Helpfull staff, clean and comfortable rooms and when we were checking out the manager asked if we were going to have breakfast and when we said no as we were meeting family but were a little early, he allowed us to sit in the dining room and gave us a cup of tea without charge.

The parking area is not large enough and I suspect was being utilised by non residents and we were forced to find parking some distance from the hotel. This may not be the normal situation as it was a bank holiday weekend and was extra busy as a result. The back courtyard was a bit scruffy and could do with tidying up but had no influence on our overall enjoyment of our stay.

A friendly and welcoming reception on arrival. Raj and his family are on site so, as single female traveller, I felt very safe. Breakfast's an option but not pushed. I had everything I needed for a comfortable stay - kettle, tea & milk and a wee bottle of water provided and topped up each day. The location's great - a short walk to the pier and Boscombe town centre. It's a half-hour walk along the prom into Bournemouth. There are also frequent buses (£3.00 flat fare) into Bournemouth and beyond.

I really liked the room. I was lovely, spacious, very clean and well appointed. And a good big TV set, at eye level, rather than up in the sky mounted on a wall as unfortunately in most places. Bed was very comfortable. Nice comfortable chair supplied. It was the best room I have stayed in for ages, but it was expensive by my standards. Some lovely paintings in the property. The lady who runs the place was very friendly and helpful - even carried one of my bags up when she showed me to my room (most places don't bother to show me to the room these days).

Some noise, especially when woken at 3am by an amourous couple in the next room - loud banging of their bed against the wall nearest my bed. Some noise from coughing and suchlike several times from a room next to mine. Bit of an issue with hot water in the washbasin - i.e. there wasn't any. This wasn't a huge problem for me, but it could be for others.

Very friendly and helpful owners. Room very comfortable and very clean (I actually got a double although I had booked a single), good sized bathroom. Plenty of tea and coffee options in the room. Parking spaces on the forecourt but if these are full parking is currently unrestricted on Glen Road. Close to local shops at Boscombe including Aldi and Sainsbury's. 5 mins from Boscombe seafront which is lovely and much quieter than Bournemouth beach. A leisurely 35 minute walk to Bournemouth seafront (bus options from nearby too).

There's no outdoor space for hotel guests but it's only a few minutes' walk from the seafront.

My partner and I arrived later than anticipated due to traffic and such. However, the hosts were there to greet us and were very welcoming and helpful. Our room was very clean and well equipped! We enjoyed the little touches they made with slippers and the tea/coffee facilities, and it made all the difference to an enjoyable, comfortable stay. The bed was super comfy and both had restful sleep. It's worth mentioning that parking is difficult depending on what time you arrive or of its busy. But the staff were helpful finding us somewhere suitable. Towels could do with improvement as we has 2 rather small towels provided and they wernt the softest. However, we had luckily brought our own, so was ok. We didn't have breakfast services so can't comment but it smelt lovely. All areas are clean and kept ok and for the money paid we were really happy. We hope to stay again next year or even for a little getaway later in the year. Thank you for an enjoyable experience. Towels being small and little rough.

Raj was lovely and although still a working progress it was value for money and very clean a few issues but would have had same problems anywhere else charging double

Large room with very comfortable chair and the bed was super comfy very clean the only issue we had was in the bathroom the sink taps have no pressure but the shower was fantastic would definitely stay here again - quiet location within easy walking distance for beach or the town - Raj very friendly and interested in us

The gentleman who booked us in and took us to the room was lovely. And he has a lovely family too. The location is fantastic as you are not to for to the beach, restaurant and shops. And it's pretty quiet. Clean sheets and clean ish room.

Only down side was the cleaner missed bits in the shower, there was bits of mud up the wall. And on the shelf, in the in built cupboard thing. Looks like someone had chicken and the greasy was not cleaned up.

Everywhere was in walking in distance The guy who owns the place kindly came out to help my husband find a place to park our car. The room was perfect lovely clean, bed was comfy shower was great had a kettle and all bits you need to make a cup of tea

Was pretty hot in our room later in evening small fan would of been helpful

The room was very clean and tidy, and had everything I needed, the couple who were managing the hotel were very sociable, and couldn't do enough for us. Would stay again if the current managers are still there .q

Breakfast is not included in the price, very little parking, 1st appearances are not good, and the owner needs to update the kerb appeal of the hotel and bring it up to date

Most importantly this property is under very new management!! Ignore all reviews pre March 2023!! We visited Easter weekend for primarily for a concert at the O2 but also to make the most of the weekend. Arrived a tad early and was prepared to wait to check in but luckily was able to check in straight away. Our room, No7, was top floor and front of the building. it was spacious and spotlessly clean! TV, plenty of tea and coffee and milk, fluffy towels and an extremely comfy bed! It was lovely and quiet, we slept like babies! Very happy indeed! Yes the there are a few things which could be improved but these certainly will be in tome, Rome wasn’t built in a day! There are 4 spaces out the front of the property, first come first served, (or if you are that way inclined you could park in the footpath space!) There is also plenty of street parking. It’s about a 40min walk into Bournemouth and 10min walk into Boscombe town which is better than paying stupid prices to park!

Not much to not like really, of course new owners and they need time doing things up. Only real gripe was other residents! control your kids and stop slamming your doors! why people have to be so inconsiderate is beyond me.
