Lovely home with beautiful gardens in an outstandingly scenic location on top of Signal Hill, Kinsale overlooking the River Bandon as it flows into Kinsale's Bay. 4-star, very comfortable, bedrooms with Juliet balconies and a lovely large lounge/dining room with excellent views. John, our host, was excellent - very friendly and knowledgeable. Lovely breakfast - cereals, fresh fruit, chocolate croissants, scrambled eggs with large portions of smoked salmon and delicious scones.

The view from the balcony in the room was gorgeous!!!. Host was unexpectedly unable to be there but he sent help in who were very welcoming and apologetic. There was nothing to apologize for as the host had arranged for us to have breakfast at the lovely Lemon Leaf cafe in Kinsale.

That we couldn't stay more than one night! Also, sorry not to meet the host. Join A minor issue: we noticed a smell coming from the bathroom which didn't last long. My husband suspected the drains were not vented correctly. Sometimes these things happen in older plumbing.

Rocklands House and John, the owner/host, set the bar very very high for the remainder of our Ireland travels! It was our first B&B experience since leaving Dublin and it was absolutely delightful!!! Our room and the view of the harbor were perfect. John is an incredibly gracious host whose breakfasts (including the most delicious scones of our 2 week Ireland stay!) are beyond wonderful. John seemed to enjoy visiting with guests and giving local insights into the area and its people. We would definitely return to Rocklands House!

Beautiful setting with views of the water and surrounded by nature. Excellent B&B, lovely rooms with a nice view from the balcony. Breakfast was superb, better than any 5 star hotel breakfast. Freshly made scones and a main of your choice and lovely spread of fresh fruits and accompaniments. Parking on site and an easy walk to Kinsale town. Highly recommend. Super welcoming host.

Excellent food, nice room although a bit small, amazing view from the family room window, good parking.

Location. The property was a half hour walk from downtown, where the only restaurants and pubs were located. Into town was down hill, but return was seriously up hill. Down town had narrow streets, was very congested and there was limited parking so driving was also a problem.

The house was beautiful and the views from the living room and bedrooms was absolutely stunning. The bedroom was really comfortable and well appointed. Breakfast was ample and delicious! John was perhaps the best host I’ve ever had from booking.com, offering to drive us into the town when we needed it and generally being incredibly happy and helpful. The whole stay was fantastic.

Nothing really! It was a little further out from the town centre than I had realised but that’s really on me for not looking at the map. I’d still go back again though!

John is an absolute gent. I can't speak more highly of him. His bnb is beautiful. This was the best bnb we have stayed in. The room was lovely, good power from the shower, bed was comfy and beautiful views. The breakfast was excellent. You wouldn't get it as good in a hotel who have all turned to buffets. The breakfast here is fresh, cooked to order. The walk to town is lovely, quiet country road into the heart of kinsale, takes maybe 15 or 20 minutes. Would 100% recommend.

Our room was cozy with a great view. The breakfast and overall service were fantastic. John was such a great host. He volunteered to check on a dinner reservation for us while he was in town. He is also provided some great recommendations on a few sights we hadn't planned on seeing. We were so happy he did, the views were breathtaking.

Very friendly, warmth and enjoyable place to be, close to downtown but in the middle of the nature with a breathtaking landscape view of Kinsale. For sure John and his cat Simba made us feel at home in a very special way. Thanks a lot!

A take away breakfast for who needs to leave before the breakfast time would be a must. Something to bit before getting to the destination (in our case the airport). All coffee shops were closed and would have been very appreciated.

The property had the most amazing views over the water. Waking up to the view and eating breakfast looking out over the water was a joy every day. The garden was lovely, full of beautiful flowers and butterflies. The host John was so friendly and made us all feel very welcome. He served up a delicious full Irish cooked breakfast and gave us great recommendations on where to eat and sights to see while we were staying in Kinsale. The short stroll into town is lovely, but John always offered us a lift when needed. So kind.
