fantastic location, incredible view, everything brand new (recent opening of the hotel}, very promising start for this hotel, very helpful staff, very nice breakfast

the little road linking the hotel with the main road of the village is quite steep and rather difficult even for a car, but overall not a problem. also the parking place could be slighlt small for when the hotel is fully functional

*The hotel is a solid 4-star property with high-quality construction and a breathtaking view. *The beds are extremely comfortable. *Staff are incredibly friendly and the service is excellent. *The on-site pool adds great value to the experience. *Sunset views from the property are absolutely stunning. *I would definitely recommend this hotel to others.

*The hotel is reached via a steep and challenging mountain road, roughly 20 minutes from Ioannina. *The final approach includes a narrow path with limited signage, followed by another steep descent which can feel disorienting, especially because the hotel isn't visible due to the slope, even though it's just 100 meters away. *Clearer signage and distance markers would significantly reduce arrival anxiety. *There was no extra trash bin in the room. *There was no place to hang wet swimsuits or towels, which would have been helpful. *Access without a car might be difficult.

The view is truly incredible — one of the most stunning landscapes I have seen from a hotel balcony. The room was spotlessly clean, tastefully decorated, and the overall atmosphere of the hotel was both elegant and welcoming. It is the kind of place where one wishes to stay for several days, not just pass through.

I only stayed for one night, as I was en route to Turkey and initially considered it just a convenient stopover. However, I now realise this hotel and the surrounding area deserve a longer stay. It’s not the easiest place to reach, particularly if you’re on a tight travel schedule, but it is absolutely worth the detour.

The facility is new, modern, clean and comfortable. The lake view was amazing! The linen smelled really nice and the towels are fluffy. Toilet and bath was squeaky clean and a good size. There was a complete set of shower gel, shampoo and conditioner. Our bed was firm and wide! And the key holder/hanger by the door was a nice touch. There is good coffee if you need it although it is not part of the buffet. There’s a great view of the sunset by the pool and from our balcony. The staff did their best to help us.

There was only 1 pair of indoor slippers. The balcony floor wasn’t that clean. There was a big (friendly) dog but it needs to be on a leash at breakfast time. The pool didn’t look clean. We could also hear the noise of our neighbors when they are in their balcony or are downstairs. The breakfast service can slow down when guests arrive at the same time because there are only two ladies serving.

Perfect location with a great view of the lake and the city of Ioannina. Beautiful and clean facilities and a very enjoyable place as there was not any city noises or disturbances and you could relax any time of the day. The stuff was excellent, very polite and so helpful

The road that leads to the hotel it’s a bit difficult and very steep. Even though the facilities were clean, there was no trash bin in the room and we had to wait until the next morning to get our room cleaned which was very disturbing. We encountered a problem with our room because we booked a room with a double bed and when we arrived, the room that was given to us had two single beds. We talked to the staff about our problem and if we had the option to move to another room like the one that we booked unfortunately, that was not doable so they put an extra pillow between the two beds so me and my partner could sleep together

The view, the staff were great, the hotel is quite new, the price was reasonable, The room with the balcony were great and with a wonderful view. A great difference from the economy rooms and definitely worth the price. There are also laundry services at reasonable prices. There's water bottles in the room and a kettle for preparing coffee and tea. Free parking and excellent wifi.

The breakfast was quite basic. The economy room was less convenient and without a view. It's better to order the room with the balcony.

The hotel is very nice and the staff friendly but the 5 star classification is deceiving.. The view from the hotel is amazing and you can see that the building is new, but a lot of the small things that make a great 5 star hotel were missing like: no towels in our room when we arrived (no number of the reception on the cellphone so we need to go downstairs to get the towels), just one pillow per person on the bed (but very large and comfortable bed), our room hadn't a view to the pool so the window open to a wall or the apartment in front, the breakfast was really poor for 5 star hotel, no door at the shower so you spill everything out, the minibar only has water, there are stairs to the bathroom so for disabled people can be a problem... Overall, if this was a 3 or 4 star hotel I would give it a 10, this way I simply can't.

Exceptional view. The name says it all. Modern rooms. Very clean. Good beds, Great bathroom. 24 hour reception is not very common for the greek hotels in the countryside and it is a good +

Google does not lead correctly to the gate of the hotel. We went up and down a couple of times till we found it. Basically you drive up until you see the green sign of the hotel to the right. The pool seems amazing. We could not try it as it was early October. I can only image how much more amazing would be if it was heated. Just a kind suggestion to the owner - think about heat pump for the pool :) Describtion in booking says check-in until 21:00 , but also 24 hour reception, so it is a bit confusing. Had to call to confirm.

Perfect stay... The staff led by Vanessa was super helpful and we felt treated like family. The place is quite new and very modern. Very nice mountain and lake view. Cold or hot drinks at any time while you enjoy the swimming or the fabulous sunset view. Breakfast is simple yet sufficient with warm and cold options. Very nice traditional restaurants close by for great local cuisine. We booked the mountain view which has no lake view or the balcon. We highly recommend the lake view option for a great view of the Ioannina city, lake and sunset.

Nothing much....

the pool, the room was very clean and had most of the usual facilities of a 5 star

there was no tea/coffee making facilities that you usually get in a 5 star hotel also the electricity was cut of at 8am on the morning of my departure so I had no light in my room, no hot tea was available during to this. I was told that it would be turned on at 12pm on but I was due to check out at 10am. Also no restaurant in the hotel. so to access refreshments, snacks etc I had to go into town. A 5* hotel should have a generator as back up.
