Clean, comfortable convenient to everything, good breakfast.
Contactless entry. We had no contact whatsoever with the staff other than at breakfast. Without any welcoming words or greeting or “We’re glad you’re here”, the stay was very impersonal. We are used to inn owners being present and friendly. This was a big disappointment for us.

The host Cassandra was incredible - so professional, but warm , welcoming and very generously provided tourist recommendations and advice - which guided us while in Newport. Cassandra recommended we visit "The Breakers" mansion in Bellevue Avenue and to purchase the basic entry ticket. She also recommended "The Moorings" for seafood and Lobster - once gain both recommendations were spot on! The property had everything you could possibly need...and then more. Even little pre or after dinner sherry and books to read in the lounge area. Very special little touches that exuded thoughtfulness and care. Ample tea and coffee and access at any time to make a refreshment if so desired. Our guest room was at the front of the house and so quiet. It was beautifully appointed with every creature comfort needed and it is was clear that the staff take care in their work so as to present a beautiful, clean, comfortable room for guests. Car parking provided at the rear of the property and the main strip of Newport only a short drive away. It was wonderful! Breakfast reminiscent of some of the great Bed and Breakfasts we have stayed in while travelling Europe. A sumptuous breakfast with table service and very spoilt for choice. Value! Incredible value for a property of this standing. This was the best property we stayed in while travelling through the US. We also booked it literally a few minutes before we arrived and it was no drama. All organised. Thank you Cassandra and the team at "Beech Tree Inn and Cottage".
If you aren't a dog person there is a very big dog that comes with the property. But honestly - this place was perfection.

Breakfast, Room cleanliness/decor/comfort were all lovely. Especially liked the way the breakfasts were timed (received a phone call in-room when meal was ready). Parking was easily accessible and always had space available. Bedding was dreamy and comfortable.
I was surprised to discover that the 'private entrance' consisted of a 3 flight, outdoor set of wooden steps in order to access my 'private entrance' which was on the third floor. I was also surprised that the 'cottage' was a separate building from the pretty one pictured on the website when we booked.

Super clean, very nicely appointed and comfortable rooms. The beds were fantastic, nice fireplace in the rooms, and the jacuzzi tub was lovely. The staff were very friendly and accommodating, and the breakfast was solid (although I do wish that a bit of fruit was served or at least an option with some of the egg options, or perhaps some veggie add-ins to the eggs). Just a super short drive to most of the things you'd want to see in Newport.
Unfortunately, the only downside (although it was a fairly big one for us) was that we could hear everything through the walls (we stayed in the cottage). We could hear our next door neighbors snoring, TVs in other rooms, and the people upstairs from us walked around ALL night above us (literally, one night they were still going at 3am). Bring earplugs if you are a light sleeper!

Great location! They take superb care of the property and it is Super CLEAN! Friendly staff! Breakfast was wonderful as well This was an excellent choice for a last minute visit to Newport! We were also able to walk or easily drive anywhere we wanted to go. The only criticism I have is that the mattress was not very comfortable, which is the only reason I’m giving this a 9 instead of a 10. We were on the third floor so lots of stairs with bags and no elevator. This was fine for me as I think it’s good exercise but it could be an accessibly problem for some people.

The facilities were very clean. Bathroom was large and recently updated with a large shower. Room was spacious. Outside the room was a complimentary keurig and tea stand with snacks. The main house served complimentary wine and sherry in the evening. Breakfast was delicious offering about 6 choices and then had juices, cereal, toast available in the dining area. Location was quiet and close to Broadway. Large parking area on the property. Best part is that it’s fairly reasonably priced. Definitely will stay there again.

The location is perfect if you have a car and also perfect if you like to walk to explore the city on foot. We loved walking a mile to restaurants, wharfs, and shops. The breakfast meals are delicious and well portioned. There’s plenty of coffee, tea, juice, toast and jam and cookies additionally to what’s on the menu for breakfast. The room where everyone seats to eat is lovely and quiet. There’s a beautiful deck on the top floor where you can enjoy another cup of coffee or tea later in the day.

Very nice breakfast. Excellent options for oatmeal, nice homemade brownies, other breakfast pastry. Staff was friendly and helpful at all times. Security was good, as one needed password to get past outside door and then another for each room. Room was fine. Very nice shower, comfortable bed, more than enough towels. Bonus was a jetted tub in room, which we enjoyed. Also had a little coffee nook on the landing for us to use all day.
Can't think of anything that we didn't like.

Room was exceptionally clean. Staff was very friendly and helpful. Breakfast was outstanding! Good location -close to downtown Newport.
Bed was a bit small- more like a double bed than a Queen. Bathroom door squeaked loudly, which woke partner up during the night -needs WD40! There was no furniture to store our clothing, so we had to live out of our suitcases. Room was on the first floor, right next to main entrance, so we heard everyone as they entered the building (we were told this was the last room available as everything else was booked). Price was also very high due to peak season.

The Inn was a beautiful property set in a wonderful little neighborhood. Very quiet and quaint space.The staff greeted us with warm smiles, very welcoming from start to finish. We were told about a lot of the local spots to check out. The house was close to a bunch of great restaurants, book stores, coffee spots, thrift stores and other small businesses.
Literally nothing, I will be utilizing this Inn anytime I am in town.
