Abigail who owns the property was a lovely hostess. She made us welcome from the moment we arrived. The property is a large family house in a large garden at the bottom of a steep hill in the village of Tregoney. There is free car parking at the property as well as outdoor seating if the weather is kind enough. Breakfast was very nice, you order the evening before and Abigail cooks it fresh the following morning. Breakfast is served around a large communal table with any other guests that are staying. Our room was nice with a free view TV, nice garden views and a spacious bathroom with a hot powerful shower.
Our room was very nice, though a little small. There is an open wardrobe with limited hanging space and not much space to store our 2 suitcases. The property is at the bottom of the hill and the pub is at the top. A great way to work up a thirst if you are fit enough to get up the hill.

Everything. It was in a lovely convenient location. Our host Abigail was there to greet us and was always there if we needed anything Our room was clean and the bed was comfy. Plenty of hot water available for showers. One of the power points had USB chargers too. Breakfast was served at a big table with the other guests and there was plenty of choice, from fresh fruit, boiled eggs to an excellent full English breakfast. The village pub also serves good food but check times and days first.
They don't take dogs, as they have their own. We normally would have one with us, so from that point only, we may not stay there again. They do have self catering dog friendly cottages though that I'm going to look into.

Great vegetarian breakfast taken from a wide range of options. It was a good portion size and kept me going well through to early afternoon. The host, Abigail was very welcoming and accommodating. The room was of a fair size, very well decorated. The bed was very comfortable, giving me a good rest after a long journey. Nice touches such as fresh milk in the fridge and ear plugs, not that they were needed. Good en-suite bathroom. Enough car parking for the rooms available. Thanks for your hospitality Abigail.
Everything was perfect for me. I am looking forward to returning, if I can get a room when I want it.

A nice little room with comfortable beds and a small fridge as well. Glad that we could choose single beds as I was travelling with a friend. A very good breakfast with several options. Abigail is very helpful and answered immediately when we had a question. It was practical for us to have a bus stop just outside the door.
If you are very noise sensitive (I am not) it might be good to know that the road just outside is a busy one. Not much happen in Tregony in itself, but it is a good starting point for excursions.

Abigail is a brilliant host, really helpful and friendly, nothing was too much trouble. Breakfast was excellent, Abigail went out of her way to make sure we had everything we needed, we had a superb cooked breakfast with lots of alternatives offered. Our room and bathroom was immaculately clean and comfortable, we had every need catered for, had a great nights sleep. Lynwood House is in a lovely location,central for many Tourist hot spots, we highly recommend.

Breakfast varied well cooked and healthy options. Dietary requirements well met at no extra charge. Comfortable accommodation with host going extra mile to ensure made to feel welcome. Willing to share own love of Cornwall and enabled people staying to have information needed to access local attractions interested in. High standards achieved in all aspects of B&B accommodation including decoration furnishings food and recycling. Able to access accommodation during day. Very enjoyable and relaxing stay.

We stayed here for one night only, and when we left I really regretted not having booked for more! I think this says it all really... Abigail was a perfect host, nice and discreet, but also very sweet. She took care of all the little details that make the difference (like fresh flowers...) and prepared a very good breakfast the next morning (several options you can choose from). The rooms are spacious enough for 2 people and very well decorated and everything was spotless clean, especially the bathroom which has a nice big shower and all the comforts. The location of the house was what we needed for our tour of Cornwall so I'd say perfect for us. The village also has a very good pub 5 min from the house, so we didn't need to drive anywere in the evening.

Abigail was a joy. Nothing was too much trouble. The breakfast was lovely especially the home made granola. So much I am going to attempt my own. My husband loved his boiled eggs at breakfst. When we wanted to catch the bus Abigail helped us find the right times and routes. The room was comfy and warm. The shower was lovely after a cold and wet windy trip out to St Mawes.
Everything was fine.

Very nice breakfast. The only thing missing in the room for my personal needs was an upright chair and small table or desk to sit at when reading, writing or using a laptop. Unfortunately there was no space to have a chair and desk, but everything else in the room was perfect, very good bed, very good shower, good heating and comfortable armchair.
As already mentioned, a desk and upright chair in the room would have been useful, but there was no space for such.

The location and the lovely welcome from the owner. Room was lovely and clean comfortable bed with tv and a on suite bathroom with shower towels provided . The owner was always very pleasant polite and went above and beyond every morning to give a outstanding breakfast which is included in the price.
the room was a little small for a double for 2 people think more for a single person as not alot of room to move around..
