The hotel is very well maintained, the car park area was well weeded and fenced off with a level gravel finish. The render on the building looked crisp and clean as if it was newly done. The large door was unlocked so I entered an interior which was as well finished as the interior. A large staircase in the hall and a long breakfast table in the dining room at its base. The room was very well lit from the window and it was nice to see the room was as clean and neat as the rest of the building. My view from the room had the garden in the foreground with Captain Cooks Monument quite present on the hill beyond. The sun illuminated it nicely like a beacon of orange glow. I couldn't see Roseberry Topping as it was behind the trees and if my bearings were correct, too far round to be seen from the village. I am a sucker for complementaries when it comes to the tea tray. There needs to be plenty of sugar, as two catering sachets is only one teaspoon of sugar so a three night stay needs more sugar then 4 sachets. This tray was well stocked. More teabags than I would need, extra sachets of sugar and more pots of milk than anyone could use during a weekend stay. There were also chocolate bars! That's right, real life choccy bars. Kit Kats and a Bounty. A really nice touch. Also bottles of water. We should mention the breakfasts. Nicely cooked poached eggs each morning added a little sunshine to the plate as their yolks rolled off the crunchy toast and pooled around the well cooked sausage, each looking like something from a ‘Walls’ advert. Service with a smile and some good company in the other guests. Melody and Graham made me feel so at home that it felt as if I was visiting friends or family, especially on the last day where we all sat chatting around the long dining table for ages, Melody joining us. My whole adventure that weekend was strongly enhanced by the hosts. Mill Farm is definitely worth a stay.

There were no negatives at all to my stay at Mill Farm.

A warm welcome from Melody. Superb accommodation - more like a suite with a separate seating area as well as bedroom and ensuite bathroom. Everything was absolutely immaculate with fresh looking paintwork throughout and gleaming surfaces in the bathroom with an excellent shower. The beds were very comfortable.We only wanted a small breakfast so asked for bowls of fresh fruit and yoghurt and enjoyed the variety and quality of fruit provided. The location was as stated only a few minutes' walk into the centre of Great Ayton.

The narrow entrance off the main road needs to be properly signposted. You have to turn into the lane to see the big B & B sign. We drove past it the first time despite having a rough idea where it was and that evening our taxi driver did the same coming to pick us up in the dark. OK once you know where it is.

Breakfast was lovely. Menu options were very varied. I can't imagine any guest going hungry! The hosts were really great at keeping guests informed about anything they might need to know. My room was clean and comfortable - and had a stand-alone fan which was lovely in the warm weather. The tea and coffee making facilities were clean and tidy and amply stocked, as was the bathroom. My room also had a hair dryer and television, although I didn't have occasion to use either. The Wi-Fi was easy to connect to and there were ample and well-placed plug sockets for devices. There was also good on-site parking. The older part of the village is both historic and beautiful and easy to access by foot for a relaxing stroll. If you want to stay local for meals other than breakfast, depending on the time of day, within strolling distance of the B&B there are places to eat and a pub which also does food. Again, depending on the time of day, a little further into the older part of the village there is a fish and chip takeaway and more places to eat, as well as convenience stores where you can buy picnic foods. There are several greens in the village where you can picnic. And it was easy to spot a litter bin to help keep the village looking lovely. For the green-fingered looking for a souvenir, there is also an eclectically stocked garden centre a short car-drive away which also has free parking and a cafe. Would definitely stay again.

I really enjoyed my stay. I couldn't find a fault. The only thing I would say is the B&B is not immediately obvious from the road - but I was travelling at night and it only took me ten minutes from arriving at the general location to spot the entrance to the gravel drive in the dark from the road.

Handy for nearby wedding venue and exploring the village. Very clean, well decorated. Good fixtures and fittings. Compact double room - but well laid out. Plenty of tea, coffee and biscuits in room.

Breakfast was confusing. Wonderful freshly cooked full English breakfast both mornings. Plenty of cereal and fresh fruit to hand but no bowls or milk to enjoy them with. Marmalade and Jam but no toast. Signage could be improved to show main entrance and access to car park/ spaces as shared with neighbouring properties. Gate at entrance in need of repair.

The farmhouse is immaculate and in a great location just a few minutes walk from Great Ayton village. The room was well appointed and very large, and warm. Something that hotels and B&B cut back on due to energy cost. Not here though. Breakfast was plentyfull and good, though being vegetarian we didn't have a cooked breakfast though this was offered by the host. The whole house is clean, we found ourselves taking our shoes off as a respect for the hosts. Both hosts were good company and informative. Would recommend as an ideal base to visit Roseberry Topping, Whitby and our favourite Saltburn. Middlesbrough is only 20 mins away for the larger city stuff

Melody and Graeme run a charming, rustic farm house B&B with all the modern amenities. Our room had a living room area with TV, a large bedroom and large bathroom with shower. (The bathroom included a bathroom magnifying mirror which is important for those of us with poorer eyesight!. ) We arrived just before Storm Babet hit and we unfortunately lost local power overnight until mid-morning. Melody and Graeme did their upmost to ensure we were comfortable and still delivered hot water for the shower and their wonderful English breakfast under circumstances out of their control. We plan to visit again when we are next in the area. Thank you for a wonderful stay! Leanne and Ian

Very pleasant hosts, Melody and Graham. Nice location on edge of charming village of Great Ayton. Great for access to lovely surrounding landscapes and also the coast. Upon arrival I found two types of complimentary chocolate bar and two 250ml bottles of spring water in my room. A nice touch, especially as I'd had a slight nightmare on the A1(M) on the way up! Great full English breakfast with lovely fresh fruit to start, various cereals and tea/coffee. Good firm but comfortable bed, I slept like a baby Brand new, posh bathroom with excellent shower. Plenty of thick towels.

A tiny, silly little thing (and I could have asked) but after a long day sightseeing and bike riding it's nice to have the option of hot chocolate in the room? But the tea and coffee provided were excellent.

Melody and her partner were very welcoming and made us feel at home straight away, and the breakfast the next morning was absolutely beautiful. She kept us company during the morning and her personality shone through and made us feel like we could stay as long as we wanted.

Nothing whatsoever, it was a great stay and I'd recommend this location to anyone.

This place is lovely, a short walk along the river and your in town . Such a beautiful little place, very relaxing and perfect for a quick getaway. The B&B was very welcoming and made a fantastic breakfast, it's the perfect place to relax and unwind. The park next to the river was lovely, with families having BBQs and playing in the water.

On the edge of the village, quiet and relaxing. It was immaculate and within easy walking distance of the High St. Unfortunately we were in the area for a funeral and was unsure of our timings regarding check- in. Melody, our hostess assured us that we could ring anytime if there was a problem. Breakfast was lovely, plentiful and filling. Bed comfortable and spacious rooms.

Just 1 little addition I would have appreciated for first time visitors. As the property was on the edge of the village, there were no streetlights. We arrived late evening and I missed the Farm sign initially. Some form of solar light or reflective strip around the sign would have been really helpful.
