TV and Wifi spot on and great hygiene. A very good continental breakfast the next morning with at least 14 different cereals, milk, cheese, butter, honey, fruit, youghurt and more, included in the room rate. We arrived by car, however hotel is at a key location for a stroll to Bournemouth beach or city. Lucky to find one parking spot right at the front of the building, but there is free parking in nearby roads anyway with ample info given by hotel owner via email.

As we stayed at top floor, heat was accumulated from the roof/loft, so we has trouble sleeping with only a small fan. We are not asking for an a/c but probably the window could have opened in full after a safety net installed, to allow more fresh air in. There was no lift in the building. The parking at the front of building is first come first serve as we expected, however a bit tight which made us a bit concerned of any possible damages. Choice of tea at the room was only limited to one specific type of Tetleys. It'd have been nice to have a few different flavours for a change.
